I once was looking for a rental. I saw an advertised property in craigslist for a pretty good price. I saw the property from the outside. The “landlord” claimed he lived in another state and that he could not show it to me. He wanted me to rent it without seeing the inside. It was clearly a scam.

This also happened to me. I was at one of my rentals doing a fair amount of remodeling when some chick showed up claiming she just signed the lease and was moving in. I had to call the cops and have her trespassed off the property.

Someone tried to do this to a friend of mine, long story short it was a house around the corner from my house and my buddy called me . I told him that house was not for rent it was for sale, they reported the person who tried to rent them the house and was arrested. Great ending.

There are serial squatters in CA who literally have the routine down, they go around and do this to random people they find. All these people are going to do is find another house with a for sale sign out front and move in with an updated fake rental agreement and a story.

Honestly sounds like a GREAT IDEA for a tv show. Bait house. Act like the family moved out and have cops sitting in the basement and in the neighborhood in multiple bait houses and just wait. Would watch every episode of that. "Oh I have a lease!" and the cops go "Sure you do, this is a bait house and you are under arrest".

This is happening all over the country. Every owner should have INDOOR and outside cameras and motion detectors to monitor movement or 24/7 security service to monitor the property remotely. Every city needs to have a Squatters Law.

I mean you can get a RING DIY home security system at Costco for $400 bucks. 3 cameras (Doorbell cam & 2 stickup cameras) 10 door/window sensors, a fire detector, smashing glass sensor, 2 motion detectors, base station and keypad. $20 bucks a month for professional monitoring or you can monitor it yourself for free. Anyone comes near your house the sensors and cameras will send you an alert on your phone. You can even talk LIVE to anyone either at your front door or in your home via the RING app on your phone.

Unfortunately, you cannot display if you have a house for rent or for sale, and you MUST make the house look like it is occupied at all times until the house is rented or sold. This goes for other residential properties as well When a thief knows no one is around or is keeping an eye on the property, this is what can happen. Then the owner(s) are left with evicting the scammers and incurring unnecessary and huge out of pocket expenses. California is one of the worse places when it comes to protecting the rights of property owners, and New York is too!

Which is annoying because I grew up in CA and now live in NYC. I have both been a landlord and a tenant so I understand the struggles on both sides. I wish there was a way to protect both sides without giving allllll the protections to one side. It’s sooooo frustrating. I honestly don’t know how my parents did it, owning real estate and dealing with tenants. It gives me a headache.

@@TruckTaxiMoveIt No one can watch your property 24/7 if it is vacant and you are advertising that it is. It does not matter if you are local or long distance, scammers only need a small window of time to gain access to your property. They will already have all of the fraudulent documents on hand to say they are a "resident" of the property. The key is to make sure they never get access to the property because the police will automatically say it is a civil matter and therefore, you would have to legally evict them. The only saving grace would be is to have them on video, with very clear footage, showing them breaking in, damaging the property to gain access, and etc. (where they can't use the excuse of saying they locked themselves out), in order to have the police to charge them criminally and to hopefully get them out of your property. Other than that, the owner will be spending thousands in lawyer/court fees, damages to the property, and on other miscellaneous expenses.

These scams have been going on across the country for years. What I always hate to hear is "the cops wouldn't do anything". Actually, the cops understand quite well & would gladly help if the people in power to change the laws would actually change the laws so they COULD do something to help the owners! But especially in CA, lawmakers are much more concerned with the rights of the criminals & don't seem to care about the rights of law abiding citizens.

Happened to me in Hawaii. The cops are useless and will actually support the tenant more than the owner. Had two of my businesses robbed and broken in to and the cops didn’t do anything. I got into a argument with the person saying they were my tenant and they came and arrested me and threw me in jail for two days. Meanwhile they had more people come over and take advantage. Took me months and thousands of dollars to get them out. Not to mention the stress. At what point can you blame the cops? They need to be held accountable at some point. Meanwhile we go to work and pay taxes on top of taxes on tops of taxes.

The point is that when I am going to work, paying my taxes, and following the rules. These people are doing the exact opposite. I work everyday to build my life and they work everyday to tear down what someone else took years to build. If it wasn’t for people like you constantly supporting them and sticking up for them the laws might be different. I might add that it was my first property I bought in 2011 from money I saved while serving in Iraq. I guess that doesn’t matter either. You have the same attitude as everyone who doesn’t have to pay the bills or do the maintenance.

I couldn't believe it when the Feds basically said that people couldn't be evicted & they didn't have to pay rent. I think the beltway Princes & Princesses thought that only huge corporations rent properties! If you ever watch a vid of the C-19 rules about evictions/not paying rent & see my moniker, you'll notice that I have always sided with the home owner. Have you ever watched the vid where a home owner in Detroit had a trans female squatting in her house? She claimed to have a lease (of course she did!). So the owner called the news. Their solution? The reporter showed back up in a bathrobe & said that if she could squat, so could he! When the shock wore off, the squatter left for good! Again, I'm sorry if I offended you. There was just a situation like this in maryland as well. The police called it a civil matter, so the homeowner reached out to the media. the media followed the burglars around for a couple weeks and finally created enough pressure on them for them to flee the property. A court ordered eviction in MD would have taken months.

Yes, there was just a situation like this in Maryland too. The new homebuyer couldn't move into the house because squatters moved in and showed the police a fake "lease". The realtor contacted the media and eventually after a lot of public and media pressure, the squatters left.

Ten years ago I was moving to a different state. After I moved out of the first house, I put the second one on Craigslist as a rental. I received several emails from people offering to live in the house for free saying they would take care of the property for me until I found a renter. I couldn't believe the nerve of those people. But, hey, looks like it could have been worse, they could have just moved right in.

