I've been following you guys since I started sailing in 2014. I moved to the Appalachian mountain range to enjoy a secluded lifestyle. Just a tip. If you are going to move forward with this business plan, keep it close to the populated areas. Mountain folk will not appreciate tourists or an Airbnb site

Look for property that has something intrinsically great. A trout stream, hiking trails to a great view, a great view. Reasonably accessible to town, main roads and ease to other area attractions, restaurants, shopping. Also, depending on location and elevation, watch for orientation south facing gets more sun...

Have been watching you all since we found you during Covid. I love your adventurous spirit. And Jordan, after all these years we can tell you thrive on projects. However, hoping you take what you learned with Atticus I, and how much more time and work it took. Even though it won your heart in the beginning. You both were so excited to start sailing, the obvious of the boat's true needs was dimmed by your excitement. I remember in later episodes you had mentioned a few times that you had jumped into getting the boat when you should have thought it through a little more. That being said, please take what you learned into consideration when buying your new place. And add to that, you'll have two young ones, one of which will be newborn, and Desiree won't be able to help you like she could on the boat. We all want for your happiness and well being and love your family. Having faith you all will make a healthy choice for your family that we all will be excited for you. And not a property that we end up being like... "Dude!! Noooo!" :D Enjoying the journey with you. Wishing you all a beautiful Christmas. You'll get to see what winter and lots of snow is like. Looking forward to little Isa and Oso's reaction to snow for the first time. :)

This is the area. I can tell you once you open your rentals we will be there. You aren’t too far from Charlotte. Also a polar plunge is breaking through the ice, which you will experience. You will see definite season changes. The fall is beautiful. As a side note a few years ago we spent a long weekend in the mountains, on my I pad I played the sound of a whippoorwill and in a very short period of time we were listening to chorus of whippoorwills. Also you have to bear proof your trash cans. I envy you and your new adventures. Have fun be safe and see you next week.

Grew up in Appalachia. It's not crazy uncommon to have the washing machine inside so the water lines don't freeze in the winter and the dryer on the porch to not heat up the house in the summer. Central ac wasn't as common when I was growing up (I'm in my mid 50s.) For the hottest days a window ac unit might cool one room in the house and most of the time inside was spent in that room. Sometimes the primary adult bedroom would also have a window ac unit, but kids could camp out in the living room on the hottest nights.

I was shocked when you decided to sell Atticus, but I continued to follow......and I'm glad I did. I can only understand to well what you're doing. You look at any KZbin channel that builds cabins, refurbishes homes or lives in a place like that will absolutely get views and put you and your family on an amazing journey to a homestead, all your viewers will cherish. I said it once and I say it again......There is no greater courage, strength and devotion than motherhood/parenthood..........except.........."Refurbishing some shit hole in the middle of no where"...........woooohooo bring it on you guys!!!!!

If you are willing to put your adventures on hold for a bit, you can accomplish anything. Remodeling may be far more complicated and require more time and budget than starting from scratch. Since you are young and adventurous, this is the best time to be building from scratch. It’s important to be able to return to something you can call home, especially with the kids. If the house is completed the way you want it, the rest will be easy and you can enjoy your hikes and adventures. Having built three of our own homes and attempted two remodels, doing so many projects can be long and intense, and can make one feel like you aren’t getting anywhere. With a limited budget, remodels can take longer and be more challenging when tackling the repairs and unknowns. They tend to absorb your budget faster because you can’t adequately estimate the complete costs like you can a new home. Take it in baby steps so you see the accomplishments. Once you are 50 you will want to be able to enjoy life without projects so do it all now.

As I was watching this episode it reminded me of when you started refurbishing the first Atticus. I think I remember you saying that looking back, that boat was too much work and you would’ve been better starting with something in better shape. I think that rule still applies. Good luck in your house hunting, I know it will work when you feel good in your gut about it.

I hadn't realized that Smokey Mountain National Park had such high usage. Though that would explain why it was incredibly covered in trash and garbage. My woman and I chose the far SE corner to explore because it seemed like that would be the most remote. It was truly horrible! There were 2-3 feet of trash (total depth of accumulation) thrown everywhere around the cars in the tree covered parking area. As we hiked away and up the hill, the trash thinned to the point that it finally became grass and leaves after about a half mile. But with no shortage of litter everywhere in sight! Maybe local visitors bring household trash to dispose of it? The trail was precisely sloped without variation for most of its length. There were zero places with a view. Not even a rockslide or cliff. When we got to the top, the trees surrounded the clearing so there was no visibility of the peaks. There was a fire watch tower which could only handle a few (less than a dozen) people at a time.

