Hi, Thank you for your work educating us all. I have a question though. In your example cost segregation (15:00) yielding 60k taxable income deductions - deductions only reduce tax payments by the tax rate times those deductions, so it won’t cancel the 60k of tax *payments* from the retirement fund withdrawals. Or perhaps you meant to say tax credits instead of tax deductions?

Hi, Peter. How do the "closing costs" associated with master lease differ from conventional bank loan?

The closing costs are the same except for one BIG cost - lender origination and lender-related fees, which can be as much as 3% of the loan amount. In a master lease there is no bank involved, so there are no lender fees.

Why not use a self-directed IRA to purchase the Multi? You save the $50k because of no taxes & no penalty

Thanks Peter, what about using retirement funds (Roth IRA) directly as a limited partner on the purchase of an apartment...if the GP uses non-recourse loans to finance the purchase, how can you avoid/minimize UDFI?

This is all predicated on having Tenants that pay on time and/or pay at all. It's no longer like the past. Many today are immoral and don't care. They squat and don't pay. And you have to pay to evict. Then often times they destroy the place. In many states (11 so far) the law is on their side not you the Landlord. For instance, in Connecticut, property owners are prohibited from charging a tenant more than one late fee for delinquent rent. The state has also enacted 'eviction record sealing legislation' (removes a tenant’s eviction record from public view (so rewards Tenant bad behavior) and make it illegal for the record to be sold to any third-party company). So, as a real estate investor of 20+ years, I suggest you go in with eyes wide open and be prepared. It's no all roses as these guys like to sell it as.

It's not as bad as some make it out to be either. Everyone needs a place to live and the vast majority of people are not dead beat tenants that try to work the system. In fact, during COVID, when there was an eviction moratorium, we still had an over 90% collection rate. So that proved the true nature of most tenants.

This kind of thinking will keep you small permanently no matter what there will always be pitfalls and hurdles to overcome and when you have your eyes on the prize all the challenges are just bumps in the road. Besides, the chaos creates character and lots of experience which morphs into wisdom and r stills the ability to foresee issues way before they occur.

@@CommercialPropertyAdvisors Yes the rate was decent due in part due all the free COVID money and the gov't programs for landlords to get their money. The point of my comments it too not be fooled by all the filtering out there by many as times HAVE changed. BEWARE is the message.

I am now passing on my wisdom from my years of ups and downs. You cannot deny the downslope of morality over the years. it is evident everywhere. @@firstylasty170 What's also new and exciting is that the eviction moratorium was overturned, twice, at the Supreme Court level. So while there will always be dead beat tenants, not all societal changes are going in the wrong direction.