That's a foot in the door tactic. This case was resolved quickly because the squatters entered the house without the owner's consent. But if the owner initially invites them (paid or unpaid), they're legally a tenant, and that changes everything. Even if you find a renter or change your mind, if they refuse to leave the only way to get them out is with an eviction. It's supposed to take about a month for a court to order an eviction. But the courts (in California at least) are so backlogged it usually takes about 3 months. And there are various legal delaying tactics they can use to push this to a year or longer. All without paying any rent. In states with strong tenant rights like California, I'd think twice about letting even a homeless friend crash at my house for a while. I'd rather pre-pay for their stay at a hotel, than risk them refusing to leave and being stuck with them for months or more than a year. And there's no way I'd let a stranger live there (for free or for rent) unless I was prepared to fight them in court for over a year if they refused to leave.

If the "renters" weren't part of the scam, the scam could easily be done by someone pretending to be the homeowner after he replaces the original lock with his own lock. Then the fake homeowner would be collecting rent. Renters think the fake homeowner is real because he has the keys.

It's not the 80's, you can't do that anymore. For example, say you rent to someone and they don't pay rent. You can't afford your mortgage and your water bill, you can't shut off the water to your property because you can get in tons of trouble for shutting off the water to a property you own, and a bill you pay for.

In 2018 our long time neighbor had a rental turnover; no signage. Our OTHER long time neighbor (we went to HS with him) had a "friend" sleeping in his truck. The friend picked up a little "peach bum" at the park and both were in the empty house and started trashing the bathroom, living room. We put a stop to it. this is on a quiet, hard to notice cul-de-sac in El Monte (north)). Apparently in 2022 I just got a call from mom's caregiver who lives in a (somewhat) worse area of the city. This is now going on all the time: ANY house empty for a DAY and the squatters/druggies/homeless are IN and getting them out isn't the cops job until there's paperwork. Ouch. It "ain't just Fresno; and it "ain't nuthin new", but it sure is getting worse.

This is a very sad and mess up situation, I remember reading about house squatting many years ago and yet nothing has been done about it. This is a very serious crime but there are still no law created to prevent this. The worst part was whoever that stole your house can remain their and if you bring up a court case it can take forever to solve. There's also a chance you might not even win. I guess calling your local news station was the right move to end this issue, look at how quick they got the house back. One thing is they went back to check on where those thef last live, but wouldn't go back to track down the last owner for confirmation.

To *ASTRATRUSTHQ* I love the work you and so many others members of your team do to shut these people off. I wonder what more we can do to protect our vulnerable citizens from these people? I'm older but have been well trained to be suspicious and know what to do to avoid scamming. But I am appalled at how many people try, and how many forms it comes in. I think we don't do enough to educate the public. Thank you for being a constant source of positivity in my life. Your presence brings joy and light to every moment. 😊

You really need to put up cameras right when leaving. I had two instances where people kept entering my vacant property in CA it was scary. So I always make sure to put up internet and camera monitoring with Ring / Simplisafe right at time of vacancy

I had a family member have a somewhat similar situation where they had tenants living in their house renting for several months and after a certain point the tenants stopped paying rent. The cops claimed they couldn't do anything and eventually the people moved out after like 4 months, but of course when they left they also left a bunch of holes in the walls where it looked like they were possibly hiding drugs and two pitbulls in the master bedroom that shit all over the carpet and tried to attack my family member when she entered the room. Absolutely zero was done by authorities. Pretty awesome stuff. I wonder if this is a California thing? California seems to favor criminals.

In America, lazy people get rewarded with freebies but hardworking tax payers aren’t recognized by law and have to rely on local media. The law/govt will make sure honest hardworking people pay taxes and enforce penalties on them but the lazy ones are free to do whatever even squat in someone’s home. If the homeowner cuts off their utilities or changes locks, he can get arrested for protecting his own home that he’s paying mortgage on. Crazy country!

100 💯 agree. If you have no shame and no morals, welcome to America. Everything is free. 1.Break in to a vacant house and the owners will pay you to move out. Don't be in any hurry, take your time. 2. Work some where for couple of months and quit Unemployment until social security kicks in. ( I saw a lady on judge Judy who gets SS for her gambling addiction.)

There should be laws that if the owner or an authorized property management company didn't validate the lease, then they are squatters. Whoever is issuing the lease should be required to put a legible printed name as well as the signature. A random scrawl signature can be anybodys kid as far as that goes. Start requiring a driver's license or ID card number from the lease creator or a notary on these "privately issued" leases, where the notary has to keep records of every ID they see for the docs they witness.

What stops the homeowner (actual owner) from calling a locksmith and just going into his own home? If the cops come, I'm sorry, it's a civil matter. If it goes to court, the home owner has 'real' paper work, the squatters do not.

I was looking to rent a home outside of town that I found online. They had pictures of a vacant home. They wanted the deposit wired to them. I went to see the house and it was occupied. I quit communicating with them ASAP.
SHAMEFUL! There should be laws against this; it’s happening all the time now! These people should be arrested and SHOULD BE REQUIRED TO PAY FOR THE DAMAGES!

First of All, the Realtor is at fault. Home Owner has entered a signed contract with the Realtor to over see the property for showing and a lockbox is placed on the property door so the realtor and other realtor’s have access to show the property. What’s Really going on!!!!

This happened to my dads house in fresno too. He was renting it out to some hmong person and she committed fraud by adding herself to the deed, falsifying documents to make it look like she was the owner.

@insidethe bnb my dad suffered a heart attack around the same time and we were in the process of moving him closer to family. So we had to get power of attorney for him to take legal action. Eventually we sold his house to her. Gave her a short time to get a loan to buy the house. She had already begun renovating it and didn't want to lose her investments.
