My 1st condo is a 28.5sqm condo w/o parking. Pero i regretted it, kasi i should have gotten a bigger unit and w/ parking. Price then was only around 2M, parking at 650k. Im only supposed to stay there during weekdays pero I ended up living there narin kasi it is near work. If the location is good (w/ good rent opportunities and resale), and you have extra money, I recommend getting a bigger unit w/ parking. But... Not sure lng now if maganda appreciation ng condo considering their high prices..

Condo pasalo means the previous owner should not take profit from the property because they are trying to get out of the liabilities. If mag tatake sila ng profit, hindi na sila nagpapasalo nun, nag nenegosyo na sila.

That’s flipping Sir, and I think that is ok especially if the total contract price is less than the developer’s price tapos wala ng available units yung project na yun. 😁 Sulit yun if gustong gusto mo yung project location and meron kang lumpsum money for the cash out. I was wondering why my comment didn’t get a response. My comment disappeared pala 🥺 Now, I can’t remember what I exactly wrote 😅 Anyway, a tip to those buying a condo for primary residence, if you’re buying a condo project that will have more than one tower, it’s better to buy the second tower since the real estate developer usually fixes the issues the first tower may have plus the features are improved. For those buying for real estate investment, if you have the cash, you really earn by buying from distressed sellers 😊

Distressed sellers, meaning rush selling dahil wala na pambayad sa monthly mortgage nila or anything in particular. I think the best example is someone na kumuha ng 5 year mortgage tapos by year 3 wala na makukunan ng pambayad so they sell low and rush price.

3.5M for 22sqm in fairview.... Biggest lesson here is to not buy preselling. Buy RFO from secondary market and if you're going the pasalo route, make sure the seller loses money. You have the cash, you can negotiate.

For assume tawag nyan. When you price, consider also the transfer fees that the buyer will be paying and offer a price na win-win kayo. (You get a bit of profit and they get a discount parin from the current market price even with the extra fees)

That’s true if you compare it to the US also but i think it’s partly because our high interest savings accts also go as high as 2-4% as compared to the US/UK’s...1%? 6-8% home loan here 2-4% mortgage loans in the US/UK

Hi Charm! What’s the basis of the profit amount /top-up amount of the seller? Was it purely based on the current market value (vs. the value ~2years ago) only? Or are there other drivers factored in? Is it only called a “pasalo/assume” if the seller pays/paid directly thru the developer and wanted it to sell BEFORE turnover? Or can we also consider it a pasalo/assume if the seller has been paying thru bank even AFTER turnover? If not, do we have a proper terminology on the latter? Thanks! 😊

Pasalo applies to both before and after turnover, there will be more paperwork if it’s after because you’ll have to deal with the bank as well. The basis was just really an agreement between us and the previous seller, you can definitely stand your ground and not pay extra and wait for them to give in but they’ll most probably find another buyer who would pay the extra amount.

At this market, a studio can net around 12-18k monthly depending on the area (mostly long term), for short term, you can maybe do 15-25k monthly but not too many people are renting short term and a lot of condos are not allowing this for now.

If you want a true investment buy a 120 sqm lot divide it into to 4studio type then parentahan mo. Ganun ginawa namen ng utol ko sa 300sqm lot na binili namen tas yung 180 sqm lot nanatitira tinayuan namen ng bakery and water station. 2,000/ per sqm lang ang nabili namen na lote

And when they decide to quit before the home financing period, they will just do a Deed of Transfer as long as within the DP period. The other party will buy out and do another pasalo of the other para single name owner at sa kanya nalang ang property bago maipasok sa home loan.

I bought condo in Robinson Galleria and i dont like.my agent ,she is supposed ro take care of it for us since we are in the US. They are supposed tomturn over by june but it seems like 8ts not ready yet. So they want us to pay the full amount which the unit is not even done yet. Im so dispppointed and im not gonna buy any condo in the Philippines Besides they dont even inculde the aircon and the syover refrigerator.Here in the U. S Those are including ref, stove,diswasher aircon and heater. S9ke builders even including washer and dryer as well.Base on my experienced im very disappointed to invest in the Philippines as a former Filipino.

Hi Charm, just want to ask for advise on buying a condo from developer, they mentioned they will Notarized the CTs with the developer's signature once i made a full payment since condo is for Cash payment. As of now Notarized ang CTS but only with buyers signature walang Developer sign. Just checking if this is how Notarized CTS worked? Thanks so much hoping for ur reply..

@@CharmdeLeon bat ang laki ng difference ng price dito miss Charm.. yong location ba ng unit nyo ay nasa city proper? Kc dito nag search din ako nasa 5-6M ang value..
