In 1979 Dad and I built a house on SE 12th St, off Del Prado. It was my parents primary home. My wife and I lived in Nevada. Mom passed 4 years ago @ 91 Dad 3 years ago @ 92. I sold it last Nov. We had many good years in Cape Coral and a lot of very good times. I miss my good friends still there after all these years. I worry about them.

Canals were dug for land fill. Flew over that area when I was about 12 years old while on vacation at Ft Myers Beach. They were trying to sell property to my parents. There wasn't hardly a tree in sighting as the developers cleared everything. Moved to the area at 15 and watched what the Cape has become. Although my sister has lived in the Cape for over 20 years I never cared to live there. Just moved out of Lee County 2 years ago.

The BEST explanation of the Canal System of Cape Coral on KZbin! Looks like the SE area of the Cape is ideal for boating access. Is the Jaycee Park area properties (house or condo) popular? Price appreciation? Proximity to everything Cape? Thanks!

THANK YOU Coleman! We appreciate it! Yes the Jaycee Park area is a very nice area. The area gets good appreciation and is super close to downtown Cape Coral's amenities. Only slight drawback would be a little more distance and time out to the Gulf (if that is important).

I live on Buccaneer Bay. No canals, no bridges, 2 minutes to the river, 2 miles to the Gulf.

I agree. You know how many of my packages were sent to the wrong address? Even MLS listings mess up on the "ave, ct, ter, or st" part of the address.

One thing I was wondering was the water depth at Matlacha Pass going around the hook. We used to live in the northwest but had a very small boat. We’re considering moving back to Cape Coral and plan on getting a bigger boat. I understand the pass is very shallow. What boat sizes can people get away with to get through there?

Great question. I'm not sure exactly what the depth is there, but I know some nice size boats make it in and out of there. A friend of mine had a 32 foot boat and the problem wasn't the depth, it was the clearance going under the bridge at higher tides. I'll do some more research. Thank you for watching!

FYI - The miserable mile is much further West than you pointed out. It’s over by Picnic Island. Also, what is your source that the Chiquita Lock was approved to come out before Covid?

Hi Jay, thanks for watching and commenting! As far as Miserable Mile location, we are not aware of official coordinates marking it. We've heard lots of people refer to different areas as the Miserable Mile. Regarding the Chiquita lock, it was just hearsay, not an official source. Anything you have to share would be greatly appreciated!

@@livinginfl kzbin.info/www/bejne/f2XNoWuko5VnodU explains where the miserable mile actually is. Yeah, that Chiquita lock isn’t going anywhere soon. It’s a pretty big deal for property values if it actually goes away. I wouldn’t want anyone to buy behind the lock, thinking it’s going away for sure.

My wife and I vacationed for two weeks in Cape Coral, Florida during the months of September, December, March, and June. I'm sorry to say we weren't impressed with the area. Though we found some gorgeous homes what turned us off was the flatness of the land and thought how easily it would flood. No trees in the new and developing communities that didn't look good to us. The high-end communities with homes were gorgeous and treed but we thought about those canals, and they would swell during a major hurricane and the streets would become flooded that it scared my wife. The shopping centers don't offer much and to drive for over one hour to reach one was a small turn-off. Properties in new communities around Tropicana Blvd didn't look nice and the building lots were small. The same area had a pungent odor either from the water, fish, or vegetation that was a real turnoff. In addition, home and auto and flood insurance would be necessary and those were "costs" that we didn't want to deal with! Investigated how a major hurricane would wreck havoc on the properties in Cape Coral, Florida that we decided against purchasing a home in a lovely community.

Depends on the boat. The freshwater canals are really designed for boating, some are pretty narrow. However people to troll, kayak, and fish on the Freshwater Canals.

Are there any areas of Cape Coral that didn’t get flooded with Ian? We’re all homes damaged?

Hi B W! Most of Cape Coral did not flood. The areas closest to the water got hit the hardest but newer homes with higher elevations handled the hurricane well. Older homes closer to the water with lower elevation, did not. Its not uncommon to see one home that flooded and one that didn’t because of elevation right next to each other. There were lots of homes with little to no damage. Last estimate I heard was 20K homes in Lee county got some type of damage. My house lost shingles (had to get new roof), and pool cage which was old to begin with, and landscaping. We did really well considering a Cat5 and a once in a 100 year event happened. Hopefully never again in our lifetime. Thank you for watching!

@@livinginfl In January 2020 I flew to Cape Coral from California to look at a Wendy’s Restaurant for sale. I forget what street but it was a popular street. I didn’t end up buying it. But I loved the area. And if I ever move to Florida it will probably be Cape Coral.

Hello, love watching your videos, they are loaded with valuable information. Just curious, as to why the canal front homes in the cape, are not built on stilts, like they are on the gulf of Texas? The homes on stilts in Texas, never seem to have water damage after a hurricane. Thank you for your KZbin channel.

I think you're referring to the Wendy's on Cape Coral Parkway. Downtown area of Cape. Very fun area that is got some exciting huge developments happening! We're about to shoot a video about them.

Great question Phillip! We do have stilt homes, but they are located on the barrier Islands primarily. My guess is that they don't build in Cape Coral because of the elevation. It's vary rare, in fact, I don't know of another instance when the Cape flooded. We got hit by a 1 in 100 year, and I've heard 1 in 500 year event. I don't think we'll see another in our lifetime. At least, that's what we're all hoping. To decrease the risk of flooding in the Cape, new homes have to built up on higher elevations. Somewhere along the line, some mad scientists made a guesstimate on flooding for the next 100 years and hence that part of the building code was adopted. :)

No one should be allowed to live in Cape Coral. Know they have been hit buy a storm, no Federal or local aid should be offered. I do not blame insurance companies not cover damages. This not the only place that people should not live, no place within 5 miles of water. We should have a population growth control. My family has lived here for 100 years and governments and developers have damaged this state.

What about Tornadoes, Earthquakes, Fires, Volcanoes, etc? We wouldn't be able to build anywhere with that rationale. I lived through 3 tornadoes, close calls. Tore our towns apart. Unfortunately, catastrophe is part of life. I still choose the coast any day!

Governments are supposed to serve its people who they represent, but due to greed "people" (men/woman) are now deemed "persons" which are a corporate entity. A corporate entity is not free, it's regulated. Developers are only interested in financial gain hence why they also moved into govt. One mindset one goal. Rules for you but not for them.
