Whether looking for affordable housing or staying same from climate disasters, housing in the United States can be difficult.
Existing home sales last year reached their highest levels since 2006. However, increasing numbers of climate disasters across the country have sparked concern about how safe homes are.
Potential buyers rarely wonder “what the flood plain is here, or do they look around and see this beautiful forest and say, ‘Oh, my God, it’s going to be on fire in two years?’” American Institute of Architects consultant David Collins said.
Last year was the worst fire season in U.S. history. In California, five of the state’s six-largest fires began within a two-month window. Overall, more than a dozen severe weather storms each dealt more than $1 billion in damages across the U.S. However, building homes that can withstand natural disasters are expensive and keep people, including the more than 500,000 thousand homeless counted in 2019, outside.
When it comes to costs, the Covid-19 pandemic caused a surge in housing costs and a rise in unemployment, leaving nearly 600,000 Americans unhoused in 2020. In 2019, New York City spent a record-breaking $3 billion to support its homeless population. California is also expected to break its record, allocating $4.8 billion to the same issue over the next two years.
Despite the rising budget, overall homelessness in the U.S. has improved by only 10% compared with 2007. It’s even worse for certain subgroups, such as individual homelessness, which dropped by only 1% in the same period. For decades, the U.S. has relied on a “housing first” approach to homelessness, where permanent housing is provided for homeless people without preconditions such as sobriety or employment.
Lastly, the affordable housing crisis in the United States continues to be a problem and it is only getting worse. And in places like San Francisco, where construction costs are some of the highest in the world, overcoming the housing shortage seems impossible. However, one solution is gaining traction that could dramatically reduce the cost and time to build new housing - factory-built apartments.

34 years old middle Tennessee all my life 150k house is now 450k. Cannot afford my first home. Great credit, 25k to put down, 100k HHI, but still lost 37+ bids to wall street institutional investors buying neighborhoods with cash to rent out. How long do we allow this theft of the middle class to continue?

East Tennessee. Check out Johnson City, Kingsport and Bristol. Growing areas with cheap houses including acres of land. Great hospitals and lots of jobs in the area.

@@alark8903 I have looked because of my job I can't be that far from Nashville my commute is already bad enough.. I average 1000 miles a week on my car. Kingsport would be the only realistic option if i can ever win a bid. My territory goes from Nashville west to the TN River and south to the Bama line. Mostly I'm working in Franklin, spring hill, Columbia, Lawrenceburg.

@@tdvh2181 its free for some people...not others....for the middle and lower classes its government mandated corporatism, where do these banks get this extra money to lend to these funds?, interest rate is low while savings are low!!! what a joke....i thought low interest rates were given out to banks to lend to industry and create jobs and spur consumption....why are they buying land and people's homes with it? this whole system is a SHAM

1. Stop non-person entities (hedge funds, corporations) from purchasing single family homes. 2. Limit the number of housing units individuals can own in addition to their primary residence. Especially if they are a foreign investor. 3. Limit the number of short term rentals (airbnb). Having places to live should be a higher priority than having places to vacation. 4. Build cities up, not out. Suburban sprawl leads to exponentially higher infrastructure costs. 5. Build more affordable, modest homes. The average house does not need to be 2500+ sqft.

This is temporary. Extreme outliers in the economy not based on fundamentals, like this, don't last. Even the federal government has warned that this is a bubble. In 2 years from now these houses will have lost 50% of their value

Let's address two things: there 330+ million living here. Over the past few years the population has been redistributed to other states. The hordes that come are ruining everything and jacking up the cost of living. Look at how many Americans changed addresses since the scandemic was intentionally unleashed by Chyna. The population redistribution can't continue because there is NO INFRASTRUCTURE TO HANDLE THE SHIFT!!! It's weird how in third world countries rural populations will do anything to get to the cities. In America no one wants to live in the cities and they want to live rural or suburb. This mentality must change. The population is way too large for everyone moving at once. We need to start restricting how many people can move to another state. This will solve the nonexistent homes problem.

I have worked in new home construction for 31 years as a supplier. About 33% of all the homes we work in every year are built to be sold to a builder's rental arm. Yep, 1/3 of the homes built in my metro area are designated as rentals.

