When you find a property, don't be afraid to DEAL... We've learned that most properties are WAY overpriced and most people are asking twice or even three times what they hope to get. But offering them WHAT you are willing to pay, you can easily get a great deal because...this is a buyer's market and EVERYTHING is For Sale. Motivated Seller prices are MORE accurate to the market value.

Love the topic. We have been mulling buying/renting. Real Estate search engines only bring up well known companies. Would also like to hear something on HOA’s. We have been warned to stay away from those by about everyone.

Yes...HOA fees in MY OPINION is a scam, BUT, some places with reasonable HOA fees are worth the money because they are actually providing services and amenities ...i.e. lawn care, swimming pools, gym & etc. Just stay away from the scams that charge hundreds of dollars and don't really provide value for the HOA fees. I would definitely RENT before buying! You need to know what is actually happening in that location. i.e. The weather, THE DOGS, the utilities, the internet signal...etc

No question - rent before buying. I was in Costa Rica for more than a year before I bought, and because of this I was able to sell for exactly what I paid, when I briefly ended up in a financial bind. Normally foreigners can't sell for close to what they spend because they buy without the insight of feet-on-the-ground experience.

Wonderful videos! Thank you! The only problem I have found is that there does not seem to be any way to download the pdf files that you mention in these videos. When I scroll to the bottom of the screen there is no link to download pdf. My only computer now is my newish iPad Air, but I don’t think that is the problem. We will be heading to Costa Rica soon, to explore various areas and choose the area we would like to live. Then we will look for a home to purchase there. We are in the Bay Area in CA, so we will definitely be interested in a mountain home, with fruit trees and room for a garden. We already sold our home here and are staying with friends temporarily. Agreed though I acknowledge the fact that renting can be expensive and hard to find. Having lived in Brazil and a few states in the US, renting first to get the feel for the areas and what will suit your needs best is smart. When we moved to Maryland, I was anxious to buy a house immediately but we rented for 2 years. Where we rented, I could not imagine wanting to remain, but now I love it and can’t imagine living elsewhere for the time-being. That said, I dream of and can’t wait to move to Costa Rica. We’ve been a few times and I am absolutely head over heals in love with the country! The people and the land are beautiful and I feel at home very time I’m there. Pura vida!!

You have mentioned you are not realtors, so I'm just trying to figure out what your motivation is to do all this wonderful work for those of us considering moving to CR in retirement. I absolutely LOVE the mountain cabin!!!!!!! I went to CR in Dec 2012/Jan 2013. I thought I rememered people telling me that sometimes when you purchase a home you do not actually "own" the land. Not here in Costa Rica....if you have a good lawyer, (honest lawyer) who has checked out the property and you have a title in your name or the name of your corporation. ... Then usually NOT a problem. Only possible thing is if...you go visit the US, or leave your property unsupervised...for a few months... Don't be surprised to find squatters on your property and it's hard to get them off or...come back and find the Ticos have stolen the roof off your house. VERY IMPORTANT to always have a housesitter when leaving your property for any length of time.

Hello. Thank you for all of your helpful videos. We are working with a Remax realtor near Playa Flamingo. She described the real estate market as a seller's market. Do you believe this to be true? Also, do you feel moving to Costa Rica, buying a property with rentals (2 casitas) and earning money that way is a good option? It sounds like we would not be able to work in Costa Rica so buying a commercial property seems to be an option. Thank you!

This is MY opinion...I am NOT a realtor, but this is a Buyer's Market!!! A seller's market is where you don't have much to choose from and everyone is buying property. NOT THE CASE in Costa Rica. Here...EVERYTHING is For Sale and very few are buying. Even if YOU don't see a for sale sign and you are interested in the property, if you contact the owner...he will most likely sell. EVERYTHING is for sale and you can get CHEAP property...IF YOU ARE NOT dealing with a Realtor. I HOPE your realtor is honest, however, I have NOT yet found many honest Ticos and never found an honest Realtor. Everyone sees Gringos as a $$$ Dollar sign. Sorry...just stating the facts from my perspective. I strongly suggest talking to several different realtors if you insist on working with one. But knowing what I know NOW...I would find the properties...talk to the owner and make an offer myself. Common Sense says...A realtor gets paid on commision. Is it better to sell YOU a 500K property and make a big commission or sell you a 100K property and make a small commission. (food for thought) YES....buying real estate and renting is a great way to make income, or work online if you have the skills. Keep in mind...YOU will NOT get the same rental prices as in the US...so it will take a LONG time to get your investment back UNLESS you are in a very touristy location.

The prices you see in this video are regular prices that are listed. I'm sure a lot of the houses are owned by Gringos....but many are owned by Ticos. Almost always, Ticos will try to ask way too much, thinking that Gringos have too much money. So, it is best to make them an offer of what you are willing to pay. At the moment....EVERYTHING is for sale...so if they want to sell....THEY MUST come off the Gringo Price.

Perez Zeledon has a lot o great and cheap properties. The best thing to do is just buy the land and build the house yourself unless the house is cheap. I just bought a small property 4300ft2 and will soon build a wooden cabin. I know the land is small, but good enough for a small cabin and I bought the land for $5k. The cabin will be around $15k. So that is only a $20k investment. I could then sell it for double that

Do you think you paid the NORMAL Tico price for the land? Where was that land located? Was that land about 400 sq meters?

@@UNBRIDLEDLivinginCostaRica I think it was a little below the normal price. And yes, 400m2. I'm in SJ and for that same amount you will have to pay al least $30k so I find it dirt cheap hehe. I have seen heacteares for around 10million (18k$)

In Costa Rica....you will see a lot of rough stuff....keep in mind that Costa Rica does NOT have building codes like the US. However, in the bigger cities...you will see some really nice buildings and homes. We'll do another comparison video soon on more upscale homes.

Pardon my 'Frenchness' as I am French, but the constructions I see in CR appear to be the exact opoosite of the old or even recent houses here in France. Thanks anyway, I am a very happy subscriber, and I really plan to move to CR, probably visiting next year, 1st.
