Marthasville, MO. is a very small rural town. You will need to travel approx. 30 min. to get to a larger town, but not large enough to have plentiful jobs to choose from. Travel 45 min. to get to an even larger populated area where you can have more choice in jobs. 1 hr. 30 min. to get to St. Louis area. Half of your driving to and from work will be on back roads with little to no shoulders, lots of turns and hills. Pretty, but hard to manage when Missouri has it's classic sleet in the winters. Marthasville is a beautiful little town and if you have the opportunity to live there I would certainly suggest it. I just wanted to put the reality of the situation out there. You will need to be okay with longer drives to shop (shop for supplies for a week or two instead of a day or two) and long drives to and from work if you cannot work from home. Marthasville does not have jobs. I, personally, don't see any pros to owning a home in the center of a small town without any real land to sustain yourself. There is no walmart there. No corner pharmacy. No grocery store that I can remember. Everything you need you will have to drive for. Perfect for someone capable of working from home I suppose. Anyone else, you will feel like you're in your car more than you're in your house. Since it's location is about 30min from a major highway (interstate 70), but still 45 min. from where population numbers start increasing I don't picture it being a good place to turn it into a profitable business where customer traffic is necessary. I work with someone who lives there, I also lived close to there while growing up. My co-worker travels 45min one way to work every day. He totaled his car last month on his way home from work because it started sleeting before his shift ended. If anyone has questions about the town I would be happy to ask him for you. As I said, it is a really beautiful place. Lots of wineries in the area if you're into that. 30 min. max from the Missouri river if you're into that. Far enough away from the river to escape occasional flooding, but the occasional flooding (every 1-3yrs) will block you off from the closest town (Washington) that has the better shopping nearby. In the opposite direction there is another town (Warrenton) you can go to for shopping of necessities without causing a big dent in your life. It just doesn't have as many choices.

Build with REAL nails. Unlike today, home were build to last a hundred years. For the last 30 years the average home is junk, pretty junk. The builder don't care. HE knows it's the woman who say, yes or no in buying the home. The builder ALREADY knows, the couple might be there a few years, anyway. The banker sell the note into the secondary market, SO HE'S SAFE. The young couple who think their SO big, are broke and divorce in a few months after the bills come in. A new home is a cookie cutter, joke. Try tell that to a women.

I think these homes are diamonds in the rough. I would gladly buy a home that was a partial DIY Fixer-Upper, of course I would have it inspected b4 purchasing. Usually (but not all) old homes are built better by men who took pride in their work. Unfortunately many homes over the past 30+ look great but the bone structure is scarey. They also skip steps if they get away with it. The bank repossessed the house in front of us & I would have loved to buy it, but I am thrilled I didn't. They had to gut the inside because of animal - walls, floors, everything . Outside too - stripped it down to find the plastic barrier was never there leaving all exposed. New roof, new windows, replace siding after replacing anything damp/wet/moldy. Both insulation & sheet rock needed some replaced. Of course there was an area missing sheet rock. Hope it turns out nice for whoever owns it next.

Mold is a big problem and I know from my parents who bought a house with a mold problem. Had the foundation excavated and re-insulated but that didn't help. Had all kinds of experts in there until one found the true cause of the problem: the drainage pipe for the upper bathroom shower had a gaping 1/2 cm hole in it and had been leaking like that inside the concrete floor for decades. Another thing to watch out for are houses that had meth labs in them. There's even a website called something like methlabhomes.com with lists of houses afflicted by this. It IS a big problem because it costs about USD 30,000 to render such a place non-toxic and habitable.

They only sell cheap because it's hard to get homeowners insurance on historic homes, it's much more expensive. Also it's obvious that they all need work done to them. I doubt there is haunting though...but you could get that short lady from Poltergeist to be sure...lolololololo

That would be the least of my worries. I lived in a house where a double suicide had taken place and there was no haunting. The older son had died of autoerotic asphyxiation, and when his younger brother found him dead had hung himself. After I moved out of my parents house I bought my own house where a doctor lady had died and had been eaten by her multitude of cats, and yes, that place was most definitely haunted. Had some really bizarre things happen to me there, too many to list. What I'd really be concerned with is finding a good tradesman to fix the place up for me, a challenge in many of these out-of-the-way places. Seeing it before you buy it is one thing but after you move in you discover like 10x as many things that need fixing that you never thought about before you actually moved in. Also, every house looks bigger until you actually move in.