Glad you checked out Gatlinburg. Dolly Parton grew up in the meigjbpring town of Pigeon Forge and when she made her fortune sha came back to hwlp her hometown grow & prosper too. She had her own Amusement Park (Dollywood) and the place grew to be a very popular destination for fun and adventure. She certainly helped everyone.

13+ MILLION visitors a year. A huge plus when owning a BnB. I hope you don't consider depending on AirBnB to cover your costs. So many verifiables out of ones control. With so many visitors to this area there must be a Chamber of Commerce or Lodging Association that can help with lodging numbers/needs, visitors nights etc.

Quick random info, for those piers on the ground, you can build a square concrete block and have the piers mounted on that concrete in order to get them off the dirt. We did this on our last home on the advice of our engineers/inspectors. Great solution for us in our old house.

That thick wooden area can be tamed with some work. A brush hog and trimming the lower tree branches could help with the view. I liked the hillside property. Be a cool place for treehouse cottages.

Loved the episode! I would suggest that you guys dig into winter weather conditions for some of these areas, as it might be a bit of a shock for you folks coming from years of winters in warmer climates. The houses you have viewed leave me with questions about their insulation and energy efficiency. They all look like they have 2x4 walls & limited insulation. Obviously, with places that look like they would require a full gut & rebuild, you would get opportunity to make sure that efficiency is addressed. If it were me, I think I would price new energy efficient windows, and before replacement I would remove the exterior cladding & install rigid extruded polystyrene insulation to the full exterior. That requires all windows & doors to be moved out a little. This reduces all thermal bridging & gives you the best bang for buck regarding R-value in an older home. (Even great value in newer homes, without the inside mess & potential off-gassing of spray foam.)

I know if I were looking in that area I would need someplace that would have some sunshine so that I could have a garden. Also, I would think roughing in utilities and septic system underground is not easy in the mountains.

We’re still “between houses” too, I can’t remember if you guy’s went to Elijay, it’s above Jasper, in the North Georgia Mountains. I’ve noticed that the Cabins and house’s seem like they’re in better shape there , and I’ve never seen so many properties that had a small little house or cabin on it, besides the main home. A lot of them also have shops or stand alone garages that would also work for Airbnb’s. We’re currently staying in Airbnb’s while we were looking and now until we close, but the prices in North Georgia for these “vacation rental’s” are higher because there doesn’t seem to be as many. We looked at what they called a Barn-domenium , that was small and New, they were renting it for $1200 and up per week. I can’t wait to see what happens and what your final choice is, I know it will be unique and successful though!🍀

You are looking at remote properties. If this will be for long term, have you thought about schools for the kids or do you plan to homeschool them? Personally, this area is great for a vacation but not my cup of tea for living full time.

After watching the channel for a few years, it's apparent that Jordon is handy with fixing, building and repairing. But building material costs have really gone up in the last few years and sometimes a 'fixer upper' with so much dry rot, bad roofs, foundations, electrical and plumbing and all the rest, costs can add up VERY fast.

INMHO: You have survived some incredible challenges as a couple and now parents. But going down the fix-r-upper route can put an incredible strain on a marriage. Ask me how I know. My suggestion would be to find a livable property requiring maybe some paint or in a perfect world move your trailer onto a great piece of property and start with new construction. Great channel, miss the boat but love your new adventure.

NPS restocked them in Great Smoky National Park in the ‘80’s. Elk were indigenous to the eastern United States until the advent of white settlement.

Elk used to range from NY to Georgia. Where I live, in PA, they become extinct in the 1800s due to hunting. They were reintroduced but there were a lot of conflicts with farmers because the elk caused crop damage. PA has a small population in the north central part of the state.

With that said, our Light Dawns on Marblehead Award for Self-Realization goes to ATTICUS. Congrats, and as they say, many are called, but few are chosen. Plenty of damned fools set sail assuming they can overcome their anxiety and lack of experience by simply plowing ahead against all gods. Neptune eventually catches them out. Thank you Jordan & Desiree for figuring out what we viewers knew all along. You two are much better suited to 4 wheels than the high seas, and bonus: there is always a Walmart just down the road! With the properties you have been looking you would be better off to buy existing and build new. A pole barn home is a simple and cost efficient with a lot of flexibility. There are plenty of videos on line with family’s doing their own build.

I would not want any property with bathrooms that open into living areas. That is TERRIBLE Feng Shui for a house to have. Your friend had a great tip about looking for properties. If you are only going to be doing short term rentals, the property HAS to have a good location. I would look for properties with restaurants and markets no farther away than one mile from the home making it somewhat walkable.

Voice of experience here. Tearing those houses down or buying vacant land will be easier, cheaper, and you will get exactly what you want. Those houses were so cheaply built, they aren't worth rescuing.
