This is great! One of the most difficult things about breaking into brokering, or anything finance related, is finding people who know how to explain the concepts. Searching around on youtube, too many people carelessly throw terms out there without defining them or placing them in context. These videos are fantastic! Thanks for posting

How do you calculate a loan size when the CFs aren't always positive and require reserves?

Underwrite to where the property is stabilized based on market rents and include the cost to stabilize which includes leasing the vacant space. Costs associated with leasing the space usually include the Tenant Improvement costs (ex. $15 PSF) & Leasing Commissions (ex. 6%).
