You nailed it on the moisture and attic. North East we have old bungalows with attic space and no ventilation other than soffit. A key is putting in a "covered quiet cool vent" with an automated fan, when humidity reaches a certain percentage the fan turns on. Another option would be to Add a vent in the pool enclosure to get the humidity out.

That's from moisture without a doubt. I see that in a lot of carports and I am in Georgia as well. Edit I wrote my comment before you said that it was moisture. Yes you are right 👍🏼.

Yes those are definitely contributors to this.. I'm also in Ga.. and have witnessed this numerous times with garages and other exterior applications of drywall .. for starters I would have used a moisture resistant drywall which they didn't have available back then I assume so to repair this is only a bandaid to the root of the problem

I had EXACTLY this same issue on a garage ceiling I did. We tried to prime first with oil paint then redo the finishing . I’m a drywall contractor for 41 yrs and I only used all purpose mud but wouldn’t you know that the EXACT thing happened again!!! We had no moisture or water issues but the timing was right when the drywall industry was flooded with Chinese drywall since everything went to New Orleans area after Katrina. I know they had formaldehyde issues and I don’t know if there we’re finishing issues because of that. I thought we did everything possible to alleviate the adhesion problem’s but to no avail. That’s all I have to say on that

Wow! That’s crazy… Yeah, I ended up doing a lot of Chinese drywall inspections here in Florida for almost 10 years after the time it made it to the US.😅

I knew a man that bought 600 trailer loads and each one held 800 sheets of that heavy Chinese drywall. They came to figure out that it had something harmful in the drywall and told him that he could not sell anymore of it. He got it for like 3 dollars a sheet and was selling it for 10 a sheet. He lost a bunch of money messing with that stuff. I want to say it had asbestos in it or something similar. Anytime you put drywall in the carport they need to make sure to keep the doors closed anytime it's raining or has a lot of moisture in the air or it's going to do it. Hope you get it figured out.

Damn that’s crazy!😅 I know that Lowes had a class action lawsuit because they bought a bunch of it and sold a lot of that too…⚠️

Yep there’s condensation in the attic and the paper tape is absorbing moisture and swelling resulting in blistering and failure.

That’s definitely what I’m thinking as well. I know I’ve repaired a lot of patio ceilings that have pools or located right next to a body of water.✅

I think that's from intermittent moisture ingress from above. It could be from the vapors you theorize, provided that actual condensation into liquid water is taking place from time to time under the right temperature change conditions etc. You just need small amounts of liquid water , and it finds the joints. I had my apartment t bathroom ceiling do this twice. There was no other evidence of a leak other than the drywall ceiling showing the same problem. It was always dry up in the dropped ceiling. It took over a decade to find the source was a very seldom used sink in the apartment above - it had a small leak in its drain piping.

Moisture then dry moisture then dry moisture then dry. The glue thats in the compound ends up not adhering anymore

In my opinion, that board had to have something on it to stop mud from even sticking to it. It was exposed to oil or something. Even frozen mud would have stuck to it at least somewhat.

whats the best way to repair ceiling cracks on a new construction home...very large span

I have never had to redo large spans but I have put in expansion joints and they have never cracked since I have done it. You may want to look into how to go about putting in some expansion joints in a large area. I put them in a new church but I have never put them in after it's already been hung and cracked.

Yes, probably in 10years or so. I think that the best way to fix the problem for a longer period of time would be to fix the ceiling and after it's fixed prime it with oil based kiltz and then paint it with a flat paint of your liking.
