You have dirt cheap, gas bay heat. And you want to remove it why ?? So when your power is out .. the only heat your building will have .. IS GONE ?? Great idea !!!

I hope you don't regret removing those heaters. It does not hurt to leave them in their. They are more efficient than electric. But man I bet it feels good watching your dream come true.

Unless he is going with heat pumps which depending on electric cost and the same or slightly higher to run than gas, however if he solar panels the roof he could end up with almost no electric bill.

Oil usually floats on water so that sump probably has pipes off those 90° that run down to like 6"-12" from the bottom to push the water out and leave the oil in the sump. If you don't change the ballast when you go to led they usually don't work right if at all.

the drains separate garbage from the liquid and i do believe the shop has a oil collector tank underground, they usually put them in back in the 80s and 90s to separate water and oil for tankers to pump wast oil out evry 2 years or so

It looks like that's an oil/water separator in the floor under the drain. If so that's great, can be very expensive to install. My new shop has 4 installed and I was jumping with joy when I learned that

They have a product that is called oil pads they float on water they do not absorb the water but they will absorb the oil once they get full of oil you pick him up and you throw him away

This is true because it's random info left in the comment section (obviously). I was told by a sparky, the ballast can just be completely removed from the sign, and apparently you just run the white wire to one side, and black to the other, and it'll run just fine.

It's not just a drain it is a grease trap. Thats way the pipes turn down.

Yup it's called a siphon, if you ever build one the down tube needs to be 2-1/2 x the diameter of the pipe's ID. they need an occasional burping at times

That is the shop oil separator for the sewer just make sure to have it pumped out every year by oil disposal company. Well all the old in ground lifts are gone you just don't want core samples taken from around the shop. since you own now. brake kleen is what you are worried about being found it will leak threw concrete. Oil is always is going to be on top of separator water drains front bottom clean the pit good and flush out all the drain guy might be good to have drains flush out at same time, can be done power washer.
