IDK how I ended up here watching crawl space videos lol, but what I don't understand is why don't people just make it cement down there? Why does it have to have all that disgusting dust / dirt? Is it just cost savings and not wanting to invest material?

I have a basement not a crawlspace and I have learned so much from you. My dehumidifier runs constantly. Granted I tried to get cheap and leave it off but ended up with mold. Having a chronic illness I got motivated but the cost of running that energy hog has me trying to learn more about it. Fieldstone foundations suck. I have labored over tuck pointing for years and still aren’t even close to finishing. But it’s now obvious where the moisture is coming from. Thanks for sharing your knowledge.

Great video. My crawl space had the perimeter drain on top of the ground, sump crock too high, blown on (wet) cellulose insulation on the walls, and unsealed plastic on the ground. I researched and found CS Ninja's information and store to completely renovate my crawl space. They have great materials/equipment and how-to videos. Also sealed all my duct work. Totally awesome crawl now, and air and comfort of our home was improved! FYI I spent around $4k in materials ($2k) from Ninja's store and installed everything myself over a couple months. Thank you!

I purchased ALL my supplies from Michael some time back (he did not ask me to write this!) - I communicated with him personally several times for advice as I intended to do my DIY crawl space. AFTER several crazy estimates (VA) I could not afford it contracted out, so I and my boys gave it a shot. We watched videos as well. My CS was extremely hard to do with the highest point under the house at less than 3.5 ft. It took numerous weekends but we got it done. The 2K spent with CSN - saved me 25K. We also installed the vent fan and installed a dehumidifier. TURNED OUT AWESOME .... now I need 2 new doors and I am watching Mikes guy do that. Thanks Michael!!

I'm thinking of doing the same. Although I am extremely afraid of spiders. I may have wear a full hazmat suit and tape up every opening 😂. The only thing I'm thinking of paying for, is the removal of my joist insulation and treating the frame with the blue mold treatment. Did you do that too?

Last time I dug in the ground I was a child and it was fun. Those days are over. I'm 62 and it's not much fun digging around my foundation and inside my crawlspace. But it gets exciting when I think about the result this work will have on my property.

It's not just your knowledge that keeps me watching your videos but it's your integrity and giving credit to God. Do you guys work in the Norfolk, Virginia area yet? We have had an issue with our crawlspace for over ten years. We have been trying to do the work ourselves but we are getting overwhelmed.

What's scary is that job didn't look all that bad compared to many crawls spaces I've seen. I've been in the construction industry for 35 years and it seems like the crawl space, water proofing industry has become loaded with people of "questionable business practices". However I would imagine it's not easy finding a work force that wants a career in nasty place. Thanks for the videos and having pride in the work you do.

Love your channel, watched for a year or so. I water proofed the block walls of my house from the exterior after seeing puddles of water in crawl space. House is in Western NC. My self and 2 labors dug out dirt 3’w , 8’ d to 13’ deep by hand. I used Thourseal on the wet block down near footer and blue liquid rubber on dry blocks. 2 Coats of each. Then dimple board, ran 4” pvc pipe all the way to end. Installed big sock of Geo fabric then 15 tons of granite gravel. 1 1/2 years and no water. I can send photos, have plenty. I want to correspond with you on how to proceed with the encapsulation. I will try calling you. Thanks John M

My wife and I are thinking about a 1830 Dehumidifier Package kit from you guys. I have been watching the videos all day. we are about to get an old farmhouse and i think the is is exactly what we need. Well, maybe overkill. This is exactly why you do your own research and do it yourself. There is no reason some plastic and foam board even with labor should cost anywhere near $25,000

You're right, just plastic and insulation usually do not cost this much. However, when you include costs for humidity control and water management, plus the size of the crawl space itself, costs begin to climb. The BUILD channel (with Matt Risinger) recently did a video on this, and confirmed this solution for crawl spaces. He said ideally, you either have a full conditioned crawlspace, or you have a basement. However if you don't have either, then either consider having closed-cell foam sprayed under the floorboards (after the crawl space is dried out), or consider having it rehabed, where they full condition your crawlspace. Otherwise its unsafe, unhealthy, and could ultimately cost six-figures in major repairs.

