in Cypress by Houston, I offered 340k for a 420k home and got a counter at 350k. It's a steal

This is very good timely information I live in Houston and have been looking to buy a home there for 3 months. Prices have been falling but they are still higher than I believe most people feel comfortable with. Until the market gets back to reality I don't see much change in the future. A lot of people got drunk off the market in 2021/22 and those people that sold their houses for way over asking with numerous offers hit the market at the right time. But that's not reality. Until rates get below 4.5% for most people I don't see the market getting hot again.

The increase in home prices he mentioned in dallas..home prices are still up around 43 percent in about 3 years(399/283). Still madness..we need a crash back to reality.

I am in suburb of Houston, the house on my block has been on sale for almost half a year and no one is buying. They reduced the price about 10% too.

Agreed Jason in Dallas area - reality is same as you presented. one exception - In DFW - Collin county housing market is still hot , only price correction happened 10%, Still Collins county homes selling fast - My observation

I see the same thing as you, actually it happens in Frisco only. But I am still expecting it would go back to reality one day, Frisco house won’t be an exception in Great Recession.

Great content as always Jason! Just as your stats indicate inventory continues it's gradual ascension since the holidays in our are around DFW. As the central rate stays in restrictive territory throughout the year, we'll feel compelled to watch through our fingers.

Thank you. I wonder what the median house price would be if we took the 2000 (pre-boom) price and increased the price 2-3% per year up to today's price, which is the historic increase house price under normal conditions; namely without zero rates and massive Fed printing? For example, my old house was $320k in 1988 and sold for $350k in 2000 right before the "RE Boom." So RE barely budged for 12-15 years pre-2000. $350k compounded for 22 years at 2% gives me about $534k. But now it's shown on Zillow for $1.2 million. No improvements or substantial change. In fact, it's a tad deteriorated and yet the price due to years of flooding the market with $$$ has pushed the price up.

@@JohnJohn-co9yz No, it's in north Texas of all places! In fact, all those houses in that area and even further north in Denton County have shot up alot. Literally thousands of people migrated to Texas from expensive areas like Cali and NYC and drove the prices up big time. Add that to the fed printing and inflation + zero rates, and these RE prices went crazy high.

@@carefulconsumer8682 wow! California is always some what involved in everything bad. Same with Austin so many people are moving from Cali and causing prices to rise. Lordttt they need to move from here. They bring everything bad to this great state.

@@JohnJohn-co9yz Austin got extremely crowded and crime-ridden esp downtown. I lived there for awhile but moved after 2004 when it got really bad esp East of I-35. I moved way out where there little to no air pollution, no traffic congestion and zero crime unless someone tries to steal someone else's cattle. Love it! I miss Austin the way it was pre-2000. Used to b e a great college town. No more.

Hi Jason, thank you for the upload Just a neat factoid Texas it is not required for Texas Foundation repair contractors to be licensed. Also as the market cools off I'm sure more custom built home will be in the works so it's good to be aware of Senate Bill 219 it absolved contractors of defects in plans specs in the construction and repair of property. Pretty frustrating since it may cause less mistakes to be caught before building.

Thank you Jason! Will you do an Austin overview sometime? We are actually looking to buy in the hill country west/southwest of Austin, but prices are still inflated. If a property is reasonably priced it sells quickly. It is still a tough market for us buyers here, especially if you want land. Land prices are astronomical. Will they ever come back down to reason?? Bless you!

I was going to include San Antonio from Redfin but the metrics change drastically each month. It looks like it's due to small sample sizes so it's very hard to gauge what's happening in the market there.

Dallas is steadily dropping and there is hardly any movement. Already down 15% and will continue to drop as inventory is going up very fast All of 2022 gains will be gone in another month
