Thanks for featuring the innovative agents and dismissing the myth that the 2% agent fee is a norm. Fixed fee is certainly the way to go forward to cater to the mass market of people that prefer to have significant savings by conducting viewing themselves which probably take less than 15 mins per group typically depending on your house size.

Pay what is due, if the agent has done good work in finding you a property that checks all your needs then pay well. If you can’t afford 2% then go for flat fee and an angbao.

Typical income say $6000, it is abt $40/hrs. Even to have 3 viewings, to share with two agents, it won't cost the 2% large fee rates lor. Agents can serve 50 customers a month.

Its easy to look at the "fees" and judge based on that output we agents did, but not many knew what's behind the scenes, the hours spent and struggles we got when we have to make both seller and buyer happy. Its a service + sales + design + negotiator + admin + consultant all in 1 person job. Not forgetting the knowledge and skillset that the agent bring to the table, which takes months and years to accumulate.. Just my 2 cents :)

@@steventay5834 cheaper true, but a lot of items are missing or taken out. Like a big mac can be 1 dollar cheap, if u take out the meat, the sauce, the veg, or maybe even the labour preparing it. Just my 2 cents 😁

@@planwithisaac It is up to you to convince sellers why you command 2%. Homeseller says nothing is missing. No right or wrong lah

There are always dramas between property as well as insurance agents. Nothing new by this point at all. In the beginning the game was so simple. You buy a house you thought you can live peacefully in it and then the government allows for speculations on houses on the pretext of giving you housing appreciation benefits. People start to work as agents instead of other jobs and then act as temptress putting leaflets at your door tempting you to sell your house. Eventually some people will succumb and the property bubble began to form and bubble up and agents got their commissions, the government got their cuts and loan interests. Both become rich over this speculation. Now after so many rounds of speculations the house resale prices are so high and the industry and game have become so cutthroat already. If there is no drama and backstabbing in the industry then that will be news instead. The game can be played but Singaporeans always forget how small the playground is the whole time with how many people fighting for their coms and the cake in Singapore.

Flat fee for the less privileged? Might as well provide services as Pro Bono for the people in need. If dynamic pricing of service fee is to be dictated by pure market pricing supply demand without intervention. How to explain on the pricing of the essential, like the medicine? Why during the super late midnight empty streets in CCK, me as a rider couldn't get a grab ride for $1 or $0.50, since there is also nobody taking what. Yup, a bench mark needs to be set, but if the benchmark is set by 1 person or 1 entity, people call it monopoly. 😅
