Mortgage debt is ok because it's such an astronomical amount and its an appreciating asset . You have to be reasonable.

I agree NO DEBT is ok, the problem with purchasing a home with cash and this is a BIG problem is that the majority of people ARE taking out loans to purchase a home and what that does is drive up housing prices higher and higher so that as a renter and hopeful homeowner you’ll most likely not be able to keep pace with how much money your able to save vs the very rapid pace at which the home values grow.

So true ... I saw prices of apartment went double in only 10 years time in Sydney. There is no way people can save up that much so better to buy it sooner than later , of course sensibly

Price growth is not due to people buying with loans... it might have artificially inflated the prices at one point, but the prices don't just keep going up for the rest of time because you can get a loan for a house. The prices go up and down because of the combination of inflation and supply and demand. And it is hard to keep up with price increases because of those things.

A mortgage is a fundamentally different kind of debt than anything else. Because it has equity on day one if you put down a good percentage. Your mortgage interest rate does not jump to 29.9% if you miss a payment, and if you get a fixed rate then you are always going to pay the same amount every month. That does not make it great, it makes it the least bad kind of debt, the most manageable and predictable kind of debt. Would it be better to not have one? Yes. Would it be better to rent for 20 years so you can buy a home when you are 40 and never experience the growth in home value over those 20 years, perpetually pricing you out of the home you want? Only getting higher unpredictable rent costs?

If you pay rent on a place at all you may not be borrowing money but you’re paying somebody else is borrowed money you might as well put that towards your own borrowed of money

Home ownership has a handful of unrecoverable costs. Property taxes, maintenance/upkeep, insurance, the cost of borrowing money/the cost of giving up your cash... Depending on where you are those costs probably add up to something between 5-7%. If you can rent something satisfactory for that 5-7% it doesn't matter that you are "paying someone else's borrowed money" you are ultimately spending less, freeing up resources to invest, which is how people actually become wealthy. No one becomes wealthy by owning their primary residence. If the objective is net worth then the game is minimizing expenses and maximizing investment in high performance (read: not generally real estate) asset classes. Not wanting to pay someone else's mortgage is an emotional decision. If the objective is net worth the decisions are based on math...

I agree with BTrain. You cant necessarily say renting is good or bad. You have to figure the math. Is owning a house and paying interest on a mortgage+prop+tax and maintenance any different than paying the rent In an area over a year. Certainly cities it would be worth more to own vs others. Personally there's stress involved in owning and it might not be worth it either

Typically if you had to save the cash for a house you'd be renting forever then have enough cash to buy a shack in the ghetto. Better to save a decent down payment, by a reasonable house, and pay it off ASAP. Meantime you get to spend your life in a nice home. It's not always about the money.

Hes probably sueing him for slander. Based off of listening to Kevin, it seems like he doesn't like Dave because he actually had to pay for Dave's referrals. Does Kevin work for free? Nope didn't think so, so you shouldn't expect Dave to either. Kevin also made a video about how Dave being wrong about using a 15 year mortgage for rental properties. Obviously he doesn't even listen to Dave Ramsey videos at all because Dave would never recommend financing any rental property at all. That just proves how ignorant Kevin is about Dave. I personally believe he's just a whiny little brat trying to succeed and get views by spreading lies about Dave. And here comes the broke Dave Ramsey haters in 3....2....1

One of the few times renting makes sense is if you can do it for less than the interest component of a reasonable home mortgage. Either throw money away to a landlord or to a bank. A house has the advantage of appreciating over time and giving tax deductions.

People frequently buy way too much house. Buying a small place or house hacking is better but people just can not control their urges. I am a millionaire now, but If I were 20 I would do things different perhaps. It is funny how things in the rear view is so much clearer.

The cheapest places to rent still do not allow regular people to save money to buy a house...if they are saving, it's usually very slow. Even the cheapest places to rent (I'm talking studios!) Are over $1000 a month.

The best is - buy property and rent it out and live yourself for rent. Otherwise, you can't use depreciation and interest payments against your taxes.

I'm sorry but I can't always agree with what Dave ramses says eventhough a lot of his advice has changed my life fr the better. Where I am from you can't rent a dirt cheap place, it'd put you in a dangerous area and you might not survive. So the only option would be to rent in a decent area where even a matchbox is expensive and the rent is more than the mortgage. So I did my calculations and plan on buying a matchbox in an area that's safe as soon as I can get some money saved up. Security is a basic need and I'm willing to go into debt for that.

