I live just a block away! A few noteworthy points: 1) Definitely a steal for this price in the neighborhood! 2) The neighborhood has a suburban feel and is relatively quiet, except during early rush hours with car honks on York Ave since the FDR entrance/exit is nearby. 3) It is a few blocks away from major medical centers so ambulance siren noise is normal 4) It is right next to East River, and there's a nice walk path that stretches from 60th St up to Carl Schurz Park. There is also a dog park near the entrance of the path by 63rd St. 5) Decent restaurant options around: plenty of Indian, Mexican, Chinese, Japanese, Italian, pizzeria, bodega, cafe, etc on 1st Ave. 6) The Gristedes leave much to be desired. Many people go to Morton Williams on 71st/1st, Grace's Marketplace on 68th/2nd, or Whole Foods on 57th/2nd. Alternatively Trader Joe's on 72nd/Broadway or 32nd/3rd are easily reachable by crosstown bus. (Also, Trader Joe's will supposedly open a store on 59th/1st in the near future)

I've lived in NYC all my life...the fact is, $1,795 SHOULD BE THE APPROPRIATE PRICE FOR A TINY TWO BEDROOM APARTMENT!!!! And the audience should be aware that landlords and brokers have no interest in budging on pricing at all, forcing people to pay higher rents when they don't have all the time in the world to traverse the entire city to find a place. Thankfully, the pandemic is showing that NYC real estate has been overvalued for years and causing pricing to go way down to what it should be. But many landlords are leaving apartments INTENTIONALLY VACANT...unless they get the rent they want. I'm hoping the City and State tax departments are unforgiving to these landlords and charge them up the wazoo, even if the apartments are empty. And brokers should be advocating for lower rent to get people into buildings; not to force people out after a year or two because they can't make the high rent.

If City and State tax go up the wazoo, they will have no choice but to keep the rent higher. If you want low prices increase supply by lowering taxes, less govt regulation and it will lead to more development. Or decrease demand - Covid is doing a good job of that.

Great price for an amazing neighborhood. The bedrooms are small but a platform bed with underneath storage would work. the sofa can float on the wall between the rooms then put a mutli purpose credenza with folding leaves that can be used for dining and desk by the windows behind the sofa. I agree with the roller utility cart for the kitchen. The bathroom has so much character. I'd leave it the way it is. Just decorate it. A solo renter can use the other room as walking closet or office space. SO much to choose from now with great prices. Nice find!!!!

I love the bathroom! It looks clean and I absolutely love a full bath. The lack of street noise is a plus. Great deal. As I said, now is the time to get deals on rent that you wouldn't get pre-covid. Good location too. You could add a small dining room table to prepare food on.

Hi Cash, I told Jon Barr this the other day. My granny cart was the best $60.00 I ever spent to bring groceries home, even if you have to drag it up some stairs, it's got wheels, and you'd never have to carry bags again. (I know its a pride thing) Apartment is nice. Rooms a bit small, and no place for a dining table Booo. Nice garden view with lots of light.

The building is dated, the apartment is small, the living room is small, the kitchen is very small. I like a building that was built after 1970. I also like a high rise building with a doorman. Try looking around between 86 street and 92 street, between first avenue and third avenue.

The price is amazing for two bedrooms on the UES. The bedrooms' storage is well thought out, too. A lot of space to put the out-of-season and oversized things one doesn't need all the time (suitcases are often the bane of one's storage existence in NYC) and therefore need less floor space to be taken up by stuff. The kitchen is doable and the idea of an wheeled island that can go underneath the shelf is great because it can be utilized as needed. A small bistro table and chairs between the windows won't block light and can be a nice place to eat and work. Toilet placement is odd, but, hey, if the plumbing works and you can squeeze in there, then the direction you face while doing your business may not be all that important ... Overall, this is a great deal! What floor is it on? I'm passing this link to a friend who has two little kids and looking to move. I see bunk beds in that room's future ...

Primo location for the money. A few 1/2 short blocks from Bloomingdales and close to loads of good restaurants. It’s close to the new 2nd Ave line that just opened after 100 years of planning about 2 or 3 yrs ago. This is in the Lennox Hill neighborhood which isn’t trendy but has been stable for 80 years or more. Who wants to live somewhere that has surprises every week? I like new things but city surprises generally aren’t my fantasy because when it comes to apartments they are rarely good. I think this apt wasn’t wildly expensive before so you probably won’t get an insane increase in a year. This really has a nice interior building view for the money. There’s room for a dining area or room or a home office. A year ago the cheapest listing in midtown was an $1800 studio apt that overlooked a wall and had no space for a real bed and the kitchen was an old burner. It was the size of a jail cell but in midtown Manhattan. If you are in tech and sitting anywhere else in the US this is a best bet as an investment in your future. Not far from Lennox Hill hospital so a great location for hospital workers. .

This 2 bedroom is a steal. I would make the second bedroom an office and pet space. I would totally rent it if I was not in my apartment already. Sutton Place is a short walk away filled with pocket park. Alternatively, one could take a 15-20 minute walk to Central Park on a nice day.

