Ha, I didn't know that map existed. The issue many have with Dallas or the whole DFW Today is that it's being taken over by people not even from Texas and breaking it up into a Whole other city, Unaffordable city. I myself grew up in EAST Dallas, which the area stretched from Deep Ellum along 75 North to 635 to 80 back down to 30 into Downtown. Along with Pleasant Grove was East Dallas. We had 5 Neighborhoods, North, South, West, EAST Dallas and Oak Cliff. Their used to be Community in the years past, families with History of all races. Today it its a Bunch of Entitled people from other States bringing their issues here, pushing out Texans. IMO, this whole real estate buy up here in Texas and across the country is some choreographed Wealth Transfer in conjunction with INFLATION.

I don't know what happens there at night time but anybody with common sense knows to watch your back at night time in any Urban environment.

I lived in Dallas for 2yrs and visited family there. Vehicles were broken into multiple times and I wasn't even in a so called bad area. I've never been a fan of Dallas. I'll choose, Austin or Houston before Dallas anyday. But I recently sold my property in Richmond TX and I live out in the country now away from all the drama

Those same areas were once white, but flipped because of white flight/desegregation…then redlining, disinvestment for generations caused those areas to decline. Anywhere minorities lived, investment dried up. Go look up the real history of Dallas and how it was controlled by non-minorities, put until the early 90s. Minorities had to sue the city for representation at City Hall when they made up more than half of the population.

I used to live in the Love Field area, it was once a beautiful thriving neighborhood now it looks like something out of the third world. I saw the signs of degradation early on and left for North Richland Hills in early 2000, never going back.

Grew up in Irving, worked at Love Field for the FAA for 16 years and had to go to some of the rough neighborhoods to maintain some of our equipment. Most notably was under the Malcomb X bridge, near Fairpark. Daytime work only, and the police wouldn't go there after dark.

A city of rootless transients.

I don't understand how an apartment can call itself a "luxury" apartment when the entire East side overlooks a 7-11 gas station and an old Costco along with trains that run on a track right next to the building. 😐 And the apartments on the West side mostly overlook the parking garage, and the railing looks like chicken wire. They even proudly advertise some of their apartments feature the original concrete ceiling... which makes them look more like a warehouse than a luxury apartment. 🙄 Ironically, this is all within walking distance of Neiman Marcus and Nordstrom which are in a different zip code.

I live in Allen, so obviously I can only speak as someone who commutes occasionally for restaurants, concerts, ball games, conventions, museums (I'm usually going to the Arts District tbh) and the State Fair. But from my own experience, I don't tend to find trouble that I'm not actively looking for. Which is recommended behavior anywhere, really. Family used to run a grocery store in Oak Cliff. It was clearly not a rich neighborhood, but I never felt unsafe. Same with my trips through Deep Ellum.

And then I went to Dallas for 1 day and this guy was saying all kinds of crazy things to me on the bus about being in the KKK. Which is crazy because I am Jewish. Living north of the city, I agree with you. I would prefer living in the city, the burbs are cool if thats your thing, but nothing beats the energy of the city. Being able to walk to a bar, local restaurant etc. Not having to drive is a plus. The only time you see ppl in the burbs is at their kids games, and you're not even getting the real version of these ppl in those settings. The city planning here sucks,. Dallas wants to be a big city but they haven't figured it out yet. Some areas are cool but not nearly enough.

Traffic has gotten really awful. Born in Dallas grew up in Oak Cliff always lived in Dallas or Irving (60years) till i made a move to Mexico a couple years ago. It didn’t work out so back to outside San Antonio edge of the hill country not sure I’ll be able to make it home. Bishop Arts/N Oak Cliff has become just like Uptown.. so claustrophobic.But density is the new normal in city planning. Problem is there not leaving enough green space in between. Build on every inch.

@ it’s true many people love uptown i could not breathe .. as well as what’s happening in BA NOC. Love night life restaurants crowds etc. it’s all up to city planners politicians and their developers.. $$&. west Dallas OC were ripe for the picking. I remember the Calatrava bridge Trinity park bruha we joked it was the 40 million dollar bridge to nowhere.. silly us it was all about buying up and developing west Dallas/NOC. .. at least the landlord financed many of those little houses in West Dallas so people could make something when the time came. ✌🏼

@LIVINGINDALLAS Should have done it long time ago. Making about the same as I live in Los Angeles (105k/yr) but all my expenses have cut in half or more.

I live just outh of Bishop Arts area. The neighbors are all good people. I will just say that at night I hear gun shots often. We aren't far from ghetto areas. But I assume they are no threat to us. Probably gang vs gang violence. I grew up in Garland and always felt safe there.

I see,your bait and switch😅😅😅I lived in Texas 22 years and Fort Worth is fabulous. I know the major cities from visiting often. Austin too crowded and expensive and I hate the hotels there. Same with Houston.

I just want out of DFW. It's expensive, horrible traffic, hot in the summer, allergies are awful. All the walkable areas are expensive.

😂 I'm a local and your analysis is not completely correct. Such as your analysis on taxes. Taxes actually decrease especially in Mesquite. Dallas hoods, such as oak cliff and south dallas have the most police, all you have to do is drive through the neighborhoods and compare how many officers you see daily and yes the hoods have the most police, complete opposite

well, having too much police is also a red light.....cause it can only be interpreted as a high crime area and at least Oak Cliff has always been a conflictive zone that is a common knowledge.

@@pepevelez4742 well, to some of us coming from the northern crime ridden rustbelt states, the cops are non existent in bad neighborhoods where we from. Now Dallas is wild, but there's so much other areas and opportunity to make enough money where you don't have to live in the crime ridden areas.

One of the greatest feelings in the world is when I am taking off from the airport at DFW after the holidays, and flying away from Dallas at hundreds of miles per hour. The sense of relief washes over me like an awesome wave. I get the exact opposite feeling when I land.

You were in high school in the 90’s youngster I graduated in 86’ I live 120 miles outside of Dallas Koon Kreek Klub. Notice the initials nice little white neighborhood south of Athens. Bush family didn’t have enough money to buy in there.

I was born, raised in Dallas Still in Dallas Beside afew names like Leaning tower Deep Ellum Park cities I never of 80% of these names. I could see why a few would name it that but that could be alot of places. But yes, South Dallas is super rough If the US is the World's center then Dallas is its Capitol I don't say that cause I'm from there but honestly because DFW is the US 4th largest metro & the best out of the 4.

Pleasant Grove, Garland and Mesquite are the safest burbs in DFW. Would not risk it elsewhere.

Every large city has issues. Don’t generalize the entire City and make impression Dallas is all bad. Just moved from Chicago, that’s what you call bad. Thanks to policies and blue voters ideas to support freebies, defunding policy and promote woke ideas.