Historically, about 2/3rds of people own and 1/3rd rent. When they tried to artificially increase that number in the 200s, we ended up with massive foreclosures.

The problem is that the market is focused on luxury homes rather than starter homes. Also, there is no investment in any development that would benefit low income communities. Communities need to be built with infrastructure and community needs (markets, schools, and amenities) then you can built out from those central places. That way everyone is serviced equally.

This is driven by high fixed costs. We need to start figuring out how to decrease fixed costs of housing. Currently when you think of everything involved from utilities and regulations there’s 10s of thousands in just fixed cost not including land itself. It makes no sense to make

They have low income housing everywhere. The limits are too low ! If you are a married couple you would have to make 7.25 hourly both to qualify for these programs. The income guidelines needs to change. Unfortunately the guidelines don’t count that you may have multiple children needing childcare which will wipe out most of income for that family . The federal poverty guidelines needs to be updated it’s extremely outdated!

Difference also is I suppose size too. American houses, in general, are way bigger than other countries houses, so it means less quality materials for larger houses that can house more people comfortably and cheaply

If you’re building or buying a home it’s really important to check the flood zone maps. This will really help to know if you’re at risk of a major flood event and then you can get the proper insurance. Don’t leave it up to chance!

Look at a map of the US and find a place where there is no natural disaster. Fireproof houses, we love them. Climate is not the only source of destruction either, earthquakes. Poor people are all about cost not about the elites and their games.

Housing prices (both sales and rentals) are so high that a major set back in the economy could bring this speculative house of cards crashing down. And create a homeless problem we haven't seen since the great depression. They complain about high inflation while creating an overly inflated market that helps feeds it. 😠

Except the house of cards is not speculative. We really do have a shortage of housing. The only way there is a crash is if there are no disasters and new housing supply rapidly comes available

Living in Germany which is WAY more densely populated than the US, I am wondering why land can be so expensive. Houses are mostly made from wood and should also not be expensive (which is a bizarre idea for Germany where we build houses from bricks although we have no natural disasters...). Also, the regulations for building houses are less strict than here. Price level of houses is comparable while you have bigger gardens in the US.

Allowing companies to use leverage and special loans rates and buy up all the residential housing to turn it around for renting to the populace won't work long-term. Or you can buy the pre-built fab homes in an inflationary environment and pay for more than you would have a decade ago for a surburban family home for a lesser quality product.

Most companies buying up homes are paying cash. That IS their advantage. Loans require a lot of paperwork, a long process and less guarantee of closing the sale. All Cash Offers---close in 10 days, no massive paperwork, no variable to botch the sale. That is why sellers prefer an all cash buyer.

If we had publicly funded federal elections, and outlawed payed lobbying, then Congress would do the right thing. Right now, several of the heads of industry interviewed in this documentary, are the very people who have paid lobbyists walking the halls of Congress, making sure their needs are met.

Well we live in a housing-required society. I'm homeless and I stay in airbnb and I had my bank accounts set up to a po box and they called me and threatened to close all of my accounts just because I used a po box. Jobs won't hire you without housing, you can't receive official documents, you can't get an ID if you're homeless. You can not do anything without a home, including the home that you need to have a job, and to take care of yourself

Absolutely. The entire system is stacked against the homeless. Most government services also require a mailing address, like EBT (food stamps), and there are minimum income requirements for some programs, which is asinine. And how are you supposed to get to a job interview, take a shower and put on clean clothes if you don't have access to a shower or laundry. And in our society anymore, it seems like I have to go to 10 job interviews to get 1 job offer. It's a lot of work and I HAVE A HOME. Good luck to you Lawrence. I wish you the best.

Just Build 4-5 floor buildings with 2-3 rooms where people can walk by feet to school, shop and work. The cost for such flats will be quite low and people will be healthy as they will walk, not drive old Toyota Camry. Everywhere in Europe, Asia, Russia people live in such way and happy. Of course you can't build a house for every family in good location, if you have 300+ million people.

One key reason that housing is expensive, that no one seems to discuss, is that the money is being debased. This causes people to invest in housing as a store of value, rather than money.