All I kept doing was shaking my head and thinking, "what in the actual heck" at everything you were showing... This is just... horrendous? To say the least? Thank you for doing such an amazing job of explaining pretty much every aspect of a crawl space and how utterly awful this one was done prior to your assessment. There are things that even a novice would be able to notice, and then so much only a professional would have the knowledge on. You're definitely saving people a lot of time, money, and headaches down the road.

we dont recommend putting tape to the wall or anything other than vapor barrier, we mechanically attach it to the walls. and if for some reason you cant we use christmas tree fasteners

What is the best way to join the vapor barrier plastic parts together? Tape? Glue? Glue + Tape? (All it takes is 1 power outage, sump pump doesn't run, vapor barrier underside starts pooling water, tape pops, and then the pool is above the vapor barrier)

Where is the next video?? I'm so curious how this turned out. Also isn't it dangerous to be around the mold without a respirator? My boyfriend recently got very sick from mold exposure at his friend's cottage. They have no vapor shield and the air was definitely musty smelling, we're not ever going back until their crawlspace is inspected.

I live in Virginia and paid to have the crawl space in my home encapsulated in 2018. They encapsulated on top of my incoming water supply line that is polybutylene . Is that normal? What happens if I have to repair the pipe?

I did a lot of research and from all of them i felt your methods were the best. I just really wish someone would have mentioned that you should keep wetting down the soil for digging your trenches towards the basin. 10 times faster and easier is an understatement. And you have a sure way of knowing which way your drainage will flow. I will share pics if anyone is interested. Thanks guys for great information.

This is complete laziness, pointblank. These people were taken advantage of and I'd be really be raising some hell, if i were them. In regards to the mold, after you clean and disinfect the subfloor/floorjoists, could you use a mold resistant paint as an extra bit of protection if there were any future moisture issues? I had a huge plumbing issue in the house I bought that went undetected for years because there was no crawlspace access - it ended up rotting all my subfloor and joists. So now i've removed it all and want to be as proactive as possible going forward. I plan on also adding some lighting and sensors to monitor the temperature and humidity there and in other hard to access areas of the house. Thanks!

The original system was built by one the Huge Pest Control Firms. I have a dozen videos like this, but I'm too small to put them on KZbin. They use a $18 Chinese-made condensate pump. The plastic has micro-holes in it. It's made for the grain and oil industry, not for crawlspaces. Most of their walls are laying on the ground. It's a shame, really

So probably its cheaper to just do a 2” concrete slap with vapor barrier underneath it when we build a new house, right? Cleaner and much easier to claw around.

If you're able to do it during the build, that can definitely be an option. Keep in mind you will still want to control humidity and if the grading is not done correctly you can still deal with flooding issues in the future.

This borders being criminal. I know this system very well. It's 6mil DuraSkim that actually is manufactured with microholes in it. The walls are "stuck "up using spray canned adhesive that will run the homeowner out of the house. They rarely use a fan at all. When I was there, they used a $79 pedastol-type Sump pump and charged $1900 for it. They dug no trenches, they don't overlap the seams unless it's convenient. They don't tape them. Honestly, the last four Santa Fe units installed by this firm were NOT working, they use 1/8" foam board to block the vents. They put a single flap of poly over the door area and call that done. Once, I charged a homeowner to remove Insulation and spray the floor joists with BoraCare. 1200 sqft house = $2400 to remove Insulation + $1800 to spray the underside. Homeowner calls me. He says "Right down the very center of the crawlspace , from end to end, the insulation wasn't removed. So if the insulation wasn't removed, how could they possibly miss that if they sprayed it?" . I got those kinds of questions thrown at me EVERY SINGLE SOLITARY DAY. It was almost comical how they somehow blamed the homeowner. At 22% APR financing, it's an absolute sham from start to finish. I made a video of two other employees that too me ON CAMERA that when the client was charged thousand$ to have it sprayed, they almost NEVER sprayed it. And I HATE THE CLEAR TOO. But it's cheap. Buying that nationwide, I was told they paid $12 per 1000 sqft. I might get a $7500 contract including $2000 of interest , and when three men did the job in 4 hours, the client might have less than $100 worth of product. One last thing. It comes with a one year warranty, and an annual renewal fee of 12% that was supposed to include changing the filter. To this day, having done 200 of the annual renewal inspections, I have still NEVER seen a Santa Fe filter. Embarrassing. I made a ton of videos when I worked there. A ton.

What trouble was the homeowner having that they called you. I have high humidity in home only over crawlspace and not basement area. No obvious water issues in crawlspace.

I'm thinking about getting my crawlspace encapsulated, and watching everything I can before I decide..I have no moisture in the crawlspace. It's a 1907 home, 1/2 basement 1/2 crawlspace. It's very dry. The foundation is brick. My interest in encapsulating is to keep the odor down -- there is an odor coming up from the basement/crawlspace. Wonder if encapsulation would help...

