Your advice has been invaluable to us Charlie. We had an offer accepted for £350k on an asking price £375 last Summer but the seller pulled out last minute. We started again a few weeks back and this time found a perfect house advertised at £310k. After a bit of time our once only cash offer of £280k was accepted, despite the agent trying to push that price up. No chain involved as it's another landlord selling up so 🤞 (Eastbourne).

Anecdotal evidence for you Charlie of the house price slide. We sold our two bed terrace in Eastbourne in October 22 for £309k. The house next door, exactly the same layout and condition, is now on the market for £280k and has been on the market for a while. I expect it to sell for around £250/260k.

Thank you so much for your advice and first time buyer template, it really works! I was gutted when I had to walk away from my first purchase in great area due to survey results, just before exchange a month ago. By listening to you I’ve saved myself from overstretching in desperation to avoid stamp duty. With some favour and your offer template, I’ve had an offer accepted on a property at the £25k reduced asking price updated on Boxing Day despite the agent thinking he can get £15k more specifically because of the offer letter and being ready to move quickly. 🎉 (Greater London)

Thanks Charlie. My offer was accepted over a substantial higher offer from the other, because I have everything ready as you said. But also it was because the other buyer has a chain.

Brilliant vid. Charlie, I am searching to buy a £250k newbuild detached house or bungalow. Do the 10 rules apply exactly the same for new-builds in my type plz? I hear often, you pay more for new-builds, and just curious roughly how much more, e.g. 10%, 20% or 25% plz? I don't mind paying a bit more, I currently live in a house I purchased from new and have enjoyed every moment of my 20-yrs here. Ty

I'm always amazed and annoyed when I ask the estate agent on a viewing what they know about the property and they say nothing really , so i go outside and ask a few neighbours a few questions and find out a tone of information , this happens a lot ,its as if they just can not be bothered and don't want to be there , its embarrassing and they look stupid it really annoys me

I am looking and looking hard. However I’m frustrated with looking only to drive by and see a sale agreed sign outside before I’ve even booked a proper view. It’s a waste of my time and money checking out first impressions. I’ve had it with phoning an agent to be told it’s sale agreed when the ad doesn’t say. I’m not a gazumper that’s not my style. Also being told after viewing that the seller is looking for x amount more than asking price. Can the agents play ball please?

I need a lifetime mortgage which 3 brokers confirm I can get, but all 3 say nothing they can do until I find a property 🙄. Does anyone know if that’s the rule, or can I get the lifetime mortgage agreed before viewing as per Charlie’s advice please 🤔

You should be able to get a “decision in principle” or a “mortgage in principle” first. If the brokers aren’t offering that to you I’d change broker or talk to my broker partners who will be happy to help mhwc.co.uk/mortgage

Sleeping on it after you've made the offer. If the work and prep has gone in you have your buying strategy ready BEFORE in discussion with your broker. Example we had pre prepared with 2 photos for the December 26th pile on. While in hospital I said we might have a buyer for one of a pair of apartments in a grade 2 listed building. These sales have fallen because so many people have been on Abbey's course or the Christian with the Lambo and went to the pub and didn't come back after lunch. We have a double sale and sale preparations at full asking price and are investigating whether and how we can legally put the proceeds in a trust paying family members to receive proper training. Needles to say as Nor Folkers say we have proved that Charlie knows what he is doing.