I think sprinklers are only effective against internal fires. Sprinklers do not protect attics? The value of sprinklers is that they knock down the fire before it can take hold. The automatic quick reaction time, is what makes sprinklers so highly effective. And thus there is far less water damage than from the fire department once they show up too late.

Or brick houses. If California builds tunnels for roads, they could use the extra rock and soil displaced to make bricks. California might have to resort to that in some places.

Bricks are pretty bad in an earthquake generally. Concrete can be made more resistant to seismic events.

It's interesting that the last part of this piece, manufactured housing, failed to address the first portion of this piece, fire, flood and wind resistance, IE; hardening to natural disasters. Nor did the manufactured housing sector address energy efficiency (Passive House standards for example) and renewable energy integration. When will a company incorporate ALL of these considerations into affordable, efficient, sustainable, low cost housing?

I was thinking the same thing, Jordan. They are putting some of those buildings in the bay area. We are still waiting for the "Big One" earthquake when the San Andreas Fault finally gives. It may move the upper end of the Richter scale because it will like nothing ever seen before. I wonder how earthquake proof those are. Another thing that was not mentioned: Toxicity. Traditional manufactured homes were horrible for leaching off chemicals. Will these give people cancer in 20 years?

Americas homes are terrible. They are made of wood and usually just a single storey. They also cost a fortune. In UK our houses are expensive but they are built from 2 skins of bricks with a cavity in the middle filled of insulation. You can't compare them

@@DK-zu6tt wooden homes that are also expensive are the last thing to build houses from if you have that kind of weather. Proper bricks and mortar dual skin sat on foundations would be fine. In a tornado the roof would be damaged and that's all. You have to build the whole house again becasue you make flimsy houses out of wood.

One of my housemates was a structural engineer in California. It’s incredibly difficult to pass all of the college classes to get that career from a good school like he did. And recently he quit that job because if was very thankless to repeatedly tell people how expensive their home plans are going to be for them if they wanted the home to remain safe. And he mostly worked with really rich people in multi-million dollar estates in Santa Barbra county who could usually afford to pay more. I can only imagine how frustrating it would be to try to develop safe building plans for starter homes which are meant to be more affordable to the average person.

All the materials used for building or dwelling, have to be approved, inspected, inventory and account for. So you can use inferior steel rebar made in china, by Abc steel. If the rebar is required usa, by cryptonite steel company with a icc seal of approval. to build submit building plans. best to purchase. If you do a custom build then you will have hire a approved architect and engineer , pay permit fee, and proof of resources and 5 copies of the building plan, to the municipality for approval.

But the cost of labor will be higher for those materials. It's very specific and specialty knowledge at this point, and to do it to last for decades, it's not a hack thing. Masons make good money.

In my country, we have frequent floods and extreme monsoon. So it's more and more common to build with steel and brinks. I couldn't imagine have steel and brink structure homes in the US, firstly heat will cost too much and the labour to build it will be too expensive. But I rather have those houses than houses that will crumpled after some wind and storms.

1:39 I'd say that fire sprinklers are more there to protect the property owner's structure but will absolutely trash all of a renter's household property with nasty, stagnant water if it ever goes off accidentally. From a renter's perspective, I see them as more of a liability than a benefit.

And also, Being of age and how to manage the sequence of returns in those early periods is what seems quite scary in the current market. The market is never a loser in the twenty year cycle, but the 2000s decade scenario scares me and could really disrupt my retirement. When you're no longer accumulating but withdrawing, it's hard to be anything but cautious.

The problem is these codes drive the fixed costs of housing. I understand the reality of making sure housing is “safe” but when house fires are caused by cooking or thing people do in the house most of the time I think home economics classes can probably save more property than 1000s per home in fire proofing and 1000s in inspections and development and regulation of those materials .

The fire proofing is not for a cooking accident, it's for a catastrophic wildland fire of 200,000+ acres that is so volatile, it's hard to even fight for seasoned firefighters. That means 100 foot plus flame lengths. Not a cooking fire.