Also on the sump pump they used DWV pvc fittings, when they need to use pvc pressure fittings. Itll work but its not correct it also has to be atleast schedule 40 pvc, not foam core pvc

When we encapsulate we have to remove it to address mold, so we insulate the walls instead of re-insulating the subfloor. We find it works best for efficiency and it allows you to see any leaks from above that may get hidden by fiberglass and eventually cause mold.

Concrete slabs should be placed directly on top of vapor barriers, followed by subbases. A thin layer of sand can be placed next to the vapor barrier if the subbase is sharp angular gravel.

How would you go about applying the plastic to the concrete walls and pillars? I bought a house last summer and notice it was very humid in the crawl space. There is vapor barrier on the ground but they put dirt over top of it and the dirt is always damp. So I'm thinking of putting thick plastic over the dirt.

The couple should sue that company. You get pictures, video, and expert testimony, the statute begins with discovery. This clown needs to have his license revoked. I used to flip, but this last house I bought, my wife wants to keep it. I've got to fix the water damage and have gotten estimates, but its something I know how to do except now I'm 65, have #3 &#4 artificial hips, rebuilt pelvis, 6 knee surgeries, and 3 back surgeries, and I've been retired disabled for 8 years. Best company's lowest price on a 1624 sq ft house is $21,000. That's probably 8-10 sprinkler systems I would install back in 2,000.

Can you advise please? We have some old mold (black & white) on some of the floor joists in the basement. We have the dehumidifier going constantly, but want to kill the mold and clean it before I apply concrobium mold encapsulator on it. Any ideas as to the best mold killer and cleaner to use that I can just spray on and let dry? I want to find the easiest method, since some of the joist are under ductwork and hard to get to for scrubbing. This will be a DIY job. Can't afford a mold remediation team and dehumidifier has pretty much abated the active mold anyway, but we want it permanently gone so it can't ever have a chance to reactivate. Thanks, hope you know of a product...or if you sell a diy kit for this.

I’d be so angry with that other company. Maybe send them a bill due to having to get their work replaced. If it was me before anything was done the 1st time I would’ve definitely had y’all do it. Now I’m in Missouri so when I build the “tiny home” I’m gonna order everything from y’alls DIY store if I decide to encapsulate it. I’m curious tho, would these people be able to go after the other company to try to get some of their money back with having your inspection?

If the trench was installed low enough but was disconnected at the corners, what would happen? It would still flow three the gravel and into the next pipe? Correct? Or would There be a major flooding?

Yes, it could cause flooding, but the main concern would be contaminants/dirt washing into the pipe and clogging it. That is also why you need pipe with a sock around it to help keep dirt out.

Hi, Can you recommend anyone in Cinti, Ohio to fix my crawl space? We have set down with 2 companies. Long story short... promised everything... actual contracts specifically state things we were told are covered and warrantied are not! Their responses, yes but trust us, they are, we always take care of our customers. Then I point to the " There are no other warranties verbal or written." And " It is understood and agreed between parties that this is the complete agreement between the parties and there are no written, oral understanding, arrangements, agreement or warranties directly or indirectly connected with this contract that are not incorporated herein." So again, I ask... will you incorporate what your promising us into the contract. Surprise....they "can't". So sick of companies lacking integrity! **They have 4 to 5 star ratings on reviews. How is this possible? I can't comprehend one customer actually signing these contracts but evidently...they do. I then called BDry. They refuse to even come out and give a bid unless my husband and I both are present for a 2 hr presentation. Umm, no! We are both capable of handling the bidding process and communicating to eachother. Our problem is serious, causing health issues, need this fixed asap. It is a huge expense and worth it but only if we can find someone with morals , good work ethics and integrity to do the job. Would seriously appreciate any recommendation you could give.

CONFUSED:. read through comments hoping not to repeat a question. You are sealing the foundation vents but then you mention you need proper ventilation to prevent the odors? What am I missing. My daughter's house has 4 crawl space vents and I am getting ready to lay vapor barrier in hopes of eliminating the damp muskey smell coming into the house. Should I not seal all the vents to get some airflow?

You are correct, we seal all vents but one and install a ventilation fan blowing outward. This is per international building code recommendations and to also help mitigate any radon issues. If you live in an area with higher radon we recommend checking with your local building code to see if anything more strict is required. How much will the job estimate out to do it right? Are the sump pump and dehumidifier reusable for the redo?

Since we are having to correct many issues caused by the previous installation, in addition to our exclusive installation practices, the cost will be more than what the homeowner paid previously. However, they will have the peace of mind of a lifetime warranty with their encapsulation. The dehu is not being used, but we did keep the sump pump and installed a second one at the back of the crawl space. Keep an eye out for a progress video and an after video. Thanks for watching!

the vents are sealed to prevent humidity, the second questions is a very good question but we dont have an answer to that.

