you're exactly right when I lived in south East Missouri I looked at a really nice place that had an indoor and out door swimming pool that set on 40 acres of land that was under a $100k but it had a chicken farm a mile away and that's a smell you don't won't to smell every day

Yeah. Had the 24/7 yammering, howling barking dogs who loved making noise right across the access road in proximity to my front door which could not be left open on nice, breezy days because t was annoyingly loud with it shut. It's 'better' now since the daughter moved out with her TWO hyper Australian Shepard's bored out of their minds and given nearly no attention. The yammering was non stop. Now, with only two dogs, but you can expect a yapping 6am wake up towards the back of the home (Master bedroom) when the water co-op workers arrive first thing in the morning, usually 6am 6 days a week, or even earlier earlier, including on Sunday's. if there is a maintenance call - even though these dogs know the 2-3 employees. Then there are the deliveries, the maint. guy going back and forth in his job, occasional customers, the postman, someone walking down the other side of the street, many times barking at apparently nothing. almost Tragically, I did this to myself. My Lab had pups, and the neighbor used to train animals wanted two of them. Wow! He'd be a great owner! Nope. apparently

I hide when I see my neighbor. He caught me a couple months back and sucked me into 4 hours of wasted time. He was wasted drunk at 10am. I told him I have to go, and would be back after running errands. He literally waited for me to get home.

Thanks Wayne. You're exactly right. A "cheap" price is an attention catching technique that blinds people to the location. We often say, "I got to buy it. What a deal." Few legit deals are in the real estate market. Most cheap buys are overloaded with the proverbial "small print" that involve major issues that most of us need to avoid.

Moved to Louisiana from Idaho to Get out of the real estate trap. Little did I realize, Louisiana has abandoned houses and an increased rate of poverty. There was a reason why some of the houses were cheaper. Still a great place to buy real estate nonetheless.

another bit of info especially for people looking for houses in northern states, get ya chimney inspected/ cleaned real quick if you buy a cheap home. Seen many a house here go up in flames because the chimneys were so caked in crud that they became super heated turned the house into a fireball in less than 10 mins.

Thank you for addressing cheap property. I have worked as a contractor for flipping various types of property including apartment complexes. From poor drainage to mold to paneling and drop ceilings always assume the worst and tear it out and bring it up to code. Just make sure you are selling a safe clean and compliant property and that takes cash$.

The house across the street from my house got cement poured down the drain by a drug crazed squatter. The seller agent knew but did not disclose to the buyer in an as is sale. The buyer had to have 100’ of line trenched and replaced for something like $10,000. The buyer eventually got the seller to pay.

Agents know these things usually. And if is without agency is dangerous completely haha We was about to buy an apartment in 3 floors very old building in the perfect center at my town. But the place and view from the balcony was so amazing that we couldnt ask even the questions we needed and left it to the time when we got home and to text in whatsapp to the agent later. First red flag was that 3 floor actually was not apartment,but a balcony with one huge room that is one for the both apartments! If u want to put door at your part will be so ugly,because there is no space . Second red flag. When i texted beck to the agent about the roof condition that before the deal need to be check profesionally or the current owner to replace it she said none of this is possible 😂 Third red flag-I said i wanna meet this old lady that lives on the 2 floor because we need to talk about renovation of the whole entrance ,roof money...I didnt get answer to this even 😂 Aka the owner knows she or her son that lives abroad will not give even single cent to fix anything there . And is normal,other wise everything will be not dirty and look like in 1950 . He just waits his mom to die to sell the place . And also that means some bad people will be living with us sharing same room and terrace on top of the building 😂 Ot passed 1,5 half year. And this place and few others even cheaper in same kind buildings are still for sale! Buildings are dangerous and people are abandoned them and tmany places are just for office work or yoga clubs.The reparation of the roof and all the structure of the buildings cost a lot of money and need to be dont from the government . So this buildings are traps ,perfect location for buisness,but is risky to buy. With one earthquake all building or house can collapse! The owners cant sell it for a cheap price even when the apartments are renovated ,Also from inside and outside of the building is awful and if they want chance need to renovate the front door and everything inside 😂

I check for train tracks, approach path for aircraft runway and interstates. A hill on an interstate is prime jake brake use. Never again! I also check for the taste of water, non-filtered, softened or conditioned water taste.

