I weekly check in si when I am ready to pull the trigger, I understand the market well. Almost pulled the trigger a few weeks back. But got suckered into one of those houses covered into a strata... Vancouver has some creative housing options...

These videos are very helpful! Thank you for making such valuable content. I’d like to suggest making a video about what it’s like to move from US to Vancouver with specific details on things to know about when moving internationally. Basic things like taxation, insurance, useful apps, banking etc. aren’t always obvious and knowing the right resources can go a long way.

Some of us are on a long journey to moving while we tie up lose ends and address financial, career and family changes. We're taking time to understand the market, and government benefits and services. Differences between health care from BC to other provinces, cost of dental services compared to Ontario, Quebec or New Brunswick. Other noticeable differences that could make the move easier. For example, are there tax benefits or incentives for retirees? What programs or services are available? Public swimming, access to trails. Winters can be dark and cold for a few months, having access to trails and facilities can make that much more bearable. But also, those videos where you take a deep dive into a community focusing on a typical home is excellent too.I know its a long list but you did ask ;)

Greengrocers are potentially cheaper and better in Vancouver city because there are more independent Asian grocers at least around East Vancouver. I really missed the Chinese and Italian independent shops when I moved from Commerical Drive to Burnaby.

Access to Chinese grocery stores is important to me. I especially love the rice noodles. I like Kits and Grey point, but not the idea of driving or taking transit to Richmond every time. I'm happy to see a T&T downtown allowing access from the 14 or 99B to waterfront.

@ordinaryfilmmaker @helenelittmann8875 there are small green grocers scattered throughout Vancouver...and Kits has a few. But certainly some areas have more than others (I'd say Commercial Drive and Burnaby Heights in particular). The older areas tend to have more while newer areas seeing more development see those businesses leave.

Great video and very informative, can you make a video of what you can build with the new bill 44. Backyard suites etc . Hopefully a detailed video of single family lots that can be converted into 4 units etc etc. Vancouver,Burnaby and Coquitlam. What rent would cost for these new housing product to market.

Great videos... Born and raised in North Vancouver. Lived everywhere and ended up buying in Burnaby, Deer Lake. Central and a great place to live. Crossing bridges are bad especially to/from North Van - Not the place to live. House prices in Lower Mainland too diverse to compare averages.

What I want to know ( I am from the Netherlands but anyway ), is there also a 'social housing program' in Vancouver? In the Netherlands there is a municipal provision that a % of the available houses for rent ( existing or to be built ) are destined for lower incomes, 'social' if you want. This measure prevents that all houses are being bought by investors and that they can ask ridiculous rental prices after 'some refitting work'.....so basically I am asking: is there a normal social/working class in Vancouver that can actually survive in this beautiful city? Thnx, great channel!

The City of Vancouver has a provision that all new, (mostly large scale) condo (and some purpose built rental) housing projects have to have a minimum % of units that have to be non market, rental, and/or affordable purpose built rental. The Provincial and Municipal governments incentivize the building of rental buildings, with a mixture of market, non market and social housing. There is also legacy social housing that were built in the 70s-90s, many self run coops, and government run social housing. These projects tend to be much cheaper than market housing, and as such have enormously long or closed waiting lists. We are in the middle of a housing crises, and there is currently a lot of pressure to solve this problem. So it’s an evolving situation.

What they don’t tell you here is you have to have been a resident of BC in order to qualify for this type of housing (I think it is at least a year) and many BC native or longtime residents are interested in this type of housing with long time waiting lists, etc because there is not enough of them with the lack of available land in Vancouver proper as one reason.

Right on @IanForsythWestCoast. We had social housing that was built from the 60s - 80s roughly but those programs were stopped in the late 80s (maybe early 90s?) as budget cuts were introduced (and just as housing started to take off in the late 90s). About 20 years ago the civic government began to see the problem and sought ways to encourage the construction of rental housing again...and within the last 10-15 years other levels of government have become much more proactive ensuring a portion of development is catered to the "middle-class".