So let me get this straight. This caller is completely against all debt including mortgage debt, but is perfectly fine paying rent. I guess everybody looks at money in different ways, but I see rent payments included as debt payments. You have a fixed amount of money that you need to pay your landlord every year and you just pay that in 12 monthly installments so effectively your paying a debt to the landlord in installments then when the installments are done it all resets again for the next year. The only difference is your paying a person instead of a bank. I love when people say they are completely debt free, but are living in rent. Rent is debt you will NEVER pay off.

marmitecake At least he has the option to leave the rental and live in his car if he wants like I did. I had no debt at all so I was fine living in my van on less than 1/3 of the rent I was paying. Always got to have a plan.

Additionally, a mortgage is not really debt if you think about it but rather a forced savings account. You pay your mortgage down or "deposit" equity that you can later "withdrawal" if you need to. Rent is gone forever once you pay it.

C B rent goes up because of inflation and other things (repairs/renovations etc). You are not borrowing money to rent a house, you sign a contract to live in it for a specified time at a specific amount, and rent doesn’t go up within agreement only after if you agree to live there outside of the lease. A mortgage is a loan where the bank allows for conditional agreement for you to own the property with a set interest rate and time frame. Your payment on the interest can decrease when you pay more into the principal. You can’t do that with rent because it isn’t a loan and there is no interest.

Yup! Paying as cheap of a rental as I can right now to pay for a lot (not all, I’ll admit it) of my house in about 3 years. And then the plan is to pay off the conventional 30 year mortgage in 10 years.

It's acceptable because your monthly payment is an investment to own a home instead of giving it away to a landlord. A house payment is also cheaper

A good way to think is: When you are renting you are also renting the price. That means the rent will go up every year.When you are buying you are buying the price. The price will be fairly stable over long term.

I would be suing if I was sued like him. He has to defend himself while he is trying to help Americans live away from the corrupt banks. He has helped me and I say sue on, and do not get on his bad side, because he can play that game too. He has a lot of employees to pay with Obamacare, and he deserves to be rich for his family, and his hard working self. He is a very giving man. All you have to do is see how he tips at a restaurant. He is the gift that keeps on giving, even after I have listened to him for years, and have been debt free for years.

@@matthewkoch6937 I disagree. I became debt free and it was with hard work. Hard workers that work hard so their families have what they need, and maybe what they want is deserved. This comes at a sacrifice to time spent with family, but still usually find time with family. The Bible says a man that doesn't work doesn't eat. I truthfully would rather spend that money on my family. Someone who has a situation where they are unable need help, but you have more people abusing the system and others that don't deserve because they are lazy. Therefore, I tend to not give to those in legitimate need because I don't know due to beggars deception.

Can an Auto Accident Law suit affect the Mortgage Application at closing ? Very small accident but the law suit is for personal injury after 1.11 years after accident . And the Insurance coverage is just state minimum

Most folks without an inheritance or high paying job simply cannot afford to buy in cash. To save up would require you to be quite near the end of your career at which time the majority will have seen the best years of their kids have long passed by. That to me is very sad to only buy a home when you're sixty, after having rented your whole life hopping from one home to another with no stability.

C B How is a debt for a house more tangible than debt for a car? You’re buying a liability with both of them (unless you’re renting out the house or using the car for work). At least with education you’re investing in yourself

C B no. People just go to expensive private schools that are over priced. I go to a state school, I pay 8k a semester. I went to community college for the first 2 years. I’ll end up with 16k debt when I’m done, since I’ve been paying off my state school loans. I paid for community college out of pocket. You can get any type of degree you want for a decent price, you jus have to be frugal.

C B my point is that if students in high school are taught this concept, there would be less debt. Guidance counselors at my school didn’t say community college was an option, they didn’t tell me about the cost difference between public vs private university. These things need to be taught in high school.

I own a house in resort and it's a rental property I have a loan on that I'm paying off and the house is doing well. I have been thinking about building another house but would need a loan. Its in the same property for rental. Would it be wise to do this? I'm postive this house will also make more then the mortgage too. Would this be a good idea??

Goodness this comment section is a mess. Ramsey walked into a big PR mess with that one. They wont sue it would be stupid and it would open his whole operation in discovery portion of a trial.

Yeah, but some people would never ever ever ever ever have a house without mortgage and they would actually lose money if they wait. Think about it. If you are low-income and paying rent for 5 years, that can be 3-40.000$ rent in a few years. Why? Just take out a mortgage and pay the interest. Inflation will make your money under your pillow wort less anyway. And you can start living in your home. Paying rent does not always make sence.

It's not really arbitrary. Often house and apartments leave you paying about the same amount every month (sometimes, the house is cheaper per month). If you are trying to save to buy a house outright while paying a landlord every month, it can be nearly impossible to save up to buy a house outright. You might be saving for 15-30 years while living in an apartment, so there is a valid argument that you might as well start living in your own place now.
