This is one of my favorite BP podcasts. Thanks for sharing all this info on the commercial lending side. I’m excited to start acquiring larger multifamily properties. I have a duplex right now

It is interesting hearing Terrance ask questions about debt and larger deals. He has a ton of experience in single family and smaller multi family. I have mainly worked with institutional investors on deals ranging from $50M-$400M in my day job. Our loans are with Citi, Wellsfargo, Chase, BOA, US Bank etc. I feel like my knowledge base is completely different and I am learning so much from these guys while also feeling like I know more than Terrance in some cases.

Thanks for this. I'm just starting on my real estate journey. Knowing about the four C's that lenders look at and how that family refinanced their personal loans into a commercial loan are great things to have in the back of my mind as I grow my real estate empire :-D

I bought a 4plex outright for 235k raised rents from $2300 to 3k monthly. Looking for 80/20 LTV with an appraisal of ~300-320k so I can get my initial investment of 235k back. Would a 30 year residential loan make the most sense for my circumstance? Thanks for all the info! Appreciate any advice.

How do you know you would get an appraisal value of 300-320k? Do the comps support that value? 4 units is technically residential so 4 unit properties aren’t typically valued based on NOI in the lenders eyes like commercial properties are. If the comps support the 300-320k value you can expect to be able to refinance based on that value. If you have other properties, refinancing into a blanket loan is another option you can use.

@@TheSONofOL From the sounds of it, a 30yr residential loan should accomplish what it is you're looking for. As long as you personally have outside income to support the request and your personal credit is good - you should pursue that financing. Nice work on this property and hopefully you get the cash out as planned, seems like a solid investment!

@@adiosmiamigo forced appreciation by renovating and increasing rents also potentially adding a 5th unit in the basement. My commercial lender told me if I raised rents to 750ea unit they could get a 300-320k appraisal with 80/20 LTV

@@TheSONofOL Sounds good. Your commercial lender should be able to guide you in the right direction with this refinance based on your goals and objectives if he’s any good

FHA 35 yr commercial loan sounds way too much like USDA set income, subsidized, low income, But they didn’t speak of those limitations. That’s interesting