@@CrawlSpaceNinja imo I dont like encapsulated crawl spaces. We definitely like to put a 10 mil vapor barrier on the floor of the crawlspace and French drain, dehu etc if needed. But instead of doing a full encapsulation we use an atmox system. Basically fans by the vents that will circulate the air. The have humidity sensors. If an encapsulated crawlspace has problems then the only place the bad air has to go is up. If you can circulate air from the outside and keep the area fresh its probably better than trapping everything in. And btw 10 mil black poly looks good and comfortable to crawl on

What are the steps in priority in the encapsulation process 1 remove fiberglass batt insulation 2 spray mold with sanitizer 3 mechanically remove dormant mold 4 block vents 5 add dehumidifier 6 wait till dry 7 remove old vapor barrier 8 install new vapor barrier to walls 9 install new vapor barrier to floor 10 reinstall dehumidifier Dose that sound like a plan that would be good practice for a tall crawl with out much water penetration issues

Hey bud I just bought my first house it was built in the 50s my floors are buckling walls are bowing an in bathroom ceiling is coming down around the bathtub had cold air coming in around it so I looked in the crawlspace because the fan stopped working an where the doors are the plastic is pulled back an the foundation bricks the first 3 rows are wet any I dea how to fix I'm on unemployment so cheap way thanks

Sadly it wont be a cheap fix, if you have water intrusion you will need a water management system, and also a dehumidifier.. you can always start with a dehumidifier so you can control your humidity

Great question. That would be very expensive in this situation, the crawl space is over 3,000sq'. You would still need to lay down plastic as water vapor can still move through concrete.

Not sure if they got other quotes, but it's a pretty average price for encapsulation in our area for the size of the crawl space. It is 3,300 square feet!

Sloppy installation of good materials. The dehu should’ve been installed in the center. The barrier overlapped and taped, glued to the wall and ramset, at least a yearly inspection, vent materials poorly installed, I don’t think that particular barrier is even used anymore, the drain system is acceptable except for the install. For 25,000 before and after videos are a must.

Unfair. You can't say that all of that garbage in the back is their garbage and at the same time say that the job that they did wasn't worth $25,000. Obviously the job wasn't simply an encapsulation job they did a number of different things down there and just based on the video the encapsulation wasn't the primary job. My guess is they were called in on a flood emergency, they probably removed a whole bunch of damaged material, install the plumbing, installed the dehumidifier, arrested mold and lay down perfunctory vapor barrier. It obviously wasn't a job done well but I do feel that it was probably worth the $25,000. Sometimes when you talk to a customer and you tell him how much it's going to cost to do this this that and the other they say well I'm not going to put $50,000 into the underside of my home -- I don't see that, I don't go down there, I don't care what it looks like ... so they choose the more affordable option. Did something that caused them to call you to come out to do the inspection it would have been great for you to tell us what that was. And there was a presenting cause for the original job it would have been nice to know what that was as well.

If you are in a dry climate and your crawl space is at or around 50% relative humidity year round, you are probably okay without one. If not, then we always recommend you have a dehumidifier, especially if you're in a climate with high humidity outside.

Why don't you just open the crawl space and let the air flow (naturally or with a pump). If there is good airflow there will be no humidity.

That looks like a very known pest control company encapsulation . Very similar awful job . They use the see through vapor barrier to be able to “see “the termites activity . Such a poor job overall.

Hire a guy to pour concrete on the flooring after running a barrier and diggin tiles to direct your water away from the house. Make it a temperate part of your house, Problems solved ! warm/cool floors, worry less about termite problems, little dampness, no soil contact and seal your vents for less than half of 25k what a joke this is sad. What they don’t tell you about in “encapsulating” it’s a good way to keep the ground and vapor barrier wet which is a breeding ground for mold and insects worst of all termites will tube their way up those styrofoam boards to eat your floor joists. And guess what you will never know your house is being consumed day by day. Because this guy uses WHITE vapor paper and spray foam(which termites love btw). It looks nice but it’s not the way to go guys.

Wow, and I thought mine had issues. In my case, they’ve been here eight times now and I still don’t think it’s done right. What temp should an encapsulated crawlspace be? ‘Cause mine is at the outdoor air temp, which was 9 degrees last night.

If your vents are sealed and the walls insulated, it should be close to the temperature to inside your home if you have duct work running through your crawl space. If the vents are open it would be understandable that the temperature is closer to the outside temperature.
