in Highland park, it is not about the mega mansions, although there are a lot of them in Highland park. it is just and old-money area, very rich area. In Highland park is where the billionaires live and it is just a very pricey area with older houses. Definitely the Beverly Hills Dallas.

It's the Beverly Hills of Dallas because it was designed by the same person that designed Beverly Hills (Wilbur David Cook).

The oldest outdoor shopping area in the United States is the Plaza area in Kansas City...opened 9 years before Highland Village did.

Highland Park Village is the first “self contained shopping center” in America. It surrounds a parking lot, which was innovative at the time.

Me to myself: "The red/brown brick is unique in this neighborhood. Don't paint and destroy the uniqueness of the original brick. Traditional brown brick is timeless and the style of the Tudor home looks incredible in this brick choice." Moments later realtor sees another red/brown brick home and recommends painting it. Me: Face palm.

@@Chaosfoxx The weather can change very quickly for sure, and the summers are very hot, but the winters are very mild. In February 2021 there was a once in a century type freeze in Dallas, however even that winter had been quite mild before that. If you want intense weather, go to Oklahoma which is in the heart of tornado alley. Just an hour and a half north of Dallas you'll receive tornado warnings seemingly every day. I actually received a freeze warning one day and then the next day received a tornado warning up there. Dallas has very few tornados by comparison.

@@jesses5463 so i heard from a friend from Dallas she said, one time it gotten so hot then so cold that it confused her immune system where she gotten sick one time, and it was the worst cause it was very hot that very next day

I’ve been working as an electrician in highland park and the dallas area for the past 3 years and grew very found of these homes but just in the last year alone the prices have skyrocketed. I guess the Californians can have them 😞.

It's highland park lmao it has always been for wealthy rich people. Gas prices there are always higher. Has nothing to do with California. If you cant't afford it now then you wouldn't afford it before the California's neither.

@@jjoworld no shit it’s been for the wealthy, I said they skyrocketed, not magically being 2 million dollars in a day. $980k to $1.6 million in skyrocketing in my eyes. It’s always been expensive. I never mentioned gas prices, thanks for the input I guess buts it’s common sense. I’m not saying California is at fault, the people moving from there are able to afford more here in texas (at the time this was 10 months ago fuck ward) eventually pushing prices up (over all as well) to say it has nothing to do with it is honestly ridiculous, when I was doing electrical remodels guess where the majority of people were from? Literally every mentor I’ve had this year in real estate mentions how people from California are eating up these prices. Buyer to seller ratio is like 11 to 1. I’m no longer in electrical anymore I’m in real estate because my goals haven’t changed, so you can eat my ass.

The HPISD (Highland Park Independent School District) is the reason why the Park Cities (Highland & University Park) is so pricey, not necessarily the homes. You're paying for higher property lots/prices to live within the HPISD district zone. HPISD is arguably one of the top 3 public districts in the state of TX and the best in the Metroplex (with Southlake ISD). So you basically pay for pricier homes values for sending your child to a free, public school district versus a private school, even though folks in the Park Cities do send their children to private schools. But you do save $$$ for the HPISD but you will pay for the difference w/the home values. I think Preston Hollow , which is located just on the other side north of University Park, has bigger, stately estates and nicer homes much on the scale of the estates shown in HP/UP but probably for 1/3 of the $$$. The only difference is that Preston Hollow is served by DISD (Dallas Independent School District) and so the price you would pay to send your child to private school, you wouldn't have to worry about in HPISD.

@@LIVINGINDALLAS I lived in DC & in NYC. Real-estate is interesting, there's always a story 'behind' the name of a place. There's an actual story. History plays a part in the world and places we see today. The school desegregation of Little Rock Central HS in the 1950's/60's had a profound effect on communities like Highland Park. It's swept under the rug or irrelevant to today's mindset, but that's what drove up the 'fear' in HPISD. It didn't receive it's 1st black student until the 1970's. Nevertheless, that 'threat' is what drove up the real-estate prices in the Park Cities in the '70's into the '80's which more than doubled the home/land values to protect against racial desegregation of the HPISD. That's also why the Park Cities have remained self-governed municipal neighborhoods and not annexed into Dallas city limits or DISD schools. Not that I would disagree but as I said, there's always a ugly past to beauty of the outside. People look the other way. But it's a beautiful area. You really can't tell the difference driving through that corridor, from Uptown to Preston Hollow, you think it's a dense residential neighborhood like Bluffview or Preston Hollow, but its technically 2 independent self-governing cities w/their own municipal government & school system, like most TX suburbs/communities. Nice area, I like the character of the area & homes. Reminds you of the east coast w/the trees but the lack of racial diversity is probably it's biggest drawback but also its biggest appeal to others.

Also arguably, great central location to anywhere w/DFW Metroplex. Located centrally to everything. Just have to deal with the attitude that goes along w/a old-money area. But I think with Dallas, 1). where you work will largely determine where you choose to live w/traffic and commuting and 2). the school district determines where you then live within the vicinity. That's Dallas. I think the Park Cities is 'slowwwwwwly' evolving with more minorities compared to 25 yrs ago, but it's still behind as is other areas of the Metroplex. It's the one reason why I refuse to move back. It's a metropolitan city but just the mentality, vastly different than a DC or Atlanta.

@@j.etienne9997 I didn’t grow up in the Park Cities, but you’re not lying. The lack of diversity is stark in comparison to the area that surrounds it. Dallas as a city is very diverse overall though. Let me put it like this, if you’re non-white in the Park Cities, residents know you’re not from there. Sometimes you may get the attitude that comes with that…

Hi, I'm comparing Dallas top locations such as this one, Likewood, Rawlins and alike. How is it possible such affluence and means in HP, even with their own police dept., they have not imposed the best protection and instead of an A+ just have a B on safety? BTW which would be the most affordable rentals for a studio apartment and a 2bd apartment in HP?

I believe you have to research a little deeper on what's going on versus just online ratings. University Park has been rated one of the safest cities in Texas I would just review all of the facts.

Apartments In the park cities are pricey. Most residents are probably homeowners and many rental apartments are few and gear toward younger college kids, like the wealthier students at SMU which is in the center of the park cities, off mockingbird

The town is in the heart of the city of Dallas so they are naturally going to be affected by liberal policies pushed by Dallas leaders. No amount of police can totally overcome that.

I disagree with saying Highland Park is the most influential area in Texas. Houston has the Galleria area, West University Place and The Woodlands etc.

I worked for a company that did some extensive research (a couple years ago) of affluence by zip code. Highland Park is hands down the most affluent, with the highest net worth individuals in Texas. However, Preston Hollow was a close second.
