They use similar scare tactics at Gracious Estates in Mason City Iowa. They gave my girlfriend only 3 days to clean and now her yard or face eviction. She also had to list guests as tennants. Ridiculous! Since she pays taxes on her home, I told her I'd gut her home if they evict her. She passed that along and they haven't bothered her since. My advice for those in a boat like that, if they treat you petty so they can screw you over, strip your house. It's your house, you have the deed and pay tax on it. Don't let these bastards cheat you and win.

@@dwiganstube At that time, it was her problem, not mine. I own a 5 bedroom house on a half acre which she now lives in. It took some finagling to get her to sell her mobile home and walk away. The selling point I used is that one could buy a mobile home for several thousands of dollars and never truly own it. My 5 bedroom house is paid off. The only expense I have is taxes and maintenance. Mobile home parks are really the biggest rip off since the time share. You pay a whole lot of something to get a whole lot of nothing.

Just an update on this story, "SSK Communities" continues to own and operate hundreds of mobile home parks all throughout Kentucky and Indiana. After losing the class action lawsuit brought against them by former residents, they rebranded into "Flagship Communities" to avoid the BBB F rating they previously had. Nathan, the former owner, sold the company to a woman out of Northern Kentucky named Alice Sparks. From what I have heard from family, lot rents have gone from $250 a month prior to SSK/Flagship buying them out to over $600 in some areas. You cannot own trampolines, swingsets or swimming pools, much like an HOA community but without the generational wealth and promise that buying a home provides. Local 12, please do a follow up on these residents, as they are the ones we need to hear from the most.

My lot rent in mosbys in nky was 250 and now its 486. My water is up to 200 a month for no reason. I have no leaks. Never been late n they just sent me a letter today that my lease won't be renewed I dont have option to sell my home I have to move it or lose it to them. For no reason. If I moved it, it'll fall apart. I can't afford to move it. They're scamming us. Also underground leak is on my street. They refuse to listen. We didn't have a mailbox for this entire year. They just put in a new park n court n are doing these non renewals so they can take our homes and make a full profit for free cause we can't move them or afford to. These people are cruel. Crooked. I live in Tanne Hill Pointe (owned by SSK/Flagship)in Columbus/Edinburgh Indiana and management is threatening to evict me and my 3 kids because I’m less than 2 weeks late on lot rent. I OWN my mobile home, and I qualified for 18 months of rental assistance since I’m a full time single mom, and a full time student. But management refused to accept any kind of rental assistance payments and are trying to evict me from the home I paid for IN FULL. It’s not much, it’s a 2002 model trailer but it’s mine and my children’s home. I lost too much blood, sweat, and tears when I gutted and remodeled my ENTIRE home, 7 years ago to just lay down and admit defeat! What they are doing is so wrong, and I’m not the only one in my community who’s dealing with or have recently delt with the same torment. It all started a few years ago when the original owners sold Tanne Hill Mobile Home Park (Now Tanne Hill Pointe) to these cruel, selfish, greedy, bullies. I'm not racist as I happen to be spanish also & 64 years old but they only speak to each other and all the rules & regulations r not being followed these people have also gotten in here with no proof of income. Anyways plan on getting out as there no 1 left since lots have moved out due to intimidate, fear and the owners don't fix anything but you still get notices to keep up your site or else.. Crap! I just cash bought a mobile home in a “you got it homes” trailer park. It’s been 2 months, we bought it from the maintenance man (who we thought was the manager) come to find out he left as soon as he sold us the trailer, and the actual manager is telling us he didn’t finish the application so we need to re-sign an application to live in the park. The home we bought was condemned (we paid $6,000) there’s no plumbing, trash filled the mobile home, mold on the walls, the roof was leaking onto electric outlets. We’ve cleaned everything up, painted, laid new floors, repaired everything (except the plumbing) and have moved all our furniture and appliances in. I’m a survivor of domestic violence and identity theft (both acts my father has committed on me) I have no where to go if this lady decides to steal our home, I have no family other than my 2 year old daughter and my husband (who also has no family, his mother a drug addict who we no longer speak to, and he’s never met his father) this is life or death for us. We are in our mid 20s, we’re just starting out in life, it would financially destroy us if we aren’t able to trust our manager. We cash bought a condemned property for $6,000, and I’ve worked day and night, for these past 2 months, by myself, to make the home livable again. The fact she’s having us re-apply is extremely concerning and now I’ve stumbled on this old video about “you got it homes” 🤦🏼♀️ that company owns the park we bought our home in.

He probably has sold your home you just bought from the misterious person that sold you the place start doing some background research on the company wright away and you should always work with a mortgage company because they can always find out about all of this stuff very quickly you guys can do the same thing just do your research and get everything in wrighting and notorized and go to planning and someone and look up this stuff and back taxes and leins this information is all free and also look at inspection reports for wiring electrical and for septic or sewer the only thing you might have to pay for is the copies of paper but it will be worth it in the long run that's what thease so called owners of property do that convince you to buy from them this is getting as bad as the sguatters taking over our homes and we have no wrights as property owners at least through the courts or are legisstrarour have got to start backing us up as home owners but they won't until this happens to them and their left on the street with their elderly parent we need to get these laws to back up us home owners this is our life we worked for not the greedy park managers that keep reselling your mobility without you knowing read the fine print and record everything if thier uncomfortable you stop in your tracks and run the other way do not lower your standards to buy these greedy mobil park managers property why would you want to buy a place and then pay to have it on someone else's property and not own the land and live by all their standards it's just like a HOA thier just as bad as time shares why do you want to ask permission to have company over or what color is in this week you have to pay dues for so called what you might as well be in prison making license plates for 50cents a hour if you want to live like that

Sad....but true..... If you rent a mobile home lot, the rent will increase nearly yearly. And those increases can be most dramatic. This is one reason I tell people NOT to buy a mobile home. The initial cost may seem low, but in the long run you will pay more $$$.