This appears to be a great place, just a few hundred dollars more than a two bed here in the mile high! Of course more space would be involved but as NY square footage goes this isn't bad! Again, flooring is fabulous, kudos to the company who restored it! I was trying to figure out if space in kitchen would allow a narrow table up against the wall with two stools to slide under it but after rewinding vid three times I'm thinking at best you would only be able to put the stools there which still works, extended shelf next to sink is on target for dish towels, liquid dish soap, sponges etc - this solution totally frees up the small counter space, the rolling counter you mentioned is necessary but a place needs to found for it right where LR meets kitchen along one of those walls Living area is big considering overall size of unit, view is very pleasing with so much greenery and a courtyard type sidewalk- it mimics the sidewalk in front of bldg, and the best part is windows provide an incredible amount of light and make living there something you really want to do! Get a low one or two shelf bookcase that runs length of windows add some quality drapery and then you have a classy focal point for the room, or if I indulge my creative side : a comfortable bench that is a bit wider than the space of windows put five or six oversized pillows across bench and voila' you have a window seat, as a finishing touch purchase a circular, multi-colored piece of stained glass and secure it to center of frame between windows and when sun is high in the sky enjoy the reflected light as it would display on walls, floors, and everything in room! But drapery would have to be shorter than floor length and unobtrusive to person taking in view of courtyard! Not so enamored of view outside bedroom windows but at least the rooms are bright and cheerful! Space directly above bedroom door great for storage of winter clothes, space to the right is perfect for luggage, really feeling layout of bathroom!! Loving floor tiles and with that boutique style mirror its too much!! But in a hella good way!! Also nothing about it says remodel, it feels like it has looked this fab since bldg was built! It has an understated high end vibe about it and I have the absolute perfect art deco artwork for wall cross from tub: it's a 24 X 36 print by Erte' portraying an African American woman with blue eyes and gold beads in her hair! It's MEGAFAB and though it presently hangs above my sofa, in this place it would be "relocated"! With a gold/black motif of towels, rug, storage cab, mini trash can etc it would be ready for the close-up🎬🎥! Ha🤭!!

Sounds like you just need to allow your creative thoughts to flow freely, focus on coming up with a way to make the entire apt lighter ( lighter drapes, rugs, fabrics on furniture, artwork, etc) rearrange your furniture till you are surprised how different a room can look, finally get architectural digest and any other high end design magazine for inspiration- if you don't choose to invest at that level try attending (with extreme caution keeping the covid 19 in mind) a flea market and estate sales for the same items but at less cost prohibitive pricing! Even the goodwill has home furnishings you may find appealing! Overall just have fun with the process! Good luck☘️🍀

Another great video AND (more and more) DEALS! That said, as in NYC, its location, location, location. As long as the apartment is inhabited by one species (human), is quiet (for work, mediation, sleep), safe and clean then quirks and even smallish rooms don't really matter. NY'ers live OUTSIDE not inside (pre and post C19). But this one is AMAZING for sub $2K for all of it you covered! WOW!

There's only one outlet in the living room but the cable extension ends in the perpendicular wall. The bedroom's looks like it's been chopped to make two. The bathroom is actually nice, maybe the only original part of the apartment. Rent it all for yourself and Airbnb the spare on occasion. I can't believe these places are starting to pop up in NYC!

Nice apartment. I’d probably in the bathroom have a small two cube container with baskets in it under the sink so I could have cleaning supplies in one and toilet paper in the other.

They turned a 1 bedroom into a 2 bedroom. That would have been a perfect one bedroom. 8ft by 6ft that’s ridiculously small!

I’d sign for this apartment. Holy shit. I’d even just send my laundry out every time. Don’t tell me someone just took it. I’d just Air BnB the other room for half the month. Or maybe I’ll just wait till the dead of winter. I could turn the living room into my bedroom and then turn one room into my closet and one room into my office!!!

i like it although the closet doors don't match the rest of the doors. they went with a shaker style flat panel over what honestly wouldve been cheaper to just match the raised panel 6 panel room doors. that would drive me nuts (i specialize in interior and exterior doors)

Did the hall and stairs have the original marble.......kind of looked like a replacement since the stairs did not look worn....but either way it shows that the building is kept up. For the price, the apartment is a keeper and if you can afford it without a roommate there is plenty of space. I do, however want to mention that the view from both bedrooms make me think of James Stewart's view in "Rear Window".

I grew up with street noise. I guess I got used to it. We lived near the street the cattle trucks took on their way to the stock yards. When we had riots in the 60s and we had curfews and National Guard on every corner, I had a hard time sleeping. There weren't many honking horns but we lived between hospitals so sirens blared night and day.

I no longer live in NYC, but honestly, street noise never bothered me. I also lived right by train tracks once and truly once you are used to it, it is like any background noise, you don't hear it anymore.

WOWZA WOWZA WOWZA $1795 for a two bedroom in a great neighborhood in a gorgeous old building and on the street where Lucy and Ricky, Ethel and Fred lived!!! The apartment is awesome.....not street views but pleasing courtyard views...which would make it a quiet apartment ... I love the apartment, exterior of the building and neighborhood.. This one will not be on the market for long!!!

I like the apt if I were ever going to live in NYC with someone but the bathroom scares me cause of the tile. I'd have to put in carpeting so I don't slip and slide all over the place. Wish you had looked at the toilet a bit more as it seemed a bit cramped up in the back there.

Very good deal . You been finding a lot of them . I am native New Yorker . So I know the rents for the different neighborhoods. What I fear is after a one year lease the rent will go sky high. These are not rent stabilized apt . Therefore anything goes .

Isn't this the Upper East side, not Midtown? Its a good deal for sure but the 2 bedrooms are so narrow. It looks like it may have been a one bedroom at one time. It would be good for 2 students to share who go to Hunter College.

Happy Halloween to you. Thank you for this tour. I like there are grocery stores in the area. The other shops and cafes are nice. That is cute how you come into this apartment threw the kitchen. The kitchen is cute. The counter size is small but you have that other little table to the right there attached to the wall. The living room is cute. Yes, the small or medium sofa has to go on the wall opposite director of the kitchen. I think I could place a small breakfast table with two or three chairs against window there. But for me, I would make one if the bedrooms a dinning room/study. That leaves the other bedroom with a large futon. Yes, I agree about the medicine cabinet. The bath/shower is nice. And you said the laundry is about a half a block always from the building. Nice. Thank you again for a great tour.
