It’s not a scam. The original deposit is to cover any damages to the apartment. Since he painted the wall, that deposit will cover the wall damage. The new deposit is to cover any future damages. When he leaves he will get it back if there are no damages. He is lucky he didn’t get kicked out for breaking the lease.

Yep. Noticed that when I lived around East Asia for a year. Seems like most folks don't want to ruin the vibe for everyone around them. Most of the time I ever saw confrontations and I knew what was happening, it was either a serious situation or one party was being complete dickheads and not backing down after numerous attempts to calm the situation. Also, seems like theyd rather hash that shit out in private which is hard to do in some of the most dense cities in the world lol. But yeah, seemed like it was immediate "this shit is not that serious" actions then if all parties agree and sometimes the two act like best friends. I don't think they even are friends after that but it seems they had to display the peace so everyone can continue having a good time. This is obviously only from a few experiences so I could be wrong af but I feel like that's a much better way to handle shit than what we do here in the states. Also, I'm about to digress like a mf but now I live in LA and actually have seen less fights and arguments out at night in the past 10 years I lived here than the 3 I lived in Atlanta and south florida. Seems like people in LA are more cautious due to all the gang shit and you never know how bad shit can escalate so people err on the side of caution. Seen quite a few people make mistakes picking on the wrong person. Never know who somebody knows. That nerdy looking dude you see could have grown up with a 60 crip who would kill for him.

I concur you are NOT being scammed. The word for word video/audio clip was just the landlord stating you forfeited your deposit for breaking the contract. So to Me's defense she was not scamming you. You broke the contract because you painted the wall when it stipulated you could not paint. The 2nd deposit was for you to continue to remain a tenant. He probably did not say that in the clip because he was so upset, but I'm sure she went to bat for you and that's when he told her you needed to pay a deposit again to start anew. If you did not want to pay the 2nd deposit you most likely would have been asked to vacate. You're actually fortunate the landlord did not kick you out, but then again, it was in his best interest to keep you as a tenant otherwise he would have lost a paying tenant. She likely is not scamming him because she told him he could find another place but to stay in that place he would need to pay another deposit for another lease, that is the norm anywhere if the lease is violated. The deposit is meant to protect the landlord hence if he is gonna stay and could eventually do something like paint again, he would need to hand over another deposit. Edit: I hope Mac sees this and pins it for everyone else to see. He is not being scammed. She simply gave him the option to re-enter a new lease which requires new collateral or security hence another deposit. The first is gone due to a violation of the original. He can pay or choose to leave she indicated. Had she been scamming she simply would have asked for the money. Exact words landlord said to My is, you will lose the initial security deposit else you are free to move out, that's it. Everything else My translated back is extra, including requiring a new deposit. However having a new security deposit does make sense, just in case you do anything else to the apartment. So it's lost (It purpose is fill till you leave) The landlords actions: just waving at you while he left last time makes sense as well now. you: being the polite (except painting the wall) and kind foreigner ,( a guest in another's home/country). doing the right thing. Mi: She's going above what was asked by the landlord because she wants to keep that (face/respect) with the landlord by securing another deposit. so she can continue to rent out that unit in the future (after you've gone). Easily you can be upset, hurt, confused and whatever by people's actions. This is life though. You live and you learn. Everyone means well. Even you with that drippy paint all over the place. As far as the deposit shituation…your deposit got taken for violating it, but the 2nd deposit might be there in case you violate it again somehow or tear the place up completely. Still doesn’t make sense though bc you shouldn’t have to pay a 2nd one like it’s gonna cost a deposit per violation instead of just 1 deposit being taken overall. Mac, I am a landlord. If someone breaks the lease with damage, it is assessed and taken from the deposit. Depending on what they did, usually they won’t be given another chance to stay. If they did stay, another deposit would be 100% required. Why would you not take another deposit from a tenant who has already caused damage? They are good people, don’t get suspicious of them

Look at it this way…you violated and broke the lease agreement they’re option was to kick you out and repair the damage and you go looking for a new spot, leave a deposit and start over again….or basically renew the lease.
