Hey Jeff! Great video and super quick work as always! I saw the gate in the back yard has a diagonal brace from the top hinge to the bottom swing out putting the weight of the fence gate under tension. If you swap that cross brace around it'll be under compression and more reliable not relying just on the screws holding the way to the fence. So going from top of swing out to bottom hinge. Thanks for the content and love your work!

Jeff, the house sure is a nice one! real nice! and big. you doubled up on your work and time and never lost a second after last winters problem you had. up to 4000.00 dollars to build a bed like you made priced accordingly to sizes. You ever get a Malinois that dog will make short work of your fences. They'll just jump over them and jump back in when they feel like it. You have to train those puppies to be good from the start or you've got a nightmare on your hands. They food train and can be trained to watch where you're standing and get out of the way. I think you can teach them to do your taxes, they're really smart dogs.

Maybe it's just me but it seems like building the house is the easy part. It's all the little details towards the end that seem to take so long. The handrails look great. Love the countertops. I just saw the guys on This Old House put in a reclaimed board backsplash on the kitchen sink and it looked great. I think a live edge backsplash on Ms Hannah's kitchen sink would be a perfect match. Preciate the update.

Instead of dummy doors for the back. Mount them like sliding barn doors, they would add protection from just having the glass doors. They bust the window and reach in and unlock. Extra layer of doors would add protection while away on trips.

jeff, looks great. one thing to consider is a block below the bottom rail on the railings (in the middle of the section)... only because every kid on the planet immediately will step up on that bottom rail to see over and it can sometimes make each section sag. Great stuff! congrats.

Ya might do things a bit different down there but, on the gate, the diagonal brace is meant to run the other way from the bottom near the hinge to the top on the other side. That way when force comes down on it the gate cannot push out of square. If a kid swings on the gate, it will sag the way you have it. Each to their own.

Jeff, a small little detail I like to add for the latch is a bushing in the post for the slide. If (when) the gate changes orientation through drying/swelling, the latch pin will slide into the post w/o sticking.
