Lancaster has more of the residence and Palmdale has more of the businesses

This is not completely accurate information and is very incomplete. I live on the west side of Palmdale in an unincorporated area. You can't go by his stats. I bought two years ago in a house built in 1955 for 255,000. The area is very safe with great neighbors and less crime. The utility bills in Lancaster because of some deal between SCE in Lancaster and the city and the solar companies thus having solar doesn't always lower Lancaster utility bills as much as they should be. The transportation issue is true. I have to pay 350 dollars a month for gas and I take the Forest Hwy to work. You really, really, really need to look at crime stats within the regions you are considering. Someone I know bought a house on the Eastside of Palmdale for the same price I bought mine. There is constant crime, shootings, robberies, etc in her area. Not worth it. The first thing I checked was the crime stats in my area. I kept my doctors in the San Fernando Valley because I don't think the health care is as good up here. Because I am in an unincorporated area, I was able to choose Clean Power Alliance to deliver my energy and even though SCE still bills, my monthly bills dramatically dropped. One huge drawback to moving to the Antelope Valley from LA is that you will have 4 utility companies instead of 1 or two. My DWP bills were always reasonable but when I moved up here, I was gouged by SCE until I chose CPA as my energy provider. Since then, my bills are lower and more stable. Except for LA County waterworks, the utility companies are very predatory in the AV. Except for a couple of schools, the schools suck so if education is a priority, it is better to rent in another area so your kids can get a better education . That wasn't an issue for me as I don't have kids. Whatever areas are in the Snowline Joint Unified School district would be better if you have kids as well as of course, Santa Clarita and Simi Valley. Here are my recommendations if you are considering buying: 1) Look into Cal HFA, LA Country programs or the Rural Home Loan Program if you are having trouble coming up with a down payment but your credit is ok and you have stable jobs. I used Cal HFA and I am so glad I did. 2) Buy LESS house than you can afford. Let me say that again. Buy LESS house than you can afford. I qualified for up to 305,000 dollars but bought for 255,000. I would have been in real trouble trying to pay a mortgage on the 305,000 house. I bought a basic house with a new roof and new flooring. There is nothing fancy about the house but it is in decent condition. 3) You will most likely have to pay supplemental property taxes about 6 months to a year after you move in so be ready for that. I was able to streamline to help pay that (but you can't do that anymore with Cal HFA) 4) CHECK THE CRIME STATS and find out if you have community mailboxes or your own mailbox. Do NOT buy a house in an areas with community mailboxes. They get broken into all the time. Mail delivery seems to be a problematic issue up here. I was lucky that in my unincorporated area, I have my own mailbox and a great mail delivery person. Package thefts abound but in my little hamlet of older homes, it is not an issue. Sign up for Informed Delivery for the Post office and have your Fed Ex and UPS packages rerouted to local pick up locations. There are many UPS and Fed Ex stores so it is not an inconvenience. 5) Join a Facebook group like AV Scanner News and watch where most crime is occurring. Challenger/ Ave K and such in Lancaster have massive crime. Do not buy in these areas not matter how nice the house looks. In addition, some nice areas have lots of crime issues. There was recently a series of robberies in Quartz Hill and a couple of home invasions. I might live in what looks like an older run down area of the west side, but am much safer here than in Quartz Hill. Criminals go where they perceive the "wealth is," thus some gang bangers targeted residents of Quartz HIll. They were caught but not before traumatizing many people. I think the Sheriffs up here are far more responsive than the LAPD so that is a plus. Again, always check crime stats and talk to at least one resident of the area before moving in. 6) Do not buy in an area with an HOA. I specifically made sure there was no HOA for my house. Not worth it to deal with these fascist entities. 7) Pay for an inspection. It is worth it. 8) Decide if buying a house is really, really important to you. If it is, like it was for me, and the AV was the only place I could afford, go for it. I didn't want to live in fear of being given notice by a landlord and I didn't want to be told how many pets I could have so I bought in an area where all my neighbors have lots of pets. Love my neighbors. They are fabulous. 9) Never take out a HELOC. Never. It's not worth it. If you run into trouble like what is happening now with COVID your house can be taken because that loan is not in your mortgage but your house is collateral. 10) In my opinion, Palmdale has a more competent mayor and city manager. Lots of exciting developments are coming in Palmdale so I would recommend the west side of Palmdale to live in over other areas.

2nd barricade situation in a week. Constant overdoses and robberies. One local news organization is recommending people do not go out at night in Lancaster. Then there are the constant shootings

I take the Forest Hwy to Big Tujunga Cyn. You can also take the Forest Hwy to Angeles Crest. I work in the Northeast SFV so my drive is an hour each way

Really you can 't go by a spread sheet if you are thinking about moving to the AV. Learn about all the areas. I am in a redevelopment area of Palmdale that is close to stores yet very close to rural areas. See my comments above
