New construction homes are dirt cheap to heat and cool! I would say the average bill for this home would be about $150 or so. Depends on what you mean by boonies. Thanks for watching!

Van Alstyne isn't in the boonies. And keep in mind... Anna, Celina, Melissa... Not too long ago they were "boonies", now it's a sea of roofs. The area is growing and values will go up up up as the area develops.

Nice home and great video. Per people commenting about this being in boonies, I wonder what qualifies as ‘Dallas’ still or ‘Dallas area’. This is over 1hr to get downtown with no traffic. If you work downtown and get some traffic (you will) this could be 1.5hr one way each day you go in. Is over 30min to get to Plano. Is a trade off for sure cost, Dallas city property tax, noise, etc….if you can stand the long commute to Dallas (I can’t) daily then this 100% is for you. Just be careful what the trade off is. You can never get back time. We had moved out and then had years losing 1-2hr every day some times 3hr in commute into big city….that gets old REAL fast

That’s for 4,000 sq ft on an 85’ wide lot. These homes start in the 500s. Please tell me where you can find a 4,000 new build on quarter acre lots for 400k?

Van Alstyne is no hidden gem. Its just way too far away even from North Dallas. I think builders are going to build homes on Oklahoma border and will call it North Dallas.

@@steve101s5 It’s actually not 👍 15 minutes to Mckinney, about 30 minutes to Frisco, 45 minutes to DFW airport! I live in Van Alstyne 5 minutes from this neighborhood! It’s definitely a hidden gem that is growing quickly! Thanks for sharing your opinion though.

@@johndanczak Thanks for watching! That’s about the average tax rate in Dallas Fortworth. Some are more and some are less. You can file homestead exemption and get $100,000 knocked of the assessed value on your taxes and the assessed value is usually much less than what you purchased for since we are a non disclosure state. I recently had a clients that came in 200k less than he purchased for! Where are you currently located?
