This is the first episode of the build out of a 1000 sqft barndominium. the shop is 40 x 50 x 12 and is situated on a 60 acre ranch outside of Fort Worth Texas. The living space is 1000 sqft 2 bedroom 2 bath with a nook style kitchen.
Total building construction cost is projected at just over $100k including septic installation. The property has access to Coop water so water well construction was not required.

Any chance you could share the floor plan? I am looking to do the exact same build with my wife. We just purchase land and plan to move into a simple home on it and this exactly what are looking for.

This would be a fantastic candidate for rainwater collection and solar but i do-not believe the owner intends to incorporate any of that technology into the building

Is the insulation just vinyl enforced or spray foam with some sort of barrier? Currently about to start a build near Houston and I’m wondering if vinyl enforced will be sufficient with moisture being a metal building in Texas and cold inside

Just vinyl backed insulation on the building . The living space will be insulated with traditional baton insulation in its walls and blow in insulation in the ceiling.

@@Aaron-cy6pu The slab and building shell 40x50x12' with windows, doors, insulation and two small porches was right at 36k turn key. We had many issues with the metal building contractor and I would prefer not to recommend them. From what I've seen this price is about average for contractors in the area.

Shouldn’t the steel building window openings be framed before a wood framing is done?

generally yes. however the windows were on backorder so we worked with the building contractor to let us begin framing before the windows were in place. It is not the most ideal method but it allowed us to stay on schedule with this project

is the framing not able to be framed between the beams? Anyone know a method to attached the framing to metal framing?

It can but, because the c purlins were put in at 8' and we had decided on 9' ceilings we had to shrink the footprint of the living space and frame it within the purlins. We could have built a short wall above the purlin and tucked the main wall below the purlin but due to cost and increased timing to make this change it made more sense to sacrifice 3.5" of floorspace on the exterior walls. you can attach the walls with a self tapping screw if desired but we opted to keep the building and the home independent and only attaching it temporarily during framing. This allows the building to shift during high wind situations and not affect the structure of the living space.

What company is the shell only from? And how much was shell only.

it was custom built by a company in DFW. unfortunately we had many issues with them so i will not be recommending them. The price for the shell was 38K which included the slab, doors, windows, insulation and associated labor. Keep in mind this was built in Spring of 2020 so Covid pricing had not boosted material costs yet.

it is but it is much more labor intensive, plus these steel structures do have some flex so installing drywall across the structural members of the building could lead to cracking over time.

Not sure I would of framed the outside wall like that, alot of wasted lumber. What was your reasoning, extra insulation?

I'm all ears, how would you have suggested it be framed? All Steel framed barndominiums I've seen are framed this way. there just isn't anything to put the interior sheathing to unless you frame it this way.

@@diyfi7087 I have come across a few buildings that have horizontal 24" nailers, very minimal just to hold the rock or paneling Definetly not 16" on center. This also helps maintain the open space and vaulted ceilings. Please understand I was not "talking crap" on what was done, very professional standard stick home construction, looks great. I was honestly asking why this method was used. I can definetly see the benefits, going to be very energy efficient. You could actually just take away the steel building and you would have a stick home ready to go. Was just trying to gain some insight.

@@johnsmith-qm1mr same here, I wasn't offended by any means. was genuinely curious what alternative options you had in mind. This building was built with a barndominium in mind so there is only one purlin on the wall which would make it difficult to use the steel structure to attach drywall to. We could have gone with 24" centers on this build but this was before lumber prices had gone up (literally framing package was delivered the week before the huge initial price hike) so saving around $100 was not worth the change from standard 16" OC framing to 24" OC (it would be very likely be considered today with current lumber prices). From a structural standpoint this is better and is for the most part independent of the steel building as you stated. Also, this building is not designed for the additional loads of drywall or any interior sheathing so the home portion had to be independent with the exception of tying the corners into the building to keep everything nice and square before drywall and sheathing went up. ideally we would have installed the walls underneath the purlins but due to an error in the metal building construction the purlin was put in at 7' instead of 9' which would have allowed us to tuck the wall under the purlin and gain about 4" of floor space all around the living space. to remedy this we would have needed an entire new sheathing package so we opted to just move the walls inside of the purlins.

total cost was just under $100K including septic and 600' of water main (not including land)

It is to some. The owners of this building went from over 3000 sqft so to them, it is pretty compact.

It’s not tiny. It’s practical, affordable, efficient, and liberating. The 3,000+ square foot “McMansions” are going out of style. They trap people in insane mortgage debt and energy trying to keep it maintained.