These houses will cost you far more than you think to fix. You will find MUCH more wrong with the house than you first imagined. More than likely, you will end up cursing the day you bought it. That is not even considering that many of these houses are in neighborhoods that are police no go zones. Renovation will raise up massive amounts of paint dust contaminated with lead that can have long term effects on the health of you and your family. My point is, really carefully consider if you want to take one of these massive projects on. The low price will almost never compensate for the blood, sweat and tears you will likely shed during renovation.
@SunRabbit
@SunRabbit 6 жыл бұрын
That's also a good point with the no-go zones. Most of the houses in the video are in really out of the way places from the looks of them (and some of the comments) where because they're so isolated you're gonna have a really hard time finding good tradesmen to fix it for you. Even if you do decide to do it yourself, you'll end up spending most of your time driving to and from the hardware store for every little thing. Some people might think that they can do all this via Amazon and eBay but what if you just get home from the hardware store after driving for 3 hours there and back and realise you forgot [I don't know] a roll of duct tape, or a can of WD-40, or some other stupid little (but critical) thing. At that point I would have what's medically known as a shit fit. Even better: you get the place all fixed up. You wake up one morning and discover that you got 1 meter of snow overnight. It's -20C and you have no power, no water, no wood, and nothing left to eat, not even ketchup. What, do you pull a Jack London and put on your snowshoes and hike for 3 days to the nearest grocery store while fending off wolves? Fuck that!

When buying a home start looking around the holidays, Oct. Nov. Dec. When no one look's for a home. Try to build a list of homes if you can. Try to fine a good, older realtor to work with. The water may not work, power box or a hole in roof. These all work to your advantage before closing on the property. You may have replace the whole water line. Will a insurance company cover you. Try to close first of the year to get 12 month tax write off. you make your money at the buying.

Night Hiker what do you mean by historical districts?
@kamiko70
@kamiko70 6 жыл бұрын
no heat, no electricity, no air conditioning in some. does not show actual damage that needs to be fixed, that would triple the cost of the home, not to mention back taxes. big one - its haunted. once you spend every last penny you have to buy it, you cant be let out of the debt due to a haunting, even if it is malevolent, violent, suicidal. suicides continue to commit the act, taking others with them. South Carolina and North Carolina are notorious for haunting in their historic district. there is a reason people leave all their possessions behind.

I was looking at buying an old farm house from the early 1800's. To setup aquaponics on the land. Then use the building for class rooms to train new comers for aquaponic farming but now I thing I should just use the house for the family. Move it back from the road and add a full size basement. I'm a newbie to your bandwagon, but had to let you know how much I enjoy your rabid enthusiasm for old house love coupled with your ebullient delivery ... terminally delightful. And I'm going to have to cease watching these listings of yours, lest I wind up way in over my head. Please know that each successful "placement" of new owners to a house in need (sounds like an adoption) can go a long way toward injecting new life into smaller towns, while saving some very interesting buildings (and their histories). I would truly like to see some way to match more Americans needing housing with these old homes needing residents, but it seems prohibitively expensive. Just feels like now would be the perfect time for some kind of creative pilot project. Anyway, add another name to your fanbase !

Obviously not. They listed the prices in the video if you bothered to watch it. Want to live somewhere free? Live in a dumpster on the street...

Do not buy a house under $50k. I'd be scared to even buy a house under $150k but $50k?...You're seriously asking for it.

Problem is that all these places are FAR, FAR, AWAY from the nearest, well, ANYTHING (from reading the comments and from the looks of them). Plus, they're all in the USA. Who would ever want to live THERE? Almost all houses in the USA are made of wood because the mentality of the immigrants was "OK, we need a place to live, but we don't plan on staying more than 10 years so we'll just build something cheap and temporary out of wood." If you want really cheap and well-built houses, you should check out the former East Germany. You can buy a decent place for as low as 10,000 Euros and the property taxes are circa 200-300 Euros per year. Western Ukraine is also cheap and to any naysayers I'd point out that no war ever lasts forever. And neither does peace.
