I bet becos the cost of Trademen has shot up since around the Covid time. Bak in 2008, I paid MAX £125 per day all trades. Now there's cowboys without proper college or on-the-job training demanding £250 per day and play on women and elderly! Charlie is real nice (and good-looking) ;)

@ExoticDoll-ct3 I did a lot of research before instructing anyone, got different quotes and only proceeded ahead with trusted local businesses. Progress is slow, savings are dwindling, but I'm hoping to get to a point where it is safe to move in! Fingers crossed 🤞

Just found a property sold at beginning of 24 at modern method of auction. It sold for 225 and was not in bad condition all. A listing on the same street, in poorer condition was 290k, now just reduced to 270k. These are identical 2 bed bungalows on Rosemary Ave, Minster, Kent, ME12 for context. The market is still an absolute joke and I hope these agents are out of a job when the dust settles.

That's not surprising. You have to be well funded to buy an auction and also pay a buyers premium of 5% on top. There are massive penalties for late completion and there's no pulling out of an issue is discovered. Auction properties are cheap for a reason.

Abolishing "the ladder" would make buying so much easier. There's storage units for belongings and hotels/rented accommodation/family and friends/ for people. Exchange would happen in a week or two, not months and months. Soooo much stress for everyone the way it is now

Look at the system in Canada, it is so easy and stress free for all parties. UK system is out of date and severely needs to change.

Rallytube. I think you meant to say chain rather than ladder in which case your point is strong. It has a higher fallout rate the more that are in the chain. The only chain property I ever bought was my first one. It doesn't avoid chains of you need a buyer before you can buy but it simplifies the process.

@@mikedennington8856 Never going to happen in the UK. The land in the UK has been in use for over 2,000 years and so has layers of history, historical title deeds, rights of use, industrial usage etc. that needs examining.

I've got everything lined up that you say which was great advice but can't get an offer accepted on anything I would want to live in (not being a princess and compromising too) as the prices are so high where I am and I have a good budget but looking at the slightly lower rung which has been hit by downsizers. I use your template too and do first and final offer for top of my budget. Hope the day will soon come where I can shout a big thank you to you!

The only other thing I can suggest is taking a look at a few properties or places that might not be first choice. Especially ones that have been on the market a long time where you have a better chance of a lower offer being accepted.

Have good days and bad days with it all but like you said, we all deserve a place we'll feel happy to live and I keep telling myself that on the bad days. I do wonder if the estate agents in my area have any reality checks at times on how high prices are here in comparison to the majority of the country. If I were in a city, ok , but this is suburbia, just happens to be in a county on the London commuter belt unfortunately. People seem to be able to find the money. Seen some price drops this week so I'm looking at one that is above my price range but may take a punt at it next week if still on sale. I think it is unlikely though.

@@annieanonymous611 Even if you can get a piece of what makes u feel happy say 50/50 compromise. For me, no neighbours over-looking and a nice garden view was important. I had to pay slightly higher. Also, a walk into town centre or on a bus route.

I see property prices now starting to fall each week (South East London Zone 3,4). Zone 1 , 2 Westminster already down 15% . Can the ripple effect moving to Zone 3 , 4 London cause a tsunami ?

Im just wondering if any of this is different in Scotland, where you can only make an offer though a solicitor/conveyancer and properties often seem to go to closing date.

Been watching your vids for about a year now and it’s been super helpful. Thank you for all the solid advice. Just started the step of looking for a mortgage broker. Does anyone know if this seems correct or I’m being taken for a ride? Mortgage broker has stated his fees are £699 plus they take a commission on top of that from the deal the get. This seems high to me from I’ve been told or am I just wrong. I don’t mind paying but I feel I’m overpaying in this scenario and reluctant to go with this individual

Thanks a lot for all the info on the channel, goldmine. So, I made an offer using the template, and the EA has chased me a couple of times to see whether I'll increase. I've been firm and said no multiple times. I'm just concerned - will the EA now not recommend my offer to the seller due to me being perceived as stubborn and also the EA's bruised ego..?

The estate has a legal obligation to tell the owners about your offer, then it's up to the owners if they accept or not.

With an EA like that you WILL regret if you proceed with it, no matter the price. Walk away and find another home.

The EA Just wants the most reliable buyer. Good luck! Sometimes it just takes a little time for the seller to come to terms with the lower offer
