Hi there, I was just wondering why you didn’t use a 50mm air gap as it looks like you had the space? Also, I would highly recommend Gapotape, expensive but quicker and deals with any inevitable inconsistencies when cutting, especially for ceilings.

Leave a 50 mm vented air gap. There might not be much moisture being created in your garden rooms for it to be an issue but you may as well do it right the first time as it costs nothing and potentially save replacing the roof sooner than you like.. as soon as some you put plants and living in there it's a problem. search insulating flat roof ventilation.

Does your roof not condensate fitting your boards tight to the roof board , we tried this and it condensates badly, water running down the light wires when it got hot

Watcha Justin! Never had a single problem at all buddy. In fact if you search my channel you will see a garden room roof I had to repair after the storms left a massive tree truck stuck with the roof and I had to make the whole thing good! I show you in there the OSB exposed after being fit about 15 months ago and looks as good as the day I bought it... (Minus the tree sticking through it of course lol) :D

Hi Steve. i'm just about to upload a video showing my progress of my Garden Room. I've mentioned your channel (as well as Oakwood Garden Rooms & Ali Dymock) as great sources of inspiration & advice - without you three i don't think i would have had the courage to build my own! For cutting PIR i bought a pack of Bosch T1013 AWP Soft Material Jigsaw Blades, they're about £20 for three & they are amazing, they cut so easily with hardly any mess, there's a section of me using these blades in my video if you'd like to have a look. Thanks again for a great channel, keep the videos coming! Regards, Grant.

Hello Grant! Thats very kind to mention me in the same breath as those two icons!!! ;) And I would LOVE to see your video! Just checked and cant see the video yet, drop me a message when its live and I shall take a look! Did you find the blades cut a straight line through the PIR and didn't create an agreed cut through the board? Or was it a nice straight cut? Thats why I use the circular as it doesn't wonder but is quite messy! lol

@@TheHomeRenovationExperts The video is up now Steve. The thicker the PIR the more likely the blade is to wander, although i thought it worked fine on the 100mm i was cutting, i show the cut edge in the video.

Yeah the Bosch blades have been a much cleaner cut than the saw for me on 75mm boards and very little dust!

You need an air gap don’t put in tight against the roof 😮

Hi I’m curious to know about your roof, which I guess is a hybrid of sorts, as I’m thinking how to do it myself, I know height is an issue between warm and cold, but would a cold vented roof using 70/75mm PiR and a 50mm air gap not a better way to go for this type of building, also not using down lights but maybe LED strip lighting a better modern alternative? What are your thoughts?

Hello Mark!! Yes spot on buddy! Hybrid it is. I would be reluctant to put anything less than 100mm into the roof as it the biggest area for heat loss. And I am sooooo waiting for someone to want to go down the led strip route but no one wants it as yet! My sarks is desperate to put it into one of these builds lol ;D

It would make no difference if there was a 50mm gap, because there is no ventilation. The insulation should be on top of the substrate if you're trying to create a warm roof. That way you can guarantee there will be no thermal break. In this case every every joist is a thermal break

Bro where is the air gap above the insulation? That’s going to be mouldy and rotting in no time :(
