@Nunya Biz Not necessarily. I have install garage doors in new houses where the architecture is well thought out, but the execution part of the building of house (builder’s side) is lacking. And the innards of the garage were missing very important framing to support the garage door.

Just take control at that point. Your money. You're paying them. Take control. This is why I provide factual measurements and display what I did and what I will be doing. (I work in automotive.) A common scenario for me is: client says, why do I need new brakes and rotors? They only squeal occasionally. I say, your pads measure 1mm thick and your rotor on this side is xxmm and the other yymm which is below min spec of zzmm. - Always have your data on paper able to show to the client rather than here and there or, worse, just in your head.

I want to warn everyone thinking of moving into these fast built “cookicutter” home: DONT. They are cheaply and lazily built. They are just fast money for the bank and will put holes in your pocket in the long run! Take that 300k and buy a midsized house that comes with land!!

I’ve always wondered how US HOA’s do stuff like that? Here, HOA’s are voluntary unless specifically set up from the beginning, and when they are set up like that, the HOA is required (by law) to provide a clearance and inspection certificate to indicate the property is in good standing with HOA before the sale can conclude.

I have always said hoa's are a rip off. Why pay 80 to 240 a month to be told what you can and can not do to your house. We got fined 100 dollars for 1 3 inch tall weed that grew in our yard while we were on vacation.

It’s the code and standards that are forced on architects by builders. If codes did not allow equipment of any kind on the minimum size layout for two car garages this would not be an issue. My house from the 1980’s has minimum size garage. The car on the left side has to be driven slightly to the right to allow discharge. It’s tight.

I opted out of buying a new Dan Ryan home, after seeing a demo. Junk. Then I opted out of ALL new homes after see how badly they are built. I bought a 20 year old home. Much more solid.

@@coejbeeI agree too - I have owned 11 homes, the newest built in 2002, the oldest in 1906, and every single one of them has had issues of poor design, build quality, or modifications/ renovations by a previous owner. I would not expect _any_ home to be without issues, no matter its age.

@@NikoBellaKhouf2 not sure of the builder, but its perfect. The only thing that the driveway and garage floor has a few cracks where its settled over the years. It has also been mildly updated, which is a plus. Even my handrails are still tight.

My house was advertised as having a two car garage. We never got to see the garage when we looked at the house. It was "locked" and the owner had "lost the keys to it." No big deal, you've seen one garage, you've seen them all. After closing, we finally get to see inside the garage.... the previous owner had extended the master bedroom by taking roughly half the length of the garage. It's wide enough to fit two cars side by side.... but only deep enough for about half a car.

Garages on new construction tend to be extremely small in my experience. Cars have been getting bigger for a long time, but garages have also been getting smaller. It's a really peculiar situation.

Here is the issue. Technically the builder is correct. You can fit very small cars. We just went and looked at a home built in 1964. They advertised a two-car garage. I measured the garage when I saw it because I knew our vehicles would not fit. As the real estate agent told us two sub compacts would fit. It does not mean all vehicles will fit. Great example a Toyota Sequoia or a Ford Excursion would never fit in any two car garage. People think they should though.

@@JakeStuckAtHome They GOT a 2 car garage. Unless the contract specifies what brand and model needs to fit they got what they asked for. Also don't you need to have a plan for the building/garage to be attached to said contract? I don't know how it works in america but where I come from youd have a detailed plan including maesurements for everything which would have led to them knowing exactly how much space to expect - then if the built space/garage differs from the plans you can ask for changes and/or if the builder won't do anything about it sue.

If Im understanding correctly, Knight Homes built the house but since then, Dan Ryan homes bought them. This would be the fault of Knight, not Ryan but it is now Ryan's responsibility to deal with it.

Bingo, the whole housing development will experience depressed home values soon when the property bubble bursts in the next 2 years. Neighborhood of crappily built homes, people run for the exits quick when the going gets tough. I feel for this man's wealth, too many kids, cars, and things, he'll be a debtor for life.

I rented a studio apartment in NYC with a bathroom added on under the stairs! Anyone over 4’6” had to sit hunched over on the tiny toilet, with the sink over your left leg and your feet in the shower stall! But it could make for great efficiency on those hurried mornings. You could pee, wash your hands and face, brush your teeth, and wash your feet all at the same time! If you were male, you could pee in the shower being sure to aim between your feet, take a dump in the toilet, wash hands, face, brush teeth and shave. No excuse for being late to work!

My 2-car garage doesn't provide enough room to park the cars and let passengers exit and walk around and I live in an area where we have had rain for 23 out of the last 24 days. You simply have the passenger put on his/her big boy/girl pants and get out of the car before pulling into the garage. They might get a few drops of rain or a few flakes of snow on them as they walk the 10' into the garage but trust me, they won't melt. It's rather easy to deal with. These people are dealing with a totally different situation.

