Complex Deer Hunting Parcel Design

Designing a deer hunting parcels takes a high dose of deer hunting strategy and habitat design concepts all rolled into one. In fact, while you can't have one without the other, without a heavy dose of deer hunting strategy your design will fail. Here is hand drawn design of a recent OH client parcel, which helps to illustrate both the need for solid hunting strategies and proven design concepts.

THANK YOU! I was so happy to hear you say that about shooting a smaller buck. I get so irritated when people complain and moan about someone shooting a 1 1/2 yr old or whatever or say that they want to see a point restriction and what not. It's like in my mind let people shoot the first buck they see. That means they are out of the woods and they aren't hunting and spooking a 4 1/2+ yr old that "big buck hunters" are chasing. Never understood why people complained about someone shooting a spike or fork horn. Less invested in a younger deer then an old mature buck

Devils Advocate to you - what if that 4.5yo doesn’t exist - or 3.5yo either - and the only older bucks in the area are a couple 2.5yo since hunter numbers are high and no one passes yearling bucks? A small 40ac property isn’t going to protect many bucks, if any, into older age classes so you’re at the neighborhood’s mercy. Pennsylvania has seen great results from APRs - not that they’re necessarily the answer everywhere. Now in high deer number areas where bucks are getting over 3.5yo into the 4-6yo range, yea no one should complain about a person taking a yearling (myself, I don’t see why you wouldn’t take a doe if your goal is venison but that’s your choice). Just curious your take if the area didn’t result in your example of a yearling shot leaves the 4yo for you to hunt and gets the other guy out of the woods faster. Have a good day!

Thank you Jeff and WHS Team. I decided after last year’s hunt that something was wrong with me not my 100 acres. Turns out it was my lack of knowledge. Been watching the vids here and there but it wasn’t enough. Purchased the books and read them like I was back in school. My profession requires careful reading and listening and I can say your books and videos are densely packed with information. I just completed planting my greens and brassica plot and have completely redesigned my land for lines of movement, bedding and sanctuary. It was an undertaking to say the least. Buying the seed, the packer maxx, sprayer, etc and actually doing what Jeff does in these videos requires planning. My suggestion to anyone trying this is to sketch it out, take notes and record in writing and pictures what you’re doing. From the settings on the earthway to the amount of glyphosate there is a ton to remember and that is not including the timber improvement or habitat management. I strongly recommend the books. Just watching these videos is like reading a headline and thinking you read the news. Hats off to Jeff and the WHS team. Good luck all.

Overall for the year I gave myself a D+ due to having to save a failed food plot with rye (thanks!) and with a lot more bedding work to be done amongst other first year failures. Video idea how does a wide or deep banked stream running through the middle of your entire property effect movement access and strategy? Does it play a factor at all? This video has been one of the best to give me ideas for accessing into my 10 acres. Right now the vacant lot next door has 90% of the bedding but my winds blow that way 80% of the year. Neighbor on other side logged out 75% of his tree cover. One question I have is how do water holes relate to a creek for water? I have a few locations I can install up towards hill top.

Putting your methods to work little by little and its really been helping. Have amish coming in 2 weeks to take out some pockets of hemlock in strategic locations for bedding and depth of cover. Woods is solid hemlock and has zero regeneration now which im trying to change

That is 100% true about buck hearing atv. We where about to start a deer drive going up a hill. Before we could make it to the woods line that buck and doe exited immediately. One of the drivers in another field seen everything play out.

Really good video Jeff, very helpful. Thanks as always. Jeff on my 180 acres, my west side is bordered by a neighbor with 4 dogs in a kennel right on the property line. Anything goes by, they bark. So, if i try and go in that way they will sound off. I assume deer are used to that so maybe its not a big deal. But, for me to get to a few stands i want to put out on that side of the property i would want to walk my property edge. Should i keep with that plan or do I create a trail deeper inside the woods to go through and avoid those dogs? Thanks Jeff.

Even if you were allowed to bait in Virginia, It would be useless. Bears are so thick they instantly devour any highly attractive food source. They consume my food plots to the point of depletion, and have even chewed up my Tractors seat twice! Ohio sounds like an awesome place to hunt Whitetails.

