@@TheDimpz1 Ask Duane Richins, hes building his 3rd or 4th location on a brokerage based on it. Also you eventually build a data base so you can adjust down your efforts in year 2 and 3.

It was my first day at my brokerage Tuesday and we door knocked and got a seller lead looking to move in the next 6 months. Plus a few other leads in Cali. Definitely going full force on this.

Exactly right about circle prospecting. It’s the only thing I’m good at. I hate competition, that’s why I do it. I’d rather call many more people once, than the same “expired” many times only to finally reach them and they’re not selling anyway.

Expireds and FSBOs are the dime at the party that everyone wants. Worth talking to, but they are a hard to get because 20+ Chad agents are macking on them every single day. Circle prospecting homeowners are WAY easier to work with, which is why I spend most of my time calling them.

Someone that says "i would only pay the buyer agent. Is it worth following up in case they change their mind down the road?... And then basically someone that says I won't pay any realtor at all as a Fsbo not down the road not buyer A we should let that person go correct?