Plenty of garages built in the 1920s/30s had half-height extensions to fit the nose of a "longer-lower-wider" 1950s/60s car.

@@VietboyGamerUSA Car sizes didn't get bigger from the time they started construction until the end. And they had a sedan, not exactly a Suburban! To me, a garage should be able to hold a full sized SUV AND I should be able to get out and walk all around it too. I get it. If your house is 60 years old, they may not have accounted for you parking two huge cars. But there's no excuse for brand new construction. Unless, of course, the builder was trying to maximize every inch of space and wasn't actually interested in building the most functional house.

Builders don’t build like they used to. Now it’s about how fast they can finish to get the money. I’ve seen air ducts put n jacked up, leveling wrong to cause flooding, cracked foundations, leaking pipes dripping through 2nd floor, rain water soaking through the wall from outside, drawers not able to open or close unless another drawer is open or closed, air conditioners not sized properly to sq ft, garage doors not operating properly, etc

Never fall for these hideous cardboard houses. Within 20 years, if that long, they'll be falling apart. There is nothing unique about them, and it will give you more problems than a 70 year old house. Not to mention they go out of style in like 10 years and if their is a storm, you WILL get leaks, even as a new build.

@@leeb9342 I hear that. I've owned new and old and can verify that older homes were not only built better but they were built without shortcuts. My current 35 yr old home has 5 step mud coat on all walls, including the garage. To anyone that has dealt with house issues, it's a source of confidence that the entire house was built with the same level of detail.

I have the same issue. My one car garage will not fit a car because the previous owner built an addition into it. When I came to view the property, the agent said he forgot the garage keys. 🙄 Lesson learned.

If, for example, you ask an important and reasonable question about the service they're providing, and they use "trust me" to avoid directly answering the question, then that's an example of deceptive or patronizing language in that scenario. Hearing "Trust me" from someone who hasn't already earned your trust, can be concerning. Especially when they want your money, too. But let's say, for example, I'm having trouble braking when driving. I bring the car to my mechanic and, after looking at it, he recommends replacing the brake line. If I ask him why, and he responds, "Trust me, this'll fix your braking problems. You have a brake fluid leak.," then I will choose to trust him, because we have an established business relationship. If it turns out he was being untruthful and taking advantage of me, then he will have lost my trust and my business at that point.

We have a similar issue where we live. A lot of the new and recent construction advertises their garages as "two car", but the garage is not wide enough and building inspectors are requiring the builders to widen driveways because of it (because now you need an extra off-street parking spot since the garage can only legally have one vehicle in it). But realtors are still advertising them as "two-car" even though if you look at the permitting's office website it clearly states that it is not.

Honestly, most homes that have 2 car garages with a single wide door do not fit 2 mid size vehicles. It's very tight. The cars may fit but it is hard to get in and out of them because you cannot open the doors all the way. Many people have at least one SUV these days so that standard width two car garage does not cut it.

In my townhome neighborhood, you're not allowed to store ANYTHING in the garage other than your car! The garages are clustered together, not attached to the house. So, the HOA is able to perk inside our garages to make sure nothing other than vehicles are in. No bikes, no boxes, nothing!

This is why you have to have extremely adept lawyers/contracts. Then go to Home D and get a measure wheel (for land that rolls on the ground). It's 35.00 useful stuff. Assume all real estate people are lying about the weather and anything after that. 90% of the time, you'll be right.

I used to build houses with my dad. There was this other builder who didn't know shit. He had asked an architect and structure engineering company to elevate the ceiling from the original blue print; so they did. But what he didn't notice was that, because of this elevation throughout two floors, the great room length needed to be extended, and subsequently, the entire house needed to be elongated. So he builds the house, comes to installing the staircase, he realizes the landing is going to hit the wall/windows, lol. He had to make a landing and twist the stairs at the end to come to kitchen/living room area, effectively separating the path between half the house with this ugly 3-4 steps and a landing in the middle of three rooms. It looked so awkward.

Yes they are downsizing garages. When mine was built I told the contractor to make it 4 feet wider and 8 feet deeper. did not cost that much more got plenty of room .

The reason it is like that is because the builder and contractors not only measured things wrong.... dimensions ...but they scam you on sizing the rooms for cutting cost. I bet there are cheaply added items to the house too. Go check

@@kcin2der18 I'm not sure where you live (presumably somewhere where basements are usual), but I'll guarantee that that home is built on a slab, meaning that it sits _on_ grade, and there is _nowhere_ in that home lower than the garage floor, nor anywhere _higher_ either; the whole home is built on a single slab of concrete poured at the start of the construction process. That method of construction is the default design these days for mass-built homes in the South East US.

