How to find positive cash flow properties and what to avoid when looking for rental properties. In this video, we go in-depth on what you should look for and what to stay away from when shopping for cash flow posting real estate in the Myrtle Beach, South Carolina area. many people look at listings online and have no idea what the returns are. You have to be in the right market, you have to be lucky to avoid hurricanes, and you have to be fortunate to have renters that won't wreck the place. And the structure has to be PROPERLY maintained. Oceanfront structures need CONSTANT maintenance. And I'm not a realtor. I have life experience and common sense.

Successful Real Estate investors take the time to study the area, know the market, develop relationships, leverage those relationships, and analyze the risk. And most importantly, we have a strong application process for tenancy.

I've just found these videos as my husband and I are exploring the opportunity to purchase a beachfront condo as an investment and for personal use. Another really good video, Jerry. This is what I wanted to know, some rough numbers about what condos could bring in and what to look out for. But you're right, you need to actually be there to really get a good picture of what the actual place is like. Love the hat! #cashflow

Another very informative video. Thank you! I'm looking at buying a condo this year. We live in Northern Michigan (summers are great!), would like to continue to come down a couple of times a year to visit MB, to our own condo, instead of renting("making someone else rich"J.P.). Most of the year I would like to rent it out, except for a few weeks for our family. Would love to set up an appointment & talk to you about it sometime. THAT sounds like a plan! Buy a cash flow condo, let someone else pay for it and the priceless part is when it is time for your vacations, you have your own condo at the beach! Hello, I really enjoyed your video it’s easy to understand. I am interested in investing in a condo and am now saving my money to be able to do so. I figure 50k should be a good starting point when I go to look for a property. So I’m in the first stage the gathering information and saving money stage... at this time I’d rather rent and invest in a condo till I find a place I want to live in myself.

Why do some of the condos with 6000 rooms in the building have 2,5K per quarter for HOA for 1BR, and others 1,7K ? How to figure out the differences?

Good question, but now way to include all of the reasons in a simple written reply. There are many moving parts for example you can have 2 properties with Identical HOA but one is run much better and when you walk both properties you find one is much cleaner, and better maintained, and the other is just average or below average. Onley way to see the difference is in person with close inspection. Or one may include insurance, interior electric, interior water, cable TV, wireless internet and the other may be missing one of those in the fees and owners pay that individually. There are not direct comparisons because there are many moving parts. I Highly recommend working with the local expert who knows which one is average and which one is way above average. this will usually give you the best long term results. If you know which area you are searching in, we have a network of experts in every state and can recommend the expert in that area, just give us a call 843-839-9870

I am also from Michigan and I have a rental here but would like to get some rentals in S.C. I have had an issue finding an good RE agent in MB. I am only finding ones that won't call me back or they constantly give me a line of fluff. If you have the right property with cash flow, I am ready to purchase.

This may not be what you want to hear, but its the truth. If you are ready, I highly recommend making the trip to Myrtle Beach, setting up time to view properties and stop wasting time on line. The internet is a good tool...but it wont answer all the questions. Most of the ocean front is what I would consider 'average'. You want the properties that are above average and give maximum return on investment. There are a hand full of properties that will cash flow and that is what my team works on getting for their clients. Consider what type of people you want to rent to also, so if you buy in ocean lakes your goign to rent to families if you go in dunes, youre liekly to get older cilents

Great information! Have you found buildings that were better at enforcing the no smoking on the balconies. You talked some about the condo locations maybe near dumpster or the grill where you smell trash or french fries all day. On the other hand if you have picked a great condo but people smoke on the balconies around it all the time, then it does seem to take away from the people looking for smoke free places. Not sure if this question matters in the big picture, thanks!

Thanks for you comment Mark! If it is a concern there are resorts that have no smoking anywhere on the resort grounds. Many guests do like this, but that doesn't always translate into the highest cash flow. Just being honest. Just about all resorts are now no smoking rooms, but some resorts allow smoking on the balconies and of course on the beach as well. I am sure one day there will be no smoking in all resorts, because it has been trending that way. Glad your enjoying the videos. Loved, loved your videos. Wished I have watched your videos prior to purchasing one last February 5, was told will get a revenue report every 20th of the month. Come the 28th has not received any email nor letter, called the Accounting, revenue and resort manager all NO response at all. Why can't they just tell me there was no revenue because it was February. Just say something. Sad thing is I have to wait for 3 months to be able for me to take them out from their management and I will probably will put them in Airbnb. Was my very first MB STR, would like to have another one that's give a real cashflow. Would be nice if you can help me find a real good short term rental (STR) with real good history of cash flow. Thanks in advance.

Good video Jerry. Been watching your videos for probably a year or so. I have been looking at listings online as well. Looking for a good income producing property with a positive cash flow on the beach. In the hundred thousand dollar range. Give or take. I have been in real estate as an investor for many years both in Colorado and Minnesota. I am planning on coming down in my RV in early to mid October 2020. Would like to set something up with you to see what options are available and market directions during this Covid etc. Also if you have any ideas on where to stay in my class a while I am looking and until I purchase something permanent. "This Guy" says thank you for watching and commenting, Mike, lol. Feel free to call our office if you have questions. My team and I have helped 1000's for people buy, sell and invest in real estate. We are here to help you to! Personally I have been investing in real estate for the last 36 years. Even when I paid 13% interest rates on mortgages I was investing. But over the LONG TERM, real estate turns out to be one of the best investment 'the common man' can get ahead. Reason, if you have a mortgage you only put out a portion of the value of the asset as a down payment, yet control an asset worth more. If the values do go down you only loose money when you sell! I remember back in in the 1970's when inflation just started kicking in, people never guessed there house values would increase by 250%. Its happening today again. But if you are investing always remember the cash flow. And Everyone needs a place to live and call home. Long term investments do pay off.
