Even in exclusive sub divisions in Manila, came across neighbor with 2 Alsatians barking most of d time with no apparent reasons. Disgusting. D problem staying in a condo in d earthquake fault lines, could b stressful too. 😎

The 77 sqm Legacy Leisure is 137,600 per square meter. To those that are buying presale, there is usually a discount of 12% for cash buyers. It looks like the Legacy is already well ahead in construction as most of the units are sold. Developers from the first presale date will increase the price of the units by 1.5% to 2% per month. Most project will take five years so your unit will be double in value by the time the development is turned over. This Legacy was probably first offered at 95K psm and will be worth close to 200K psm upon completion.

The Realtor got her words mixed up. By Equity she meant downpayment. No big deal as I understood right away what she was referring to. It's good the developments have AirBnB services as luxury developments in Manila usually don't allow it.

The lady knows squat about home equity. By definition home equity is the difference between what your home is worth and what you owe on your mortgage.
