I’ve been following your channel for a good amount of time and while I enjoy your content, I don’t always agree with it. This is one of those times. Not only am I a long time RE investor, but I’m also a dentist. 😂 I believe we’re on the “cusp” of a correction. You’ll see more layoffs and people will need to tap into their equity by selling or HELOCs (if the banks are willing). You’ll likely see a pop in the spring, then it’s likely all down hill from there. The only thing that changes it is government intervention. Hopefully, they’ll stay out of it and let the market do what it needs to.

Nice view, be careful with those alligators. I would not like these prices to skyrocket again. The rich have no problem with money. But the retirees cannot afford it any longer. Thank God I purchased my current home when the market crashed at a wholesale price. The retirees are struggling now to keep their current homes. Imagine if taxes and insurance continue to skyrocket.

I just returned from a golf community in St Lucie West, about 1.5 north of you Chris. Price history and inventory of these nice newly built homes suggests some panic selling with aggressive price drops, averaging 15-20%. Chris's Boca market to keep climbing? Yup. Key West? Yup. Simply no more room to build and residents can afford the insane property tax and insurance. Other over build Florida communities? I see some value opportunities for the patient..

I just can not get over some gorgeous, works of perfection, architectural works of art from yesteryear all over the country. Some of those homes must have cost hundreds of thousands of dollars or more to build! 100 years ago! Today those same homes are in shambles, in tax arrears or unhabitual. The word TEMPORARY comes to mind. The entire country as a whole is in severe decline. Just because your big toe is healthy today, means nothing when your heart fails. Miami is no exception.

Here in Delray homes are listed for 100-400 percent higher vs the start of 2021. The flippers and investors who make up the majority of transactions can only keep playing hot potato for so long. South Florida is the Wild West for speculators hoarding properties. Why do people want a 2MM house that was just 500K 2-3 years ago? Why couldn’t you sell these same homes at 600K in 2021. The herd mentality is a knife that cuts both ways. At some point, people may want a triple priced home like they want a hole in their head.

It is not just interest rates. At lower rates a bank has to judge credit-worthiness of an applicant more stringently because it takes more money loaned out to other accounts to make up potential losses. Sure if long term mortgages are at 3%, it's nice if you're accepted. But there is a greater chance you will be denied. I think the real financial health of the consumer and potential money borrower is so poor right now, that there will not be a buyers' side of the markets. And that is not inflationary.

Your dentist may not have a thriving business in the next economic downturn which has started! They thought the same way in 2005-2008. Maybe watching the movie "The Big Short" would be a good idea. The market is always right....... maybe you're a little optimistic!

More context on the 50k price increase is needed. Was it on a $400k or a $2 million home? You’re looking at either a 12.5% or 2.5% price increase, that a major difference.