5:14 My first home had a bad "old people" smell. I was the only person who wanted this house😂 I got rid of the smell by: Throwing away the old ladys couches that she left behind. She passed away and her son sold me the house. Cleaning the duct work. Tossing all the old ladys things out of her pantry. She left behind sandwich bags and other kitchen items and the inside of the pantry had a strong "old lady" odor. Throwing away her bed. Opening all the windows. Putting Freshwave Odor Removing Gel and bags of activated charcoal from Amazon in every room. The smell took a few months but it went away.

So by default I am looking in the Midwest/mid-Atlantic areas, and in my price range they are all older homes (1890-1950ish). You've provided a great 'checklist' for me to use. Surprisingly my town in New Jersey is very cheap. Shocker.. im in a flood zone. Drainage and foundation is very important. My home was originally built in 1930 and pieced together. I have a 2nd roof in the attic crawl space. On one end youre going to put up with a lot more to save a $$ and get what you can afford but be aware and prepared to spend a alot more in maintenance to get it into shape for the longhaul. good luck!

Great video. Unfortunately a lot of contractors cut corners but they're not in business for long. Once you find good ones, take care of them. Investing in Real Estate is the best thing I have ever done. I recommend it to everyone I know, do whatever it takes to get yourself some rentals.

We are about to look at a house with vinyl siding and the inside has paneling that was painted white. I assume if there would be a major foundation shift, those panels would crack or bust, correct? Can anything hide behind the panels? If so, how could you detect it? I’ve dealt with cracked drywall/brick but not paneling. Thanks!

What are your thoughts on buying properties just to have utilities for your RV or cabin, I have been looking in North West Louisiana and a lot of places were affected by hurricane Ian so none of the homes were worth rebuilding.

That is not a bad idea to consider. It's similar to putting a mobile home on a piece of land, I live in texas very close to shreveport and it's not unusual to see people doing this with camper/trailers - itd be considered homesteading:)

you are right about the drains in these foreclosed homes. my parents rented a duplex unit back in the fall of 2013. the landlord bought it as a foreclosure, when we moved into that house one of the toilets would not flush. we were confused because none used that toilet at all before we moved in. we tried a plunger didn't work, tried a toilet auger didn't work ether, it was so bad that it wouldn't even flush a square of toilet paper. the landlord had to replace that toilet because we couldn't get it unclogged no mater what we did, pipe was clear because he dumped water in the pipe and it took it no problem so the toilet was the issue. put a brand new toilet in problem solved. its crazy what People do sometimes, dont know if it was concrete in the toilet or what but it wouldn't surprise me because even a toilet auger wouldn't do it it was that bad

If there is removable moldings say with screws take one out if person selling it states it was just painted. If color does not match and it shaded transition between colors, it probably was not painted in years. If there is sharp edge with raise in lever they probably painted it but didnt bother taking the molding off to do it properly. Look into all the cabinets and if there is containers, check what those say. Some shady sellers or agents just patch paint the damage or stains, then put open container of paint into cabinet to make it smell like it was just painted. Be very careful with houses that has strong odor of perfumes, since they might try hiding a smell and having air filled with that chemical is not good for you or your friends, specially if they have perfume allergies. Also it does not remove the literal what ever you are smelling going into you nose. I much rather smell shit than perfume, least the shit can be cleaned properly, while chemical spill you can really even locate is pain to clean. Also look city planning etc souces what is planned in future or has alredy planned by gears are turning slow and there is no indication in property that there is say group home for problem children being put in property next door. Sucks for the kids, but you dont want most of them being close to your property. Maybe one or two you could hire as helpers and get them on their feet again, but others might just come look around and steal shit.

Always click on the satellite view of the map... look carefully...and zoom out. I've found so many awesome/good priced and nice homes...with commercial chicken houses within 500 ft. Very poor air quality...and dangerous for your health.

I can't STAND people that plant trees right next to structures. It's not rocket science, just look up what the maximum height of the tree you're planting will be, and plant it AT LEAST that far away from anything you care about getting damaged. Also, keep in mind how people might get rid of that tree in the future. Cutting down a tree in the forest is easy, but when it's in an enclosed backyard over power lines, you're leaving a future person with a big headache.

Pick your poison. I grew up near a baby food processing facility. Never got tired of the smell of cooked food. Neighbors is an excellent point- what if you don't like them? Taking trash about the previous owner and discouraging you to not buy the property is a sign. Take Heed!

Regarding the trees, there are watering methods that can be automated that train the tree's roots to grow in particular directions, collecting rainwater and dispensing it accordingly. You can actually have the roots grow further down as opposed to further out (depth vs breadth), and you can even choose the dominant direction these roots grow toward! It's also not really expensive or difficult to maintain, and really requires most of the work be done in the early phases.
