Hi, I'm selling my plot and since it's a society plot so I have also done the mutation. I know how to calculate the capital gain for taxation purpose on the sale of a residential property(Thanks to your videos 😊). Buyers are asking me if they can finance it and I say 'Yes' bcoz mutation is done. One of the buyers told me that when he'll apply for financing then the bank will evaluate the property and upon the bank's evaluation it'll grant the loan amount. Now, suppose mutually agreed price between the buyer and seller is Rs 50 Lacs but the bank under evaluates the property price at just Rs 40 Lacs. Does that mean the buyer will provide me Rs 10 Lacs via cash payment( i mean RTGS)?? And what about rest Rs 40 Lacs??? How will it come to me??? Also, for taxation purpose, do I have to calculate capital gain on Rs 40 Lacs or Rs 50 Lacs???
