Patrick comes across as being down to earth and honest. One of my friends sold her property thru him and was happy with the service and price she got for her flat, our mutual friend engaged an agent which charged her 2% comm , service was same and flat price sold was in the same range. The math says it all.

WAS a real estate agent, a DIY buyer. We saw more than 20 units across 4 weekends, n that was the ST era. Property guru was just starting. Definitely encountered agents who tried to collect dual comm. I also advised at least 3 friends who encountered such instances and called me due to my past agent experience. My own agent experience also tells me the “tricks” that agents will use. Staging the house is just a small trick. I seen real “staging”, fake buyers offering fake offers to convince sellers to lower their asking price also happen before. Patrick is a breath of fresh air in the industry.

Tis Patrick is a very classical reminder tat success is a process of failing and getting back up and failing again and again only to get back up better. Tis resilience is probably wats lacking in tis era where ppl expect to succeed be it in business or investing at first try. Seeing all the positive comments shows tat even if u are ah beng, as long as u are genuine and honest, ppl will still value and do business with u.

I like this idea of giving owners options of selling their own properties. Firstly to reduce selling costs through agents fees and secondly owners don't have to deal with the negotiations and paperwork. Obviously there are pros & cons with these arrangements like how to deal with buyers giving you negative feedbacks and buyers throwing in low ball offers. These are some of the challengers owner may face and may not be comfortable dealing with buyers directly. I'm willingly to give it a short and prepare mentally on dealings with any negative feedbacks and finally don't take it personal on buyer's comments. All these may have one intention of bringing the price down physiologically, but I choose to see that the buyer is actually interested in my property.

The absence of fear of failure happens when you got nothing more to lose. I admired Patrick for that never say die spirit, the resilient to keep going, to stay positive in spite of all the setbacks he suffered before. What he did, his business model will benefit us consumer. The unspoken commission percentage sounds like a collusion between the big more established real estate agencies/firms.

Check out providend insurance! Their business model is a fixed fee instead of commission as well. Their co-founder seems to have a more measured approach to insurance/investment products compared to other insurance agents imo.

At least he is honest. I had a local Chinese male agent J, AMS now should be in his 40s who sold a loanshark-infested flat without blinking an eye. He represented the seller. That agent just left the buyer to face hell.

There is only 2 type of people who will succeed, either father is rich, or you have nothing to lose. People who are in the middle, usually with education and comfortable job, they are less likely to take risk.

In the past, when HDB were in the under 100k price range, it is still justifiable for agents to take a 2% commission. But the price for houses now is so high, even 1% is a very good commission for the agents.

We approached the company but the agent assigned to us insisted on selling at valuation price. If the seller has no say on the sales price and the valuation given to us is even below the last transacted from URA website. The money I lost through selling with your website is possibly more than enough to cover a 2% commission. The business model is really for people who are selling urgently.

I wish this service was available in 2017, I view and research the house thru myself and gotten an agent to negotiate and paper ONLY for 0.5%. Nowadays buyers/sellers are smarter and there are so many info available, why do u need an agent to tell u nice things for a big ticket item in you life time...

Hv encountered rogue agents who tried to scam me by faking option to sell & not revealing the buyer. They used proxy names as buyer, could be they trying to flip the sales at their advantage.

Don’t scold the 2% agent. There are 3-4% agents out there but got seller engage also. Just be aware that you can save a lot on property agent fees with people like Patrick offering a basic but sufficient service

people dont know propertyguru is charging really v high for listing imo. imagine if the house cannot be sold for long, then its v expensive..... but sometimes buyer comes along but they low ball till v low.... then how to sell? then have "buyer" trying to offer us slightly higher price when low offer price rejected. Sellers dont like this kind of pattern.

by the way, we need more singaporeans to take on the technical jobs like plumbers, constructions, nurses, engineering instead of relying on foreigners. SIngapore does need alot more talented skilled workers and we can use more talents from realtor agents ...Stop realtor agents coveting cushy sales transactions over hard skills that compete globally in alot of cases....SGpereans work 9-6 daily, punching documents, crunching data, facing stakeholders and hand their 2months or more salary before cpf cuts to pay the 2% commission, how difficult for the houseowner to earn each and every penny and how easy is it for the agent, do they work as much as the homeowner day in day out for the entire months concentrating only on the homeowner flat sales?....if a layman can process the selling by himself, what the intrinsic value that agent offers to get high pay, or are you taking homeowner's naivety in the topic of house transactions for a ride? If Homeseller can accept the cut, why can't the rest of the agents accept lesser pay, it just show that the commissions and value are so arbitrarily set in favour of realtor agents taking 2% commission.

i am selling my house soon, i done my research. just need someone to help me market it out without paying exorbitant fees. im ok paying homeseller for this effort since propertyguru is slaughtering everyone in the homeselling space now. they need to make honest living and im fine with it. say no to the 2% agents making dishonest living

i think you need to understand that property is a BIG ticket item. when people decide to buy something this expensive, they will not outsource important things like nearby ntuc location information to agents or sellers. they rather get this information themselves.
