Hi Tommy. Ron and I just watched your video and were surprised to see you post a house in Rochebecourt et Argentine. We actually stayed there for a week in May during our 6 weeks exploratory tour of France and Italy. We walked the town, had goodies from the boulangerie, and I had lunch with Joanna Leggett at the Les Cluzeaux restaurant and toured the old castle there. Small world!! We visited Angouleme and Perigeuex as well as other awesome towns in the area. We especially like that area of SW France and prefer France over Italy. Great ideal having Richard on. We've seen his videos and he's very helpful. Thanks. Joi

Thanks for that Joi! Sounds like an amazing trip. I know there are a number of Brits in that area. But still a hidden gem for many Americans. I hope you’re both doing well!

@@RetireToEuropeWe are doing good so far. I think having some Brits around is good for language continuity while learning French, but also allows adapting to different cultures and not just relying on US expats with US mindsets. To me, it's a win win to mingle with French and Brits and expand my horizons!

@@RetireToEurope just watched another of your older videos where you mention Raina and Jason...we've been watching them too for about 6 months!! Are you following us, or are we following you? Lol. Glad to see us on the same page. Do you watch David Benton in Abruzzo Italy? (A home in Italy) He has some good info about buying in Italy. We had watched him for over a year and visited for a week there in early June. But now concentrate on France.

Loved the courtyard property. There is plenty of private yard space. There is plenty of parking and looks like plenty of space to expand for holiday rentals and family. The main house looks good enough to start with also. If all the extra buildings are included and are not delapidated, seems like it would be a good value. The guest speaker was very helpful, especially about adding the transfer clause. A good video with lots of options for different tastes.

Thanks for having the guest speaker on. Just like Italy these French villages have so much charm. Have you done a video comparison of how easy or difficult it is to set up services, between Italy and France? 🤔 Both are famous for having a certain level of bureaucracy. To set up electricity, internet, water, etc. It seems neither have internet based payment methods yet or do they?

Hi Tommy, these videos are very tempting. You show a lot of properties specifically in Dordogne. Is there a particular reason you like that region? Do you live there? I would be interested in seeing some properties in cities. Not necessarily Paris, but maybe some more affordable cities around France and Italy for those of us who prefer to be someplace a little more urban. I recognize they could be a little more expensive but it would be nice to get a sense of how much more. Thanks!

Thanks for the question! No I still live in the US. But we spent time in the Dordogne and fell in love with it. Pretty affordable, lots of sights, great wine nearby, rivers to canoe, and only an hour or two from Bordeaux (high-speed TGV train, any amenity you need). I also like the Charente department (north of Dordogne) and the Lot and Lot-et-Garonne departments (to the south) for the same reasons. Thanks for watching!

The front of the property at 22:27 shows the doors directly on the street, different from 24:51 which shows the property back from the street and down some steps. Am I misunderstanding what I'm seeing?

In the first shot there's a retaining wall at the restaurant that's blocking the view of the street and lowest part of the front of the property. Kind of an optical illusion.

Where might one "safely" park for the last property? Having watched a lot of KZbins about French and Italian properties, the "landless/lock n leave" properties it's not always very clear.

I don’t look for chateau often. The best deals are mostly gone. Many now are super expensive or need complete renovations.

When you say the taxes are 10% of what the house is worth when you buy it. Are the taxes 10% of the house every year. If so, that’s outrageous. Compared to Canadian prices. You would be better off renting in France. then you don’t have to worry about that extra 10 grand every year for $100,000 dollar house. Or am I reading this wrong? Could you please explain in the next video. August 2, 2024??

The 10% they talk about is the closing costs of the property. It has nothing to do with a yearly fee.

Just 8-10% at the purchase. It’s like sales tax. Not every year. If it’s your primary residence there’s also no property taxes.

These are all such great options. I keep debating on renting vs buying, but likely need to do both - renting while looking for a property to buy. HOWEVER, the thought of moving twice is not very exciting.😐 Really exhausting and expensive at my age. I was set on renting somewhere on the riviera, but expense is cost prohibitive and the idea of not being an owner with increased rents over the years is not appealing. I just read there is no property tax in primary residences in France? That would be great! The only one not exciting me is first one, mainly because the interior is too plain. The others, especially one in the last small town looks lovely. I think there was one you mentioned for sale but possibly didn’t show. Anyway, thanks for all your info and have scheduled appt with Richard as his company was already on my radar. Thanks for providing valuable insight!! ❤❤

@@RetireToEurope In Italy, too? So, I'm confused. In a previous video, what was that talk about 7% tax if you stay less than 90 days, and stay away at least 90 days. If you don't do that, then it is 23% tax.

😂😂😂😂 as Americans you are spoiling the market. It’s only asking prices and especially on the countryside the prices are too high. The general rule is that the most southern country Spain, Italy, Greece Balcon over price for 20% so you need to drop the prize is 20%. In France it’s almost 15 between 10 and 15 overpriced so don’t over price as it is just go under it but in Germany and the Netherlands Denmark there are big huge problems in France also but it’s only for the big cities the major cities and special parts of France where special things will be built, but then your Off the top of your head are on top of everything. The prices are showing insane wouldn’t recommend that.
