This is such a great property I just had to circle back and watch this video again, focusing on the stonework this time around. It would be wonderful to know the history of this lovely property, and of whoever built those wells, the barn, and all those gorgeous retaining walls. They were master craftsmen of the highest order! That is the most magnificent stonework I have ever seen on any of the many, many Portuguese property videos I have watched over the years. This property is a real gem, if I were a decade or two younger I would already be contacting the sellers - this stunning property will be snapped up quickly!

It's crazy, not sure why but one of our lawyers when we bought near this area said that in and around Orca was good for investing for the future, he said they are building a big project nearby that will send all the prices up , interesting👍

Sounds amazing. So do the owners have planing permission or are they just telling you you could build?. To different things really an not haven the planning permission would definitely down vale the land surely.

The owners had an architect on the property to advise what can be done with the land within the laws of the local authority,with the land been split into 2 articles building is possible

Yes it will have been a lot of work to build one of those wells. As much work as building a house almost. And the big blocks of granite are pretty heavy. Also first you have to dig a real deep hole of course. And they did all of that with muscle power. No electricity or power tools, back in the days. And then the walls along the terraces. Must have taken months, maybe years to finish all of that.

Beautifully maintained and gorgeous but as you say Ken it would pay any prospective buyers to dig deep on the legals and get a top notch lawyer. The urban building never looked like it was a house, so im not sure how its deemed urban? Also it looks like its over hanging the boundary with next door. In terms of the 2nd building/annexe -we were under the impression that you couldn't get permission to build on rustic land. Dont want to sound like a Debbie downer but all these things need checking before purchase.

Yes anyone buying land in portugal should get their own lawyer and tell them what they intend to do with the property. They will be able to best advise on what can and can't be done.

Sometimes it depends on the size of the land if you are allowed to build a bigger house or not. This has a few hectares. And it is close to the village, with other houses. Probably makes a difference too. But you would always have to check with the authorities, or hire a lawyer to do all the paper work.

We looked at a house with 2 Hectares this summer (it was habitable and an actual house not a barn) but the Camara would not allow it to be extended, it had to stay within the same footprint. It was in the periphery of a small town in Central. There's a lot of factors to be looked into.

This property is within walking distance to the village of Orca and only 25-30 minutes away from the larger cities of Castelo Branco and Fundão. Its also only 2-3 hours away from Porto and Lisbon and international airports. Its definitely not in the middle of no where, in fact the central region is fast becoming one of the most popular areas for property in Portugal.

It is a short walk to the lively village, and only a thirty minute drive to two large cities - hardly "the middle of nowhere"! The price is actually quite reasonable for such a well kept, income generating property (have you priced pure extra virgin Portuguese olive oil lately? It's retailing for between $25.00 to $60.00 for HALF a liter depending on quality).

If you want to move away from the bigger cities in Spain you get even MORE!!! And what "lively" town are you referring to? They're all old people. Portuguese, as well as most of these other countries, never cared about the future and cannibalized themselves with BS politics and ZERO care for the future of their youth. It SHOWS when you travel around. Nothing but grey haired people everywhere. The only other place I can compare it to age wise is Sicily and I think Sicily was younger overall. EVERYTHING is cheaper and better in Spain and by a wide margin. Why would someone choose portugal over spain if their actually looking for a future?