That’s why for new home builds, be involved in the pre-construction. Check in. That way you can ensure your request are honored prior to the final walk through. If there is anything wrong on the final walk through the builder takes note and must fix. You the buyer can determine if anything should be complete before closing. For them to move in, might mean they had signed off as complete beforehand. I had an issue before my closing that I saw on my final walk through with builder. I made them sign a document stating they will acknowledge my claim and will resolve it in a certain amount of time in order for me to close on the home which they abided. I hope their issue was resolved.

You were smart to have it in writing that the issues would be resolved in a certain amount of time. There were issues with my new built home and the builder also signed off that they would fix the issues, but I was too dumb to ask for it to be done by a certain date. It took 10 months for my builder to fix my backyard deck because they were too busy building other new homes in the neighborhood during the increased demand after Covid.

My wife and I struggle to fit her Infiniti and my Silverado in the garage but we manager. She has to pull her car in on the left side and has enough room to get out and then I need to pull my truck in tight to the right to have enough room to get out but we manage.

@@rhoonah5849 Just one of many examples, HVAC systems are installed correctly in homes because of government regulations. It looks like we need a regulation on the minimum size of a 2-car garage. Otherwise, every individual homeowner has to spend $50k fixing the problem or taking the builder to court, which is a government system by the way. So we are back full circle to government intervention whether you like it or not.

I'm glad the home I purchased built in 1914 has a 1 1/2 car garage that actually fits a 2012 Ram 2500 and. 2001 GMC Yukon XL it's tight but they fit with enough room to get myself out. Today measurements are like lumber a 2x4 is not 2" x 4" they haven't been in many decades .

Here in canada, when it says "garage" for your townhouse or house, what it actually means is: passanger gets out, outside, drive in the car as close as you can to the passanger side wall, then peel yourself out with the 1ft of space on the drivers side 1 car garage! Dont need space for entry!

My realtor told me never to buy a house built after 1970.No matter the age ,have a home inspection done.The home inspector will miss stuff, so inspect it yourself.Question everything.Spend a night there if you can.Never trust any body, no matter how nice they are.

The builder for a home I had actually put my water heater under steps, and had the gall to seal it up behind 2 sheets of drywall. A water heater is a high pressure piece of equipment and should ALWAYS be accessible.

Good advice. But a mid sized sedan like a honda civic would fit. Since they are 184 inches. The full sized accord won’t being 196 inches. It would have been easy to prove to them. Good point to speak up sometimes.

@@joaquinjr2570 Camry /Accord is not midsize according to the EPA and rental car companies. They have grown large over the years. Camry/ Accord is now considered Full Size. Even the Civic and IS250 are growing.

@@jeretso Camry/Accord may be considered full size by rental companies (which have always exaggerated vehicle size) and the EPA (who ignores length, width and weight to instead classify by interior volume), but they are still midsize according to the IIHS (who use length and weight). It really doesn't matter though because only 22% of new vehicle sales are cars. The rest are trucks, SUVs and CUVs and they tend to be bigger than the Camry/Accord.

Was expecting this to be clickbait title. Opened it thinking the homeowner had two dually Ram 3500 trucks that wouldn't fit it a "two car" garage and was complaining. Nope, homeowner is completely reasonable and has a right to be upset with that garage.

I had a house built almost 20 years ago, we had had the house plan settled. I told the builder 26x26 garage. He said 24x24 is standard. I told him I've seen that and it's cramped. I want 26x26. It took him 8 tries to try and sneek a smaller garage in. I finally told him do what I want or hit the road. I found out later they don't make as much on garage space, it's too cheap. Contractors need to listen, they rarely do. Stay on your toes people.

They should have tested the garage with their cars immediately after speaking with the builder. I would never accept water heaters inside of a garage on house plans. Looks ridiculous.

My water heater is in the garage. Been out there for 30 years with no problem. I think it’s pretty common. It’s tucked into a back corner with plenty of room. These builders are just wrong.

I can relate. My grandfather’s lakefront house is beautiful and everything is perfect… except the two car garage, which will NOT accommodate a E-Class without a ramp He has built that pushes the car almost to the wall. My X5M stays outside in the driveway.

You guys wanted this garbage so that fault lies with all of you. All i have to say is if you guys want this garbage so badly, go ahead and buy it. just don't come crying to me when you trash it just backing out of the driveway and accidentally hitting the mailbox, forcing you to buy another car because the one you had couldn't even withstand the impact from a mere box attached to a piece of lumber.
