I think we need to also add the cost of permits and other alikes. This is seperate from professional fees and could also take a toll on the overall budget. Some contractors may include the leg work, but the main fees are on the owner. Also the amounts differ city by city.

Just a note, not all contractors na pumalpak ang project intended na manloko. Some just really underestimated the cost during the process of construction, napipilitan pumasok sa isang project just to comply with the preferred cost ng owner even though may idea na sila in the first place na possible alanganin ang budget. So my advise as owner is do your research din sa average cost ng construction at wag nyu na "pilitin" makakuha ng contractor na willing pumasok sa project na significantly lower than the average cost because there is a high possibilty they are underestimating.

Very informative. Make sure the architect drawings is part of the cost of the home. Heard of people being shown all these features, but was told later, oh that is just a drawing of what it could be and many of those things are going to cost extra. The buyer thought all of the things in the drawings was what was going to be built but sadly found out they were not.

Ito po baka makatulog kahit konti. Unang una po para malaman mo if red flag ang contractor is kung wala syang PCAB License. Pero if si designer naman ang mag build pwede naman yun. Then in case po. Is it possible to build a house plain, with mostly the bare concrete, and then gradually add the higher end finish with time? Or is it necessary to do the finish as you are building? I am thinking tiling, fluted panels, and other details. Say you have a 5-6 million budget, and an added 1 million per year set aside for improvements. Could you start with a plain house and then gradually add the higher end finish?

Yes, I rarely see any videos with that information. So far all I have learned is that a home built with a Hip roof (four or more sloping panels) are the most resistant to wind loads. Metal roofs that are installed with screws instead of nails are also stronger.

As a owner of mid-high end house. It’s not true. Bare finish cost 15,000-18,000/sqmz. Standard mid end with paint and stones from wilcon and fluted cost 23,000-25,000. High end cost - 30,000-35,000 and Ultra high end cost 40,000. ALL IN. Its better to choose the right architect with design and build scheme. Pinaka importante makita mo recent projects nila at maayos na tauhan. Slater’s level and his team has expensive talent fee. Kaya mataas sila kasi ang mabibigay nila sainyo peace of mind. Pero kaya rin naman ng iba yon basta tutukan mo palagi. Pinaka important icheck ang mga pipes and water proofing.

I think another thing to consider is if may levels ba yung bahay na gusto mo. If currently the ground floor is ₱40k x 100sqm, tapos gusto mo pa lagyan ng 2nd floor na 100sqm rin, it wilk turn out to be ₱40k x 200sqm. Not sure if this is the case, my parents are architects as well and we’ve talked about this before, although di ko lang matandaan yung pricing if more than 1 floor yung house.

For those who really don't have a clue, maybe you are right. I designed our home. I gave the drawings to a Civil Engineer to produce the mechanical drawings the city would city would accept. I used a bid process for *all items*, to purchase based on my specifications. That included glass, roofing, rebar, other steel (including for the trusses we built on site with my own welding equipment)... We hired labor and made our own hollow-block. I had a ready-mix company pour the foundation, posts and beams. I am not sure how you were configuring outside parts, balconies with canopies, carports with trusses and roofing. I built my house eight years ago, and so labor was less expensive. Our place outside is concrete, plus wrap, plus skim coat plus paint except where there is tile. Inside I have double wall construction (blocksteel stud-fiberboard) for running all electric and plumbing in the gap, plus for insulation purposes. The electrical mechanical the city and the electric grid provider drew, (the electric provider didn't like what the city approved) BUT I didn't like either. the were a mess, inefficient and unsafe. I ran three wire fully grounded double insulated wire throughout the house and have distribution panels on each floor. And I didn't put all the aircon in that they called for because my home (in one area I only needed one 2.5HP as oppsoed to the 9HP they spec'ed, as the double-wall design is far more energy efficient. If I had used an architect and a commercial contractor, I would never have gotten the home I really wanted and wouldn't have been able to build my home with includes a high concrete fence around the 1000M property, for what it cost me. As it is, including all and the lighting, the electric gate motor, the electronic manhole gate latch with remote video and all the rest, my ~500SqM two story building cocts under ₱10,000,000. So maybe you are right for those who have no clue.

Ang permits pa, and yes the Geodetic Engineer, Plumbing etc...And like a car, it doesn't end when you move in...and maintenance pa...hehehe! What we learned as an architecture student in professional practice on how to estimate a project cost is based on areas, whereas enclosed, covered, and open areas have different estimation costs, and 10% of the total was given to professional fees, which are the architect and engineer.

If your land is 100 sq meters, and you build on a floor area of 200 sq meters because you have a 2nd floor, then you take 20k and multiply that by 200 sq m. (It won't make sense if it was land area as you said because if there were 10 floors and you will never pay using land area -- then 20k times 100 = 2M -- for 10 floors, only 2M? )
