Best tip: pumili kayo ng condo na kapartner ay pagibig(hdmf). Kasama na sa monthly dues ang lahat ng insurances na nabanggit ni sir. Flexible pa or up to 30yrs nyo mailoloan. Annually, real property tax nalang poproblemahin mo. Hope this one helps.

Sa madaling salita, magastos sa titira sa condo. Haay ganun talaga.. Tatry ko mag condo living pag na turn over na.. titignan ko kung gaano kasakit.. mga 6mos to 1yr. Then papa-rent ko pag nahihirapan ako hahaha. Sa House and Lot pa lang sa subdivision, divided by 10 to 12 lang ang babayran sa association dues with larger lot pa yun.. plus, yung annual property tax mura lang.. and that's it pero syempre maintenance ng house mo, sagot mo yun.. pero basta mas mahal pa rin sa condo talaga.. so make sure yung condo na bibilhan nyo would really make the most out of sa association dues at maramdaman nyo yung premiums sa condo living.

Monthly dues can go as far as 10-20k , it is like paying rent for the lifetime to your little to compressed space

No, my condo dues is only 100 pesos per square meter.. So its only P2,500 for 1bedroom 25sqm.. Then I got to enjoy all the Amenities like, swimming pool, gym, air-conditioned lobby, 24hr security, housekeeping.. For ONLY P2,500 /mo.. You got to enjoy all of that 🙂… Really a dream come true living in a well manage condo 🙂😊

Depende kasi iyon kung gaya sa subdivision o dormitories, kung saan monthly ang upahan, hindi talaga kasama diyan ang bayad sa utilities like electricity, water and communication. Kung uupa sa hotel kung saan ang tenant ay mag-check in for less than a day to a week, siyempre kasama na doon ang bayad sa utilities on a regulated usage. Alangan hintayin pa niyang dumating ang bill eh sandali lang naman siya mananatili doon sa naturang area. Pagdating sa condo insurance, dapat kasama na rito ang acts of nature coverage, tulad ng earthquake and uncontrollable hazards. Once these are happened, mawawalan na ang mga unit owners na matitirhan at source of income if in case pinapa-rent out ang property.

Kung ikaw ang magbabayad ng real state tax, ano ang binabayaran ng may ari ng building? I don't thinlk you have to pay real state tax since you don't own the land, you only own a space in the building, di ba?

Real estate tax, Sino ang magaaply noon si Smdc or personally myself because I asked Smdc they said they will send me an email regarding this they say it’s in process it’s almost 1.5?years now wala pa rin.. regarding the tax how much you have to pay?

Sa DP stage, no insurance needed.. Pero kapag nag loan kna sa Bank.. Meron ka babayaran ng Fire Insurance and MRI ( Mortgage Redemption Insurance )

Very informative sir, great content! Question lang sir, may idea po kayo regarding real property tax and insurance for common area? Ever since kasi nagpalit ng management yung condo namin bigla na lang nagkaron ng charges for these every month. Wala naman notice samin bigla na lang nagadd ng charges for common area aside pa dun sa assoc dues. I was wonderning if same po ba sa ibang condo? Thanks!

As usual, a great and very informative vlog! My house and lot in Tagaytay is due for turnover next month, Oct 1. It is in a secured and gated village with resort amenities. I wanted to get it rented long term. My question is: do i need to furnish it ? There's a property manager onsite but how can i get renters fast? Can a friend of mine up in Tagaytay pay taxes on my behalf? Thanks for your input!

Tingin ko po isa po sa hindi nyo naisama yung parking. Kung sa bahay po. Pde na ipark sa tapat nang bahay. Sa condo. Rent o bibili pa po nang parking space.

Nice content sir, but I have a question tho because I recently reserved a unit at Charm Residences in Cainta. Same din po ba kaya yung expenses like paying the real property tax annually? Same din po ba kaya ng price since outside metro manila naman yung Charm Residences ng SMDC?

What is the time frame for issuance of condo title once the unit is paid if full. How abt filing of income tax of unit owners above 30k? Is it require? Or the middle man will pay for the income tax since there is a service charge?

Usually 1 year for Title to get released. Theres no income tax for condo rentals. So far, government is very liniet for condo owners. The only tax you need to pay is the Property Tax or Amilyar.

Yes, its also depends on the location of your condo.. If meron demand sa location, normally in less than a month, it will be rented.

Yes meron din kasi tayo binabayaran ng RPT para sa mga common areas like lobby, amenities, etc. The computation is included in the condo dues. Since madami owner ng condo, kaya maliit lang sharing.

Paano po ba mag-open ng BDO Bank Account kung sa Canada ako nakatira? ang nangyayari kasi ay yung sa AIF sister ko ang ginagamit kong bank account for my future payment sa BDO condo loan....salamat po.

first time subscriber here and like all your videos. Is there anyway to waive the MRI so it doesn't add up to monthly expense. Here in Canada, if you put down at least 20-25% down payment when purchase condo or house the mortgage insurance will be waived. Thanks.

Thank you for subscribing.. the only way to waive the MRI is if you pay off the loan.. the MRI role is if something happen to the barrower, tHE MRI will fully paid your Bank Loan. So basically the bank will not allow a barrower without any insurance or MRI.. hope I answer your question..

Once maturnover un Fame, projected rental is 25K - 30K.. 35K may be in 5years

Hi Sir Will! Just like to ask po regarding the condo dues, say for example 400sqm po ang size ng unit. So around 40K po ang monthly condo dues? Tama po ba?

Possible ito. Pero depends sa naka-indicate sa contract. ranging from 65-100 per sqm.

Hindi cia pwede. Banks required MRI. One reason lang, kapag namatay ang barrower or umutang, sino magbabayad ng Loans? Kaya meron MRI, the mri will pay your loans in full if namatay ang umutang.

Kumuha ako sa SMDC Green 2, di man lang to inexplain sakin ng agent. Ang dami palang babayaran. hahaha Mga magkano kaya sir kong papaupahan ko ung unit sa green 2 dasma per person na studio type? good investment po kaya sya?

Yes its annually.. For 1 yr contract, normally 1 month ang commissions ng agent.