They are doing these same tactics again I was forced out of the home I worked so hard to have made for me an my son 6 yrs ago they are pissed though they couldn’t steal it because I sold it in 6 days to a fire fighter for 16,500 the home I paid 33,000 for and picketed telling all residents of everything happening they also stole my hitch wheels and axel when my home was moved in! I was filing theft charges through my attorney and a hitch appears in my yard

Most people living in mobile homes can't afford to be choosy or weigh the costs/benefits analysis. These are lower income individuals who are, in many cases, disabled and elderly. They go where they can afford to go, and lot rent being between $400-$600 for them may be the better option over a 10 year mortgage with thousands of dollars in payments a month.

The park is responsible for all water and sewage once it is outside of the trailer. So rising utility rates to fix there problems is price gouging. That is what you pay rent for.

For years my mom always suggested I move into a trailer. Dunno why. I am just about to close on a house couldn't be happier about it! No landlord for me. Trailer parks are an eyesore and most of the "homes" are borderline unlivable. Bust your butt and work on your credit. Don't take on any debt. That is the ONLY way to get a house nowadays.

Easier said than done. Buying the land, paying to move the trailer, having water hooked up, having electrical hooked up. If I had the money to do that I would just buy a house. Life isn't fair, some people have more money than they can even spend and others spend sleepless nights worried about losing everything they've ever worked for.

I live in Oakview Pointe in Carrollton Kentucky. My lot rent has went up almost $200 and the whole community was forced to pay $65 for spectrum services. People have moved out cause they can't afford it, losing their homes. I believe something needs to be done in all the residents favor.

There wasn't any water in my house, it was all pouring under the trailer. I'm being evicted for not paying the water bill portion. He returned my 500 dollar money order. I hope they don't win.

Sounds familiar to Raintree village mobile home park here in Toledo Ohio does. It's owner James Moore of Moore enterprises located in Irving, Texas that owns additional parks all over Ohio and Indiana doesn't care if his residents who live in them are struggling to pay his increasing yearly lot rent fees. Greedy money hungry crooks. Update:7/25/2021, I forgot to mention last time that raintree's current regional managers are mean, intimidating and outrageously nasty to their tenants and don't care about the condition of the park either.

I urge you to get involved in your community's local action committees and report these scum for taking advantage of the poor, sick and elderly. There is a trend of hedge fund managers that have never lived in a mobile home buying up the parks and flipping them for profit. They don't care about the residents and never will. Most people living in mobile home parks do not have the kind of credit/income/resources to be choosy. Many are senior citizens living on social security, others are families with small children who can't afford mortgages or land payment.

The same thing is going on here in Coeur d’Alene at the Hidden Hills Mobile Home Park. My neighbors were being evicted left and right and then in December of 2021 I received an eviction notice giving me 90 days to get out. They gave no reason as to why they were evicting me. I was approached by friends of the owners to sell my home to them as they knew I couldn’t afford to have it moved. Their plan was to buy my home for cheap so they could flip it and get a pretty hefty profit. To my knowledge, this is still going on at Hidden Hills. I was devestated at losing my home that I was so proud of owning and had planned to live there for the rest of my life. It’s just not right what these people do…it’s just plain greed. We live in a park and lot rent has raised to $500 a month and they do absolutely nothing but harass you. They want you to leave so they can either get your home for free or if it's falling apart they want you to leave so they can move a new trailer in and charge someone $1100 a month rent. Not much we can do about it though.

I am seeing these problems in the mobile home park I live in owned by ssk/YouGotItHomes. Absolutely unbelievable and just plain not right!. Something needs to be done about this. I have complained about water/sewer that is being charged and am told it is my actual usage or I have a leak. That is just an excuse they use and I do not trust them. I have had multiple people lood for leaks and can not find any. I have lived in the same mobile home park for several years before this new ownership took over the beginning of 2019. Thinks have gone downhill drastically.

that is happening at a mobile park I have a trailer at and this is completely legal and allowed as far as the law see it you are renting the lot and if you can't pay you leave. Can't leave they give you pennies for the trailer and spend at least 3k fixing it to rent it again or do the horrid RENT TO OWN which forces yo to have the responsibility of a homeowner and yet completely lose your home if 2 payments are missed or late. Sadly it is legal here and almost encouraged

They are doing the same stuff here in Indian Oaks in Sellersburg IN. Even trying to force people to sign new leases. Charging $100 for anything they find that goes against their rules ( which no one who lives in the park has) only corp has, $150.00 for second offense and third the evict you. They charge $50.00 to deliver a paper to your door the stuff they ant fixed within 3 days. They charged one of my neighbors $75.00 to mow her lawn which is very small its maybe 30 feet by 90 feet total.

I think they need to stop raising lot rent. Most of the people are on fixed income and they know this cause they ask for income before u but it . And the water and sewer should be included in lot rent . It says its included on websites it says water and trash included in lot rent from these people. We should be paying the electric company not the park . If its not included cause ther so many empty lots we pay more cause they got a flat rate they have to pay for all the lots. So we pay more . I can tell you this man is lying about not making money on water. Let me Rephrase that if any off the home owners were getting bills that bounce around so extreme and are all high. Right now this past couple months my home is under some construction so I can't use my shower, I do not have a washer or dish washer. I use pastor plates most time so not much dishes. I turn my toilet off after each flush so it won't run so now with all that they are saying I used 8200 gallons by myself, there is no leaks. So I usually get $25 water bill then it pops to $40 $65 and now $95 and $95 is 8200 gallons. Bull shit
