Keep in mind that my relationship with them may defer in terms of speed, quality and price. I just felt these were good prices and therefore a good model to go off of when you build your own relationships.

I have done building projects and extensively use Home Depot and Lowes as suppliers. I order online but before I place the orders I go to eBay and buy discount coupons. I have saved a great deal of money doing this and I've never had a problem with the coupons being refused.

Yes all of these prices are labor and materials unless I mention otherwise. As for the basement rehab, we really didnt do much down there so there really isnt a great example for that, but we are doing the basements on future houses. So we can show those as we renovate them.

Great video - please do more cost breakdowns. Do you usually work with a general contractor or with different contractors for the duct work, electrical, framing, plumbing, etc? Any thoughts on which is preferred, especially if one is starting out.

The best way to do renovations is to hire out the different contractors yourself. However for new investors this is extremely challenging. So unfortunately you may have to use a General contractor if you dont know a lot about renovations. You just have to make sure the job is big enough to make it worth the time. Just keep in mind that it will add an extra 20% onto all your costs.

Just keep in mind this video is before the pandemic. So prices are higher now than what is in this video. Now a porch would cost something around $3500 to $5000 all included but it depends on the size

Deciding for this job was based on my partner's contacts. We made the mistake of choosing the lowest bidder and got burned by that a few times but honestly even one high bid turned out to be terrible. So unfortunately the price isnt everything. It really takes understanding the contracting world and the red flags of the industry

All my contractors have all the required licenses and certificates. However it is extremely common (more often than not) for most investors to hire contractors who don't have any licenses or certifications.

Actually yes we can do that! We have a Triplex that is under contract now. Once that is completed then I can give a cost breakdown. Though it might be closer to around July since we have to fully renovate it

Thanks for sharing this breakdown. Surprised to see that HVAC and electrical came in at $6k a piece. I've always heard rule of thumb is to budget closer to $10k for each. Is your $6k the result of relationship with the contractor at all? Also, have you seen any change in the prices for these work items over the last 2 years with the rise in construction prices and hotter housing market?

Keep in mind this was pre-pandemic. There is no way you are getting those prices today. Now it is definitely closer to 10k. Though yes we did get a bit of a discount due to a relationship. I'd say at the time it should have been about 7k

Does the rehab cost include only materials needed for the property or does it also include money paid to contractors or handyman for their work and labor? Rehab costs generally include materials and labor. Any cost associated with getting the property to a new condition is a rehab cost. Also you can pay them out of pocket or with the Private Money. Either way is perfectly fine. The Rehab money or Private money is for whatever you need in regards to the construction

Please confirm your comment about Lead Free. I have done this as well, and i usually required either ripping out the lead based paint areas (trim, foundation, etc) or enclosing. The cost not for just the inspection but the inflated cost to enclose can be really expensive. Chris Burch he ripped out all the trim painted with lead. As for enclosing, it shouldn’t cost much money, on the interior you need can cover lead paint, using drywall or wood. On the exterior just have it wrapped with aluminum (50-75$ per window/door) not sure what you mean by inflated costs?

He is a local contractor who has access to a large amount of young adults whom need work. So he pays them to come in there and tear up the house. So its not a professional group but you really dont need one for Demo of this size. They get the job done reasonably well and extremely fast

So the young kids demolished the lead for you huh?. You probably should have left out all the laws that your crews broke while doing this project. Neighborhood kids? No workers comp. 1099 rules. No lead certificate for these workers right. Children and lead? Kids paid with cash? Labor laws broken cant 1099 them neighborhood kids.
