EVERY WORD is true that you tell people. My 20s and 30s were all stress, debt, abuse by employers because I had to be there every Monday. Two days off a week and I used to dread Sunday because Monday followed and I lived that for years. Debt is slavery.

How you save up enough to buy a house cash? Can you do a vid on the strategy of how you did it? I’m saving up and it ain’t adding up as house prices climb faster than the saving rate!
@CycleCruza
@CycleCruza 9 ай бұрын
If you can pay on a 15 year mortgage you can pay yourself even more. I never made a ton of money, it is more about what you can save than what you earn. I just stayed patient and lived dirt poor, rented a room for $300 a month and saved every cent I could and invested it. Over time it built up and I was able to pay cash for a house. Many people don't realize but you can get houses for pennies on the dollar if you can pay in cash and even a traditional purchase you can get a better deal like I did with the GA country house.

being debt free is great. I'm currently debt free myself. However, investing in real estate and the stock market is essential. Open a roth IRA account and max it out and invest in index funds, like the s&p500. Also if you have a 401k, get the employers match. A lot of companies are not giving out pensions anymore. Live below your means. Then sit back and watch the sparks fly.

I may be twice your age (or more), but we have much in common. 25 yrs ago I was almost $50K in debt, fearful of losing my debt slave paycheck job, and living beyond my means. The path out was like yours; Self employment, pay off all debt, and not buy anything I couldn't pay cash for. Not everybody can do this. I can see the incoming "but how could I ever work for myself?" comments now. Those people need to keep working for the man and sending their bankers on an annual cruise. Someone has to be the debt slaves.

The people that preach about good debt are the people that are out to build as much wealth as possible. But there is a personal factor too like you mentioned. Having everything paid off sounds like one less burden, and requires less monthly cash, so gives you more freedom to have periods of unemployment or to pursue a riskier employment path that aligns better with your values, but may pay less.
@CycleCruza
@CycleCruza 9 ай бұрын
Exactly! You can get filthy rich by using debt, Ive seen many people do it but many people end up losing everything playing with debt. I tried that debt route and failed so I went with the tried and true debt free approach and I did way better financially and it is much less stressful. with everything paid off, if I were to lose my income I could go work at a Burger joint and still live comfortably in my nice paid off house on a low income. My total bills to live are less than $1k a month, I can live off of less than 15k a year and live a great life.

Why didn't you just save to buy a house outright? You can get amazing deals on houses for pennies on the dollar when you can pay in cash I showed a great example in this video, a nice home that was selling a cash only auction for 50k. You do't have to save hundreds of thousands to buy a starter home. There are amazing deals at cash only auctions. if you can pay on a 15 year mortgage you can pay yourself even more.

I used credit cards to make money, 5% cash back, but I never carry a balance like you, always 100% paid off every month. You are also protected by credit cars, just NEVER carry a balance which is hard for many people to do. When I was on my debt free journey I did not use a credit card for years but eventually became disciplined enough to use them again to my advantage..

Single father w/3 kids HS age. I could sell my house and be debt free and have about $125,000 remaining. What part of Ohio would you suggest, quality school is a must.

Do it! Check out here in Cleveland, you can get nice houses for cheap here. The winters have been getting more mild and the summers are amazing, it is 70's and no humidity all summer and fall. You don't need a/c here. Much cheaper living. The best schools are in the suburbs where you can still get pretty cheap houses compared to other cities in the country. People talk smack about Cleveland but is a lake town where you can buy a house for less than 150k and be within walking distance to one fo the biggest lakes in the U.S. and an amazing Metro Park system with awesome biking trails, hiking, cliffs, fishing, etc.

It is harder but can still be done. Live dirt cheap, work hard, save, invest and stay patient. It is a lifestyle not an overnight fix. There was a guy that worked as a janitor on a meager wage with a family of four that managed to save dam near a million dollars after years of thrifty living. It is great training for your kids that will teach them financial freedom and discipline that will help them in life. I wish my family had taught me when I know now. We waste so much money on crap and live well beyond our means and stay broke because of it.

Amen, but now you piss away a fortune on new bikes all the time. Get a bike you really like and keep it forever. Manufacturers keep making changes to bait the hook for people who are queer for bikes. Keep those hard-earned frog skins in your pocket and out of the pocket of the motorcycle companies!

Actually, I don't and the bikes are a tax deduction. Most of the bikes I've bought and sold and lost very little money. The only bike that I wasted money on was the WR250R. This MT-07 I have is in high demand and pretty much sell it for what I paid for it just after a year. A lot of the mods I do are sent from companies to showcase their products so it costs me nothing.
