I obviously disagree and know that almost all parks I work with and those parks of investors I help DO allow what is stated on the video above. With that said I would be happy to help you understand why park managers may have expressed negative remarks if/when you have presented this to them. John Fedro My statement was Many parks will not allow this, I'm sure the low ball, scum type of parks will, Retirement parks, those over 55 will not because of Government rules and regulations. You must be the owner, you must live in it, and will never rent out the unit. For the most part the park mangers could careless if you ever sell your mobile home or not, they just keep collecting rent from you the owner, or just lean sell the unit, then they take over ownership and sell. All to many parks will make the current owner remove the unit when it gets to a certain age, or is in really bad shape .Many families get stuck with having to remove a unit after a usually non cared for love one dies, The cost is vary high, the family members almost always bolts in hopes not to get stuck with the moving cost, the park will for the most part always sue for the costs. Mobile homes are garbage pits, places home wreckers and alcoholics live in, by time they die, The state comes in and takes over, or just move, 99% of all lived in mobile homes are smoke filled $hit holes full of animal waste, human trash and mold. Everything about them is nasty. Throw away housing. where I live, we have a field where old mobile homes are taken to be gutted, Farmers will take some of them to be used as farm worker housing. Even mexicans find some so nasty, they will instead sleep in a old car or van. Mobile homes are not an investment. Now I'm sure if you take a trip to San Diego california one could find a vary nice expensive park with some vary nice mobile homes in it, A friend of mine Mom lived in one years ago, it was very expensive for rent, and everyone in the park checked on one another, kinda of a special place for retirement, not your every day type of park. Mobile homes on a private chunk of land are a waste of time, garbage heaps, drug houses, code nightmares, nobody wants a used one, for the reasons above. Here the fire dept uses them for training.

You're Payment Is Now Due In Full Wow! I'd hate to live in your world. Your response shows you have no clue about this business. Probably wasting my breath here but... I have seen some places like you describe. Hint: I just don't work there. I work in some very nice parks. Not in San Diego or Calif at all. Pacific Northwest. And have done several of them in Idaho also. I INVEST in mobile home deals like John Fedro describes, I work with park managers and park owners all the time. One manager, who manages 4 parks in the area, calls me regularly to provide new deals for me to work on. So, sorry to disagree but yikes.

Guyfranke !! WOW you wrote a lot, this kinda caught me off guard. The You're is used to Troll spelling Nazi's, and for some reason, just looked better to me, as with this account. I happen to know mobile homes all to very well. Some people just won't listen, Sooo find out the hard way. I know all to well about what people can do to houses, Years ago, When I was younger I worked for a house flipper, before they were on TV, I cleaned out some real shit holes, I now rent out two houses, I received from an uncle who died, the families are very clean, even still, I check both places every month, and stay on top of any problems. These families have rented for so long, were like family to each other. 25 plus years. I feel for the people who have to live in not well taken care of mobile homes. Roof leaks are hell, Drywall mold, floors rotting, Osb and particle board used as building material that rot as they age. Mice and Rats and other vermin, Most owners always seem to find the park total idiot Handy Man, the guy who is never seen sober. No work he does is ever completed or finished the right way. But then the home owner never has or wants to spend the kind of money needed for a correct repair anyways. I know Mobile Home parks all to well, If my comments are still up, Other videos here about Mobile Homes on youtube, I state just how well I know Mobile home parks and the laws, Etc. I was bored last Winter. I forgot to add, I agree with you on Real Estate prices, Its sad where they have gone to in some parts of the country, Property Tax is out of hand, Young people really have no chance of ever owning a house of their own, and these Reverse Mortgages families keep going after with the thinking that its some kind of free money from the banks, leave even less of a chance, unless the family has a huge life insurance policy.
