WRONG ! Your block is arrised block not plain block.The correction factor therefore is 1.03 & not 0.96. Secondly the plan area is not as you are measuring without the chamfers. It is the dimensions bound by vertical surfaces. Pl. correct your fundas before putting oot educational videos.