The suggestion to remove window on sides facing other homes would help, but only in some instance. In a firestorm, such as what we've seen in the western states, the benefit of window elimination would at best be marginal. Window elimination would also reduce many to 'shoeboxes', with only a tiny amount of much valued/needed, natural lighting. To see WHY I say it is only a marginal aid, look at the video (link below). Just watch 35 seconds of this 9 minute video, starting where I time stamped it. It shows the Tubbs fire, which destroyed 5,000 structures and killed 22 (including a close friend's father). Three things stand out #1) The SPEED at which the fire spread. ALL the homes on the block ignited within a couple minutes. #2) Unburned trees remain, yet the homes torched. This shows that the radiant heat of one home's flat sided wall radiated so much heat across to the next flat and mostly parallel surface of the adjacent home that the whole wall flashed, and did so without affecting a more complex shape like a tree #3) What's shown is an affluent neighborhood, where the homes are spaced considerably further apart than most urban homes. Some homes are spaced apart by over 50 feet. All the homes on the block are ablaze, yet many trees near them are NOT burning. In particular, items #2 and #3 suggest that just eliminating windows, when most homes are more closely spaced than the ones shown here, would be insufficient at stopping the radiant heat from essentially 'frying' the adjacent home's wall to the point of igniting what is behind a fire resistant outermost layer (commonly 2x4s, plywood). kzbin.info/www/bejne/oWi4lahsnc1gb7c The wife of my friend's father survived and recounted how fast the fire approached, enveloped their entire cul de sac, and left her lying in the middle of the cul de sac (extensive 2nd degree burns) until the homes and entire cul de sac was reduced to embers. Sprinklers would help. But if a firestorm ignites a bunch of homes in quick succession, the water line pressure would drop and render the system useless to the homes that were in the path. It seems the REAL solution to these firestorms is to SPACE HOMES FURTHER APART

Know it all here. I'm thinking - yeah - it's all about the exterior shell of the home. It needs to be fireproof. So, fiberglass and fire-insulation. I'm also big on having a yard sprinkling system, and a cistern. Not a big deal. Fire comes - you go under it and it goes around you. But wow - seeing mailboxes and driveways and a chimney being all that's left standing of all they once were - can't can't can't be.

The biggest problem is the pervasive nonsense permitting and zoning rules. Join your municipality and change those rules! Mixed zoning and more relaxed permitting to help capitalism build the homes that the politicians will never build. Multifamily and manufactured homes in mixed business and residential zoning would be a car-less bike-filled haven!

I can not afford to buy a house in Phoenix Metro ara. Even low income area is very expensive. 2-3 years ago housing was affordable in Phoenix. It was possible to buy a house within 200k. Now it is hard to find a house within 400k.

building codes need less regulation and not more. Affordability is more important. What would you rather have? No home at all because you cant afford one. Or have a 1/100000 chance of dying in a fire. I would say no home is the real killer here. If corporate investors are buying today's homes, then what are they buying? What is available to buyers to purchase these days, isn't worth it! Many homeowners have for years complained about cookie-cutter homes that now dominate the real estate industry. In most communities, you can't tell one house from the next. There is hardly any differentiation. Home buyers are usually told to just pick one of three models. Then, the real estate developer hires contractors to construct the same house over and over, with slight variations, throughout the entire neighorbood as fast as possible. It is no wonder people aren't in a rush to purchase homes today, especially considering there isn't much to them. Most homes today look like homes you can build yourself. Homeowners must demand real estate developers to do better. Homeowners want both affordable AND well-constructed homes that will last.

Homelessness starts early on and recurring homelessness is driven by addiction and poor mental health. Once that occurs the up hill battle is incredibly extreme. The problem is “x” first, no it’s needs to be extreme and immediate. Housing (not a home, a safe place to sleep) , treatment and a purpose/job all at once.

Shure some pf what you are saying is true about addictions. Now the person home are apartments fire the may have been from lack of maintenance or code violation and with some cases arson..A d far shelters they are for live stock not human.. Why should the low of the lowest be bundled up in a, bedbugs, lice, common pathogens treated like a animals or criminal.. I ordered using the property maintenance code for all non dwellers to apply for housing. results. half did not want housing. Several went to a hotel for free, some of them vandalized the hotel.. Why because they think it not illegal to not have a dwelling. Now the biggest problems are with, government, non dwellers and children. I can do any thing I want, you can't tell me what to do..coping and follow the wrong person, or copy follow but not with the same technique..My solutions is to let them know a restraining order for the maximum time and distance. Housing voucher any a few landlords will honor a housing voucher. Housing authority here some person I know had to wait five years. On average 1 year residing in a shelter before a housing is available. A person must appreciate the time skills and cost to build and occupy a dwelling or building. A renovation ideally should not cost more 35% of the current value. thank you building safety code official .

