It looks like it's moving along. It's a decent place. I like OnNut, but at this place I can walk to a 100 places. OnNut is way more residential

I think it will. I sign the lease soon. Again, I love OnNut but it's more residential . I'm out checking new places to eat and drink every day. It will be nice to just walk a few blocks instead of getting on the train 4 times a day. The low rise Dwell was a great option. I pay 16k fir a high rise in OnNut. No view for 15k in Phrom Phong is a good compromise. I got a high floor and much larger for $90 more than OnNut. I'll probably save $50 on late night taxis. So it's a good deal for me. Udom Suk is the new Hotspot on the train for a 10 to 12k high-rise on a lower floor. The higher you go the more they ask. Udom Suk in a low rise building might be under 10k. But everything changes. People are flocking back into town. Thanks for watching.

I would live there without hesitation. I really didn't think she would go from 22k to 18 or 19k. But she did. So for a hundred more, I got more space. Room for an air mattress when a buddy shows up. But I agree Dwell is a solid choice

Very informative video. What is the shortest lease they willing to sign? 3-4 months possible?

Thanks for watching. I think 6 months is the shortest lease. But depending on what you'll pay, anything is possible. Most people staying 90 days, etc.. negotiate an airbnb stay. 12-month lease is really the norm

I think you are right about the Thais. Culture of shame vs culture of guilt or fear. It seems that their way is better.

I was making an admittedly obscure reference to your saying that you found the landlord trust-worthy -- even absent a signed agreement. It's probably not as safe here as it is in Japan, but I have found people here to good to their word. @@EagerExpat

It's possible. I did my first time. The 2nd time, the building I wanted required an agent to see units. I still have a great deal. Click on the videos tab. I made a video on moving to Phrom Phong. Might as well use one. I have an honest agent if you're moving to Bangkok. Install the Line app, and I'll put you in touch. I don't get anything. She gets a month commission from the owner. I'd still wait until you get over and meet in person.

I'm at a year and a half. I love Bangkok. This is New York City with 1990's prices. I've visited a half dozen times, but living here is the best.

I couldn't find anything under 14k within miles anywhere I wanted to live. all my videos are within 6 or 7 blocks of the train. In that price look on Hipflat. Past Thonburi over the river. Or past Udom Suk on my side. Bangkok prices have shot up. Pattaya still has affordable options. Average beer in Pattaya is 70 or 80 baht. Often 50b on happy hour. Same beer near Soi 11 is 120 or 140b. It's all because of rent.

@@petervrabel815 Prices are going up in Bangkok. You can find some studios for that price, but I agree they will be on the edge of Bangkok. Maybe Udom Suk is an affordable place to search.

Sure. Email nathakan.bpp@gmail.com. Ask for Sunny. Her English is 80%. But she is a very hard worker. Many agents ignore emails for anything other than expensive places. Tell her your budget and she'll email you some pictures. Hopefully, she'll be able to help you

I've did both. Realtor and on my own. My realtor left to Phuket. But, I'd email FazWaz or Property Scout. They have many listings. Good luck, this is a great city
