Buying a house in Canada is not an investment opportunity like people think. Unless they buy in a place where prices are likely to always be high and not for economic reasons. You need to do alot of research to find those niches in Canada and not with a realtor. People who bought a house in Vancouver over the past 3 years would be telling you they lost $300-400k and the same in Toronto, same in Calgary and prices here in Calgary are still going down as in Toronto and Vancouver. So who wants to buy a house when inventory is at all time high and housing prices are in decline? You have to weigh up costs of maintaining the house vs renting in most cities in Canada renting is cheaper than buying after you factor in. Down payment, ever rising never declining property taxes, maintenance. Your better off investing all that extra cash and creating your own investment portfolio in stocks it will bring you a better return. Its a trap to think your lining somebodies pockets when you pay rent as if you've done your research you'll be the one making money off it. Its funny because buying a house is just lining the pockets of the bank. You never actually own the house until its paid off the bank does and they keep the deed until its paid off. Houses here in Canada are not built to last like in England or Europe. There made out of cardboard and plastic with thin shingle roofs. There designed to be disposable and thats why people flatten them instead of bothering to renovate in most big cities. After 30 years people will not want to buy your house due to age, maintenance and it will decline in value. Example. 30 year old house in Georgetown ON: $500-600k and brand new house $1.2million dollars. I hate to break it to you but if you live in a house its your home its no investment. People need to stop thinking like this everybody follows like sheep.

True, an investment is something that gives you cashflow, I will love to be in the real estate business. It's true that renovating properties is a good investment? I think buying a house in Thunder Bay, Vernon, Sudbury, North Bay to resell it is a good investment. I think pricess will go up in the next 4 years because of the Rural and northern immigration pilot.

@Roland Tuason I think you should read rich dad poor dad from Robert Kiyosaki you actually will leave them debt instead of an investment. An investment is something that brings money in not out. Unless you rent the basement that's when your property becomes a passive income. If you want to leave them a real patrimony finish paying the house.

@Roland Tuason I wouldn't get to carried away with the new immigrant story. People have been saying this is the reason for housing prices going up for decades and its not true. New immigrants are renters not buyers they are responsible for the rental crisis we see today not the housing crisis they are two different things. Same thing happened in Florida in 06, 07 when I was there people were saying buy a house its rock solid immigrants will always need homes. Truth be told the immigrants were buying in Florida because mortgage lending rules were so relaxed but they are not in Canada its all middle class canucks with equity in their current home buying up these houses along with Chinese investors. With so much INVESTING this means that the actual rock bottom of the home buying doesn't exist anymore. What I mean by that is home prices will go up and down like a stock market based on media, economics, employment etc something far beyond the governments control and its dangerous and will go majorly down just like stocks do. The reason for that is Canada's economic outlook is dismal and consumer debt it is at an all time high and I'm talking about car loans, line of credits all this other stuff not mortgages as their guaranteed by the governments terrible insurance agency so if housing takes a hit its not just average people it will bankrupt its also the government and taxes are high enough. Now can you see how Canada is skirting on a fine line of suicide controlled by the Chinese and its own population. For example if Scotiabank went bust or ran itself into the ground which is highly likely as it has more debt than assets then what do you think would happen? It would completely topple the whole country Chinese investors would panic list all their homes, followed by Canucks thus the housing crisis starts. Also remember Canada's housing industry accounts for 12% of GDP if that happened the country would be plunged far into a recession far greater than people think. Trust me I've researched looked at prior correlation compared to what is happening now and all the rest of the complex algorithm and this crash will happen this or next year triggered by a major bank

Asking the price of a house ? Location is very important not how beautiful the house is. An exact similar house in Vancouver will cost more than double if the same house was located in a smaller city like Nanaimo or Chiliwack in the same province.

Yikes... I currently live in Texas w/ hopes to eventually immigrate to Canada. The first house would definitely go for under $100k, the 2nd house would probably go for $115k, and the 3rd house would definitely range in the low $200k. I wouldn’t even considered the 3rd house luxury, but basic. I guess I’ll have some things to get used to. I’m not trying to be rude, I’m just shocked. I’m just use to our 6B/6B McMansions that go for $300-500k lol 😂

TORONTO is not just TORONTO . In Fact its GTA: Greater Toronto Area ( including suburban areas , which connect TORONTO city efectively). . Buying a condo/ apartament/townhome is always ecomical than Renting !! First time homebuyers have to put only 5% Downpayent only . For $ 300000 condo , u need $15,000 only. Rent is the amount u never get back, but mortgage helps in investment and you get profit.

I am a 6th generation single Canadian. In 2004 I bought a charming old house that has 3 bedrooms, 2 bathrooms, garage, large back yard in a mid sized Canadian city. Over time I did a lot of necessary updates, and paid it off in 18 years. Buy a house you can afford for a better quality of life. If you want to make income from it in future, renovate it so you can rent out a basement apartment. I really enjoy my home -- in retirement it still serves me well.

Nice content I must confess to you that your Canada real estate video just helped me to start seeing life from another perspective and mentality I just to worry alot about things I don't really need sometimes I like showing off too but when you during your real estate video you said we shouldn't worry about buying a house in Canada if we don't live in Canada no need stressing yourself over what you don't need immediately something happened to me like something struck me in my mind its like my eyes were opened and for the firs time in a long time I started questioning my mentality and perspective you also said it's very good to be money smart like the typical Canadians I really got that so no need showing off and no point worrying and stressing over things you don't really need.. I learned, form an actual helpful video, that in parts of Ontario, non visa holding foreigners will be charged and additional 15 percent tax. There are ways around this tax such as holding a two year student visa. This is the type of info people are looking for in these types of videos.

fifth generation Canadian. (My people came from UK) I live in Ontario. People in the cities more accepting of immigrants. People in smaller communities not as progressive. They don't like change. Even my family members are like that who live in rural areas and small towns. I live in Burlington. We bought our home 30 years ago for 200,000 dollars. Four bedrooms 3 bathrooms, also 5th bedroom in basement. Our home is now in the 900,000's and climbing. It's a nice neighbourhood with loads of amenities nearby. Safe and quiet. Our parish church is only a mile away. I agree with another commenter who said to consider a townhouse or condo which are more affordable than a house. Homes are less expensive in smaller communities. Also be prepared for winter! It's a "thing" here. Coming here in the winter will be a shock to you. You're better off coming in summer so you can gradually adjust to the change of temperatures and obtain the proper winter apparel.

As i am a writer, most of my income is online base so no need to worry about being in big city. But many of my friends live area i previously mentioned. But i can always drive to them or vice versa. I'm not an immigration consultant, but yes, if you're coming with your family you need to save money, it all depends on how many people will come with you. Thunder Bay will be part of the next year's immigration Pilot so keep in tune with the news on that, you might need less money. Meanwhile, as I always say, try to get the highest score possible on the IELTS.

If an immigration consultant is asking for 30K he/she is committing immigration fraud and is demanding payment for a job. It’s illegal. That said you often need money to come to Canada. Either to attend and pay for school or to have money to support yourself before you can find a job in Canada which can take a few months.

Hi Eli. And I´ve more questions about the real state in Canada. Ok, so, the City where you saw the houses is? And the house that you ask the price in the video is about +/- $1,100,000.00 CAD. Vancouver and Toronto are once of the expensives markets in the world right now. And Canada have some things good about real state, the interes rate of a mortgage is low, comparing to Latin America, and you rigth, to buy or not to buy a house depends on your income, or in your investment strategie. There is no single house (detached or semi-detached) neither in GTA nor in Core Toronto, costing less than CAD 700,000.00. So; Where are those houses shown in your video?
