Great info. I am confused although. You say we've seen x amount of homes now we need to talk about the agreement, as I understand it, we have to sign that before we even take them to see homes. Did I miss the intent?

I really like this video and decided to try the unsolicited CMA. Out of over 500 files of past customers, I took out the sellers that moved away or have passed away. That left me only 6 to send a CMA. I guess I'm really a listing agent!

I keep hearing how to get a buyer to sign your agency agreement...how about incorporating that agreement at the end of a powerful Buyer Presentation that establishes and shares your value in the market? Web version or even PDF....5 to 8 pages THEN give the buyer an opportunity to review your agreement. Establishing the value you will bring to a buyer is crucial if you want a signature on the dotted line.