Part of my land is a 25 acre section of dense young white pines, with some early successional growth scattered throughout. I recently acquired this property, and never see many deer out that way on my cameras, only in the field and hard woods. Is it too dense? Do deer dislike the dense white pine? To get a picture, this 25 acres borders a river to the east, and then to the west is a 10 acre field and then west of that is 100 acres of mature hardwood

Hey Jeff I have a creek that runs before I enter the woods , should I still add water holes in the woods or just let them use the creek ? I here you talk about winter food plots I live in KY. I own 88 acres it really does not get cold enough here to make bucks hit food plots until January February. Now I have clover planted in 5 plots and 2 acres of alflfa because September is better for me to hunt then December. But our gun season is in the middle of the rut nov.. what would you plant for November with weather highs normally in high 40s low 50s.

How often do you recommend using bait piles or feeders to clients on top of everything else in states that allow it? Off that topic......I use bait down low on a steap hill in Southern Ohio non agriculture area I don't own. Killed a 5.5 year old buck up high on a mock scrape I made from your videos this season with a cell camera. He hit the corn at night and consistently hit the scrape close to daylight on cold front days headed to bed. I killed him first sit when it was right . Thanks Jeff!

Thanks for sharing these parcel design videos, a goldmine of information! Talking strategy is good and all, but seeing it in practice let's you see everything fall into place so much better. Question - at about what acreage / aspect ratio (square vs thin strip) would you start thinking of a parcel as pass through vs retaining the herd? Does the surrounding landscape have an effect on that decision?

Jeff is it worth doing these concepts to only 10 acres that is only say 150 yards wide and the rest of the ground is in length. All bottom land running to a private lake. I agree with 99% of your content, but you've mentioned tillable land being a poor investment multiple times and I couldn't disagree more. Think of all the wealthiest people you know, I bet most of them own farmland. Traditionally it returns 7-9% a year when you include rents (the last couple years its been more like 15 - 20%). You may be able to do a little better with residential rental properties, but your land will never call you in the middle of the night to fix a burst pipe. Plus you can't hunt on your rental property. Finally, it provides the added benefit of controlling more land so you don't have potentially dangerous neighbors right on top of you. Just my two cents, love the channel.

@@MrRABland You’re not going to want to access “ weaving through” your property per say anyways. One thing that got hammered home to me from reading all of Jeff’s books and watching his videos is access and exit. Can’t be overstated. If you can’t get somewhere confidently via access and exit trails on your property, don’t sit there. Stick to the edges. Unpressured deer will move about a good property fairly freely. All deer, all the time maximizing is a hugely important concept. Sounds like you’d be best served to punch some openings in your canopy and reduce your visibility / increase cover. Good luck, it’s an addiction.

I have 560 acres available to hunt in Hartford Michigan on the paw paw river. How would I go about getting some pro tips on this land? I have done a lot of floating and popping my head over the river banks near heavy trails an sanctuary. A little mind boggled by the diversity and the size of the land. I have sat in a stand wind blowing in my face looking across the river and this what I call the buck bowl I've seen very promising sightings. I sat their this morning and only 3 does .... Quick question- This was after season, so couldnt it have been because of Hunting Pressure, while using the ATV? Some what? I am surely not gonna argue--I know more than, EXPERT! My mom only raised 1 Idiot, and wasn't Me! Don't care what Sis says! I have to use an ATV...the rest of my Fam, post up on escape routes...just in case they try to exit. Those POST sites, are even Natural travel areas, adjacent to food...so?. I have driven right by bedded deer...the state Fenced Interstate right of way...THICK. Yes, the Oldest wisest Bucks my get nervous earlier that the rest of the younger fellers. I never hunt anyway NEAR to that cover, thus they hang tight until about 8 days into rifle season or so. Same for the 'Posting sites',,, access from Interstate lol ...no ATV, naturally... no stampede either, same time line. Could this be, my No Pressure/Sanctuary area? Big boys are around for the 1 day a week, in archery season. Gun Season 2d in...poof. know....I made your point didn't I? 🤦‍♂🤦‍♂🤣🤣 Just curious about your thoughts on this. Problem might sort itself out soon...High Tension Power Line coming through, pretty soon...still curious.

Jeff you sure do know your stuff when it comes to deer hunting but I will disagree with you on ag land being a bad investment. statistics say otherwise. it actually out performs the S&p 500

Thank you! Great long term investment for sure for very wealthy folks who have room in their portfolio for ultra conservative investment holdings. For the average young to middle aged family...not so much. In particular if you factor in recreational and hunting value for the family. My choice would be a waterfront parcel somewhere. 👍