In the tropics homes are built strong made with concrete cement to withstand the very very strong typhoons, hurricanes, earthquakes and yes fire too in some cases. Why not in the U.S. ?! We know it's because it's economics$$ !! Example, builders will continue to build... it's job security for carpenters to build with wooden homes, builders use cheaper materials for construction, job security for workers, carpenters, electricians, masons, home depot stores etc. 🙄 Let's be truthful!

Not everyone has the extra money to pay for better housing short term, and not everyone is going to lose their home due to a climate disaster. Creating more rules to protect us from climate change, runs the risk of making house prices more expensive, pricing poorer people out of the market, and killing supply. If we the people have enough demand for a house to be made with these extra safety features, entrepreneurs will see that demand and gladly supply it for a profit, making the consumer and entrepreneur happy with the agreement.

Tell that to the people of Paradise, Ca who survived the Camp fire. Most are still stuck in trailers. They can't afford to rebuild. Rebuilding is harder than just doing it right the first time.

The only real way to resolve the homeless is individualized approaches to properly address each person's and each family's distinct needs, which can be of a seemingly endless variety. The reason people keep skirting around this is they're in denial about the reality of the situation. There is no simple quick fix where someone waves a magic wand and 10 million homes appear out of thin air, there's a lot of logistics that need to be taken into consideration

Friends of mine bought a new house a year ago. Beautiful home but it's falling apart. The foundation is crumbling already. I suspect they used the wrong kind of sand to mix the cement. one room is falling away from the rest of the house. A smell in the wall, he broke through the dry wall and found stacks of Popeye's Chicken sacks with bones, containers for mashed potatoes and drink cups sealed up behind the drywall during construction. Insects and rat droppings around this area in a brand new home. The ceiling is cracking in a year, is it the crumbling foundation or are there other structural issues? He's hired an attorney as has his neighbors with similar complaints.

Smaller simpler homes on cheaper land is needed. Whether it is built as community housing or by an individual, it does not matter. Lower the entry costs and provide stepping stone ownership of accomodation so that as equity and capital is accrued people can trade up, as the family grows. I also believe that if people wish to carry the risk of fire or other natural disaster then they should be allowed to build outside the code following only basic noise, pollution and nuisance requirements. If they want insurance then they should build to code and the resale value will be reflected in the fact that the house is code compliant and insurable. It has never been easy to save up for a deposit and then to work for decades until finally one day you are freehold, but it is worth it. I am not in USA but the principles are the same everywhere.

"...cheaper land is needed." Umm, OK. How do you do that? Land values are definitely one of the problems. In the town in CA where I live, one city lot, with no home will sell for $300,000. Just a small lot, like 7,000 sq ft. There is no way to build an affordable home on that.

Maybe build something besides 2000sq ft one story wood framed ranch homes? It’s not that difficult to imagine, maybe build homes that don’t have yards the size of a parking lot, maybe also replace many parking lots with a single multi floor parking garage to free up wasted parking lot canyon space, the establishment just doesn’t want to lmao what can’t the media understand about all that?

Very funny a renter pointing to a fire sprinkler saying she's protected. Those protect the structure of the building. Most of the renter's property would be ruin by water damage.

Anyone living in a heightened and chronic Fight/Flight/Freeze bodily response will be highly unlikely to "get their act together." Housing first is such a "duh" thing. Meanwhile, western states are still not meeting the need. Tiny homes are the way, while localities try to build transitional apartment housing, which can take years or decades. Small communities (10-15 homes) on city land with tiny homes and common kitchen/bath/laundry building, community gardens and one formerly homeless person who is paid a salary and who lives there to manage the space. Wrap around services will come during the week to support residents. Small communities are more "palatable" to people with NIMBY impulses, who don't want their neighborhood "taken over." We can do this.
