Don't forget to mention that from 2019 it is mandatory structural planning for ruin renovation, approved by the council.

I haven't heard of any planning permissions needed to renovate a ruin to within its own footprint in size. If you want to alter the structure, or build outside of the ruins original footprint, then you will need planning permission. Do you have a link or something you can share with us that shows this new law you are referring to?

@@OliviaMmmm definitely as it can be difficult to find good builders in Portugal. This guy has been a stone mason his whole life and has renovated and built a lot of the houses in the village.

its around 300-400 metres higher up than our farm, so you can expect the temperatures to be around 3-4 degrees Celsius cooler. The view of the dam from up there is amazing! :)

This definitely has potential, especially if the further out ruined wall can be included as part of the permitted build. You could create a sympathetic modern addition for contrast. For me, the amount of land is just about perfect. Pity I’m a year away from being able to start my search 😎 The location & views are perfect, and a coffee shop within walking distance is a big tick on my wish list, as is being outside of the village but not isolated 👍🏻

I think you can also go up a level too on the main part of the building... but this is something that you will need to clarify with a property lawyer as they will have access to the documentation and planning laws

You can still live in europe but you need a visa to do so. Check.out the different Portugal visa options as there's a bunch to suit different budgets and circumstances 😁👍

90 days twice a year??? If it was me, I would buy a cheap motorhome, take an e-bike and drive to the property from the UK, park it on the land and enjoy life. The intervening two 90 day periods I would store the motorhome with a local family (for a small fee) and head for Asia. Vietnam or the Philippines would be on my bucket list as to live there is cheap as chips. Meantime, I would rent my house out in the UK and the rental income would cover my costs. However, as I am now 72 this year with failing health it is only a dream but very doable for many an adventurer.

@@stevenhull5025 I dont mean holiday visas, I meant residency visas allowing you to live and work in Portugal as a resident. Theres options like the D7 visa which is aimed at people living off passive income or pensions, and it has very low proof of income requirements. After living in Portugal for 5 years you can then apply for citizenship and get a Portuguese (EU) passport which allows you to live and work anywhere in the EU. There are a bunch of other Portugal Visas too, digital nomad, startup visa, etc.

It’s nice property. You can use the fallen wall in the back to your advantage. Use stones from the front wall not attached to the house and build a bathroom off the back. If there is enough stone perhaps add room for a bedroom off the back as well. Raised with the view.

If the ruin is pre-1951 then its much easier to build with whats there, as you wont need planning permission etc... But because of its close proximity to the village, and the fact that its surrounded by other "urban" plots of land, i think likely possible to get planning to build a brand new house there. This will need to be confirmed by a solicitor before purchasing if this was your intention.

Can you build on this land? Not sure what constitutes a ruin , I think an enclosed structure with a roof of sorts should be the criteria. Anything else is really just a pile of stones.

No don’t knock it down, look at the original stone. I would not touch it; I would stabilize loose stones and build inside or, build a greenhouse outside to envelope it.

Is that water safe? Is it stagnant inside the pond? The little building is in ruins, not really habitable, I'd make it a little church/temple and thus keep the original shape and old stones. But build a house on the other side of the ruins with 2 stories and a tower with a terrace so I could climb up and see the view, the sunset. Hey, don't steal my ideas. Does UPS deliver? Can I order from amazon? How much can I offer for this place? I am Portuguese. :) Preciso de uma terrinha barata para mim e o meu filho porque sou pobre.

Would u be able to keep animals on the land or do you need permission?. Also can u build contemporary wood stables or wood off grid cabin on the land without planing ? Thanks

You can keep animals on rural land, but you will need a license to keep some farm animals like sheep. You are also permitted to build agricultural support buildings on rural land, but they are not intended for permanent living inside. There are restrictions but things like a barn or shed are usually allowed. Because this property has an old ruin, it should be possible to get a "habitation license exemption" for this ruin which will allow you to live legally on the land permanently. The idea with the habitation exemption is that you renovate the old ruin for living. A property lawyer will need to register this ruin as pre-1951 and then apply for the exemption. If you are interested in a piece of land like this, you should speak with a Portuguese property lawyer, about what you can legally do with it, and if it fits in with your plans before making any offers. They will be able to check over all of the documentation and can advise you on what can and cant be done on this piece of land.

I think i heard about 150 euro's per square meter for the walls, rebuilding. When you let someone do it for you. Insulated roof panels, to put on the roof, are 45-75 Euro per square meter. So that is the price when you do it yourself. I guess you would need some beams also. A cheap roof for 30 square meters can be done for maybe 2500-3000 Euro's. (DIY). Real roof tiles are more expensive.

Going by what the private seller has told me, there are 3 articles of land... Two articles of 800 square metres each and one of around 150 square metres. When buying any property, please make sure you use a solicitor who can check all of these details properly. I'm not an estate agent, I only make property tour videos.
